Why downsizers are favouring 32 Black Street, Brighton apartments

Downsizers have swarmed to the latest luxury apartment development in Melbourne's Bayside Brighton, 32 Black Street.

The latest buyer was a downsizer who secured a ground floor apartment, due to the near 120 sqm of living space in the two-bedroom apartment with its own north-facing courtyard, which adds a further 50 sqm to the apartment.

Exclusive selling agent David Lamond from Noorden said the buyer wanted to remain in the Brighton area, but only needed a two-bedroom apartment, while a third multi-purpose room offered the flexibility of an office space.

Lamond said ultimately 32 Black Street offers buyers the security and luxury they're seeking in an apartment, located in one of Melbourne's most sought-after postcodes.

The two biggest drivers for buyers at 32 Black is the estimated completion date, slated to be early next year, and the striking architectural detailing of the project.

"The fact completion is potentially only six months or so away, buyers are starting to think about how they can arrange their lives and transition from their larger home into a new apartment, whether it be delayed settlement deals, or priming their home for sale in the busy spring selling season," Lamond says.

"There's also the striking architectural design by Architecture Works," Lamond added.

The two-bedroom apartments with home office range from $1,895,000 for the 133 sqm apartments, and move upwards as the apartments get bigger. Still under $2 million is a 177 sqm apartment, priced at $1,995,000.

The largest apartment, spanning 207 sqm, is asking $2.3 million.
