Development Victoria is offering a range of affordable and sustainable townhouses at its officer community, Olio.

As the development arm of the Victorian Government, Development Victoria is creating an entirely new community in the heart of Melbourne’s South East Growth Corridor— a community that incorporates all the essential elements of modern living.

The developer has already completed the first stage of Olio, which includes over 90 homes and a brand-new park. The second stage, like the first, will be delivered by the reputable townhouse builder Sienna Homes and offers a range of two, three, and four-bedroom townhouses, priced from $485,000 to $642,500—much more competitively priced than new developments in neighboring areas.

These all-electric townhouses are designed with a strong emphasis on sustainability, featuring a 3kW solar PV system and double-glazed windows, ensuring a minimum 7-star NatHERS energy rating.

The double-storey designs prioritize open-plan and flexible living, with a range of floorplans available.

The community is already thriving, with a diverse mix of first home buyers, young families, and downsizers calling Olio home. 

Development Victoria also contributed to the revitalization of Gum Scrub Creek, allowing Olio residents to connect to the waterway, now bordered by public open spaces. The second stage of Olio will add around 135 more townhouses.

The strategic location of Olio, on the corner of Bridge Road and Coxon Street, places residents directly across from officer Station, offering a direct train into Melbourne in just under an hour. Olio is also within walking distance of the future officer Town Centre, which will bring more commercial and retail offerings, including a supermarket, specialty shops, and services, to the area.

officer already boasts One Centre Square, a small commercial precinct with several restaurants, a gym, a grocer, and the One Centre Square Medical Hub, all located just minutes from Olio.

Given the population growth forecast for the area, development in Officer is a priority. The population of officer, which was 14,708 at the 2021 census, is expected to more than double by 2031, reaching over 34,000 in the next six years.
