The City of Moonee Valley is located next to Melbourne on its north west side and is an area Urban have had on our radar lately, specifically, Moonee Ponds. With Puckle Street as its thriving hub of retail and entertainment akin to the likes of Chapel Street or Bridge Road, and excellent education and public transport options – buyers are flocking north west and rediscovering this hidden gem of Melbourne

Close to the beautiful Maribyrnong river and gorgeous Queens Park it is 7 km north-west from Melbourne's central business district and home to such icons as The Clocktower Centre and the Moonee Valley Racecourse.

Moonee Ponds is also home to many restaurants. Notable among these are Jack's Satay Bar, Carosello, Philhellene, Darling St Espresso & Khao San Road.

The suburb's investment fundamentals are also strong with 2.3 percent price growth year on year for the past 10 years on apartment prices. Houses have seen even stronger price growth, 6.9 per cent every year for the past decade.

House and unit rent's have also seen consistent growth of 1 per cent and 2.1 per cent respectively per year since 2011

With Moonee Ponds currently experiencing a residential development outburst, Urban has highlighted some of our favourites:

Thomas St

Thomas Street is the first apartment building within the $2 billion Moonee Valley Park master-plan, currently underway by property developer Hamton and financier HostPlus.

Rising six storeys, Thomas Street was designed by the award-winning Rothelowman, who partnered with Hamton for much of the residential work across the project alongside interior design firm Mim Design and Tract Landscape Architects.

Situated in the heart of Moonee Ponds, a sought-after inner-city locale in Melbourne’s north-west, Thomas Street offers residents a choice across 69 one, two and three bedroom residences, however the one bedders are now sold out.

Located a short walk away inside the Moonee Valley Park master plan is Stonepine Square, a Mediterranean style piazza, as well as Cox Place, a dynamic village designed to fulfill convenience and lifestyle needs, from café culture to a social hot spot, business heart and wellness hub.

It is located on the same site as the aforementioned Moonee Valley Racecourse which is also undergoing some renovation and upgrades.

Two bedroom apartments start at $645,000 while three-bedders start from $1,050,000.

Rise

Comprising 297 one, two and three-bedroom residences, Caydon Property’s Rise delivers a luxury living experience with spacious floorplans, cutting-edge interiors, floor-to-ceiling windows and numerous amenities.

Rise is the final release of Caydon’s Mason Square precinct, located just 6km from the CBD and within walking distance of the bustling Puckle Street.

The 29-level Fender Katsalidis-designed development is made up of two apartment types; Residences and Skyhomes. Located on Levels two to 21, Residence apartments are a mix of one, two and three bedrooms.

On the top eight levels of Rise, Skyhomes are penthouse-style two and three-bedroom apartments with open plan living areas that open onto large balconies. Skyhomes have been designed to maximise space and the views from Melbourne’s north, as well as benefiting from exclusive facilities.

For a limited time Caydon are offering a 6 month settlement at Rise, on any 2 or 3 bedroom apartment.

Feehan Row

Feehan Row terraces, part of the $2 billion Moonee Valley Park masterplan, have been designed by Rothelowman who were inspired by the green landscapes of the local area.

The homes and terraces sit on the east side of the redevelopment next to the master plan's first release, the Thomas Street apartment building.

Feehan Row offers residents the whole green package, from parklands, bike paths, and walking trails to sporting fields, playgrounds and community spaces.

Each Rothelowman-designed home at Feehan Row has a securely gated and individual entrance, with architecture inspired by historic Victorian terraces. Landscaped frontages and fringing greenery offer both privacy and seclusion.

The townhouses and homes are divided among four designs with completion forecast for late 2022.
