Melbourne developer Beulah has received the green light for 23 eco-conscious townhomes in Brunswick, signifying the first permit of its calibre within the tightly held suburb since 2019.

The two storey development at 17-23 Hodgson Street, will be known as Brunswick Established and will sit behind the existing heritage facade onsite; seamlessly blending sustainable practices with rich heritage components to ensure the project adds to the rich cultural fabric that Brunswick is known and loved for.

Spanning a large 3,705 sqm site and designed by leaders in social and sustainable architecture Six Degrees Architects, Brunswick Established will also feature verdant common spaces inspired by traditional London Mews design, including a private laneway, landscaped courtyards and rooftop terraces.

The Phillipstown Precinct, dating back to the mid 1850’s and where Brunswick Established is located, is of regional historical significance as the oldest settled part of Brunswick, with part of the site housing one of the earliest clothing factories in Brunswick, Stephens & Co. Clothing Factory, which was operational in the 1920’s.

Sustainability is a core principle in this development, incorporating initiatives like recycling bricks, repurposing salvaged timber, and designing for waste reduction to create homes with a lighter carbon footprint. Additional features, such as solar panels, electric vehicle charging and rainwater harvesting, enhance resource conservation and overall environmental impact, offering substantial benefits to the end user.

of life, let that be downsizers or growing families who will make up the fabric of this new community.

Beulah Executive Director Adelene Teh said celebrating the diverse urban culture of Brunswick was a key element to the design brief to Six Degrees and played a key role in the permit approval process.

“We are excited about the opportunity to create something special for the suburb of Brunswick. The site is rich in heritage character, quiet in locale yet nestled near Melbourne's most eclectic and vibrant suburbs," Teh says.

“Six Degrees played a significant part in the permit process as they innately understand the local area and have proposed thoughtful design outcomes that sensitively fuse old with new. Together, with some of the most respected advisors in the heritage space, we have created a new community with durable and sustainable homes for future residents and improved the safety and quality of the area, ultimately elevating this urban pocket.

“While it took longer than anticipated to receive the permit, we are elated that our project can now press ahead and help cater to the demand for the area.

"This truly is an incredibly rare offering for a tightly held suburb such as Brunswick.”

Six Degrees Director Peter Malatt is excited to be collaborating with Beulah to transform the historic site into 23 exceptional Brunswick townhomes.

“We are an architectural practice with a strong connection with Brunswick, and a passion for its unique character and history," Malatt says.

"We appreciate its sense of community, and we love its stories. Having completed the Heller Street park and townhouses, which one of our directors lives in, as well as the Spanish Cellars apartments in adjacent streets, gives us an opportunity to leverage this local knowledge and play off the rich history of the site.

The site is positioned between Sydney Road’s famed retail precinct including Barkly Square Shopping Centre and Union Square Shopping Centre and is walking distance to some of Melbourne’s most loved parklands including Royal Park, Princes Park and the Melbourne Zoo, while being a stone’s throw from the picturesque Temple Park.
