It’s often hard to tell how an off the plan development is really going to work out.
With buyers often signing on before construction starts, there’s a lot of considerations to weigh up and consider, and more often than not, a lot of waiting time until the project is finished.
So it only makes sense the confidence and happiness a recent buyer at 32 Black Street felt when they saw construction beginning on the Brighton development, with the progress only giving her more confidence in her purchase.
“I was a bit hesitant to purchase off the plan initially. My kids were asking what if they don’t finish and asking all the questions I’m sure everybody thinks before jumping into an off the plan sale,” the buyer said.

“It’s really rare and unusual to find such a generously-sized two-bed apartment, especially with a separate laundry area and a separate study space.”
32 Black’s ideal Bayside location has been another major drawcard for buyers.
“I’ve lived in the area for some time, so location was a major consideration when buying a new apartment and it was certainly a selling point when considering 32 Black,” the recent buyer said.
“Not only am I within walking distance to the best Brighton has to offer with shops and the beach, Middle Brighton Station is also nearby, providing an easy connection to the wider Melbourne region.”
32 Black St itself is situated in one of the most desirable locations in Brighton, steps from exclusive boutiques and restaurants.
The suburb is home to a number of upscale shops and restaurants, as well as numerous parks and gardens. With Church Street almost at your door, residents are right in the thick of Brighton's vibrant dining and entertainment scene.
The Pantry, Dendy Deli, and Palace Cinemas are also just a short walk away.
The suburb is also home to a number of schools, making it perfect for families, with Brighton Primary, Brighton Grammar, and Firbank Grammar all within the locale.

“Being able to walk through the shell apartment really gave me more confidence to buy,” the recent buyer said.
“The fact I could imagine and plan out exactly how my apartment would look upon completion was a big positive.”
“I even had the chance to inspect the apartments during a massive Melbourne downpour, so to see how solid the construction was, and there were no leaks or drips anywhere was a real positive.”
Sustainability is another item high on buyers’ shopping list, with 32 Black ticking the box.

“I don’t think I’ve really seen that option anywhere in a development before, and the added ability to charge an electric car is also a plus,” the buyer said.

The two biggest drivers for buyers at 32 Black is the estimated completion date, slated to be early next year, and the striking architectural detailing of the project.
"The fact completion is potentially only six months or so away, buyers are starting to think about how they can arrange their lives and transition from their larger home into a new apartment, whether it be delayed settlement deals, or priming their home for sale in the busy spring selling season," Lamond said
