Mirvac has revealed its latest prestige apartment offering, The Albertine, their next instalment of their high-end developments across Melbourne.

The 2,323 sqm site at 31 Queens Lane, located in the city-fringe St Kilda Road precinct, was acquired by Mirvac in mid-2022 with permit approval.

The $200 million project will see around 100 large-format one, two, three and four-bedroom apartments across 15 storeys. Like Mirvac's portfolio, particularly across their Sydney and Melbourne projects, there's also a high level of amenity for residents.

The sales campaign is set to launch in September.

The Albertine marks Mirvac’s third apartment launch announcement in Victoria in six months, following the successful sales launch of Trielle at Yarra’s Edge and recently announced permit approval of 699 Park Street in Brunswick, illustrating Mirvac’s continued confidence in the Victorian apartment market.

Mirvac is also preparing to launch MEKKO, its collection of highly sustainable apartments at The Fabric, its future-forward masterplanned community in Altona North.

Mirvac’s General Manager of Residential Victoria, Elysa Anderson, said The Albertine would reflect the quality of the Group’s highly successful apartment projects, The Melburnian on St Kilda Road, and The Eastbourne in East Melbourne.

“Demand for quality, well-designed and constructed apartments remains strong, underpinned by low unemployment, wage growth, the return of overseas migration and scarcity of quality product," Anderson said.

"We recognise Victoria’s historically low apartment pipeline and remain focused on accelerating our supply of apartments that are built for tomorrow.

Anderson says the launch comes at a time when they are seeing increased appetite from owner-occupiers for lifestyle-focused, well located apartments complete with high-quality amenity.

"Capturing this unmet demand is a significant opportunity for us, particularly with our strong value proposition of delivering exceptionally designed residential apartment buildings in outstanding locations.

Mirvac's award-winning design team handled the interiors, while Plus Architecture created a striking facade with sweeping curves and organic forms.

The resident facilities are split across different levels. The Circadian Club will feature an indoor pool and spa, state-of-the-art gym, yoga and pilates studio and sauna, while the Elysian Room on level 10 will be a residents exclusive dining space with sweeping views across Melbourne.

The Cumulus Residences will be located across levels 13 and 14 and have been designed to capture extensive views across the city skyline, Albert Park Lake and Port Phillip Bay through floor-to-ceiling windows.

Future-ready by design following Mirvac’s amendments to the original permit approval, The Albertine will be fully electric with an average NatHERS energy efficiency rating of 7 stars.

Additional environmentally sustainable design (ESD) features will include water-efficient fittings, fixtures and appliances; communal electric vehicle charging stations; capacity for all parking spaces to upgrade to their own electric vehicle charging point; rainwater tanks and native planting species within the curated landscapes.

“In quintessential Mirvac style, The Albertine is designed to be a future-led and quality-focused building, with careful consideration given to sustainability, in line with our commitment to making a positive environmental impact,” Anderson added.

The Albertine will join Mirvac’s $6.8 billion Victorian residential development pipeline, which includes future planned apartment projects at 699 Park Street alongside Princes Hill, The Fabric at Altona North and Trielle at Yarra’s Edge; following on from the successful completion of iconic apartments at FORME, Folia and Phoenix at Apartments of Tullamore in Doncaster; Voyager at Yarra’s Edge and The Eastbourne’s luxury residences in East Melbourne.

Early construction works are anticipated to commence in late 2023.
