Mirvac's ninth tower, in its award-winning Yarra's Edge community in Melbourne, is hoping to be more tailored to the owner-occupier.

The ASX-listed national property developer are proposing to reconfigure the apartment layouts to drop the number of apartments. The yet-to-be-named Tower Nine is set to be the tallest apartment building in the precinct.

There will now be one extra level, taking the number of levels to 45. That has brought in an extra three bedroom apartment on that level, after the rooftop plan and equipment space was rationalised.

Mirvac has dropped the number of apartments, from 222 to 191, creating larger apartments to meet the latest Apartment Design Guidelines and market expectations.   

"We have generally increased the size of the apartments throughout the building, catering more towards larger apartments for the owner occupier market," a Mirvac spokesperson told Urban.

There will now be 50 one-beds, taking up 27 per cent of the building, and 80 two-bedroom apartments, which make up the bulk of the building of 44 per cent. Now the three-bedroom plus apartments has 29 per cent of the building.

Mirvac General Manager for Residential Victoria, Elysa Anderson, says that the tower 9 visioning and subsequent planning application follows the success of Voyager, the most recently completed apartment tower in Yarra's Edge, as well as buildings Phoenix, Folia and FORME at Apartments of Tullamore in Doncaster.

“We are seeing continued resilience in the Melbourne property market, with Voyager receiving strong demand from owner occupiers for quality apartments, supported by exceptional amenity," Anderson said.

"We plan to launch the highly anticipated tower 9 building in the second half of 2022 and expect it will continue to attract purchasers searching for luxury apartments at the premium end of the market.

“This spectacular building is planned to rise from the bank of the river creating a new legacy for Yarra’s Edge and a new icon on Melbourne’s skyline, with its enviable location at the end of the Collins Street axis.

"The building will deliver an experience that fuses the future of luxury living in harmony with lush green tranquil spaces, connecting residents with nature and promoting a sense of health and wellbeing.

"The design and luxury specification of tower 9 will transcend that of any of the award-winning towers that have come before it at Yarra’s Edge,” Anderson.

Mirvac Head of Residential, Stuart Penklis, says that tower 9 reinforces Mirvac’s confidence in the Victorian apartment market as the state looks to ease restrictions further over the coming months.

"The strength of the established housing market and the opening up of international borders will continue to drive very strong demand for well-designed and quality constructed apartments just like Voyager and tower 9,”

Mirvac's latest tower completion in Yarra's Edge is Voyager, the 130-metre, 43-level tower of 310 apartments.

Sales at Voyager increase by 20 percent in the first half of 2021 compared to the same time last year, with owner-occupiers accounting for 78 percent of purchasers over that period.

The tower features interiors and architecture by the award-winning Mirvac Design team, including a striking bronzed curved façade that reflects the changing lights of the sun as it moves on its daily journey, creating a gateway to Melbourne from the Bolte Bridge.
