Melbourne's Bayside has long been one of the most attractive places to live in the Victoria capital.

It gained significant attention and growth as a knock on effect in the mid to late 20th century as Melbourne expanded and urbanized. The unrepeatable coastal suburbs, a premium in Melbourne compared to other capital cities across the country, meant it had a unique selling point which would never go away.

As transport to Bayside from the city improved, the property market grew and grew. Then came further investment within the suburbs themselves. Brighton's Church Street is now one of the most popular retail strips in Melbourne, and prices surrounding the street reflect that.

Some of Melbourne's best schools are also in Bayside, such as Melbourne Grammar School and St Leonard's College, while the Victoria Golf Club, one of the oldest and most prestigious golf courses in Australia, is located in Cheltenham.

There's only nine suburbs which make up the exclusive local government area on Port Phillip Bay. It's anchored by the main suburbs of BrightonHampton and Sandringham which run along the coast to Beaumaris through Black Rock, while CheltenhamHighettHampton East and Brighton East sit one suburb from the water. 

We've looked at the top off the plan apartment for sale in Melbourne's Bayside in 2024, a mix bag which cater for a number of different demographics, not just the wealthy.

Project: Marlu

Location: 29 Service Street, Hampton VIC 3188

Developer: Thomas Constructions

One of the only new townhome developments to hit the market before 2023 conluded was, Thomas Constructions' Marlu brings just seven three-bedroom townhouses on Hampton's Service Street.

Designed by architect David Dubois, these three-level residences feature striking red brick facades with terracotta shingles, framed by deeply recessed, electro-bronze steel windows.

Each Marlu townhome offers approximately 263 sqm of living space and is accessible via a two-car garage equipped with a lift.

The open kitchen and living area on the ground floor encompasses both a lounge and dining space, extending to a private front courtyard.

Marlu includes a multipurpose basement that can be transformed into a gym, wine cellar, cinema, or lounge area.

Marlu's prime location in Hampton places residents within walking distance of the area's greatest assets—Hampton Beach and beautiful parks.

The development is also only a 10-minute walk away from the Hampton Station, offering quick and convenient access to Melbourne's CBD.

Marlu is set to be completed by early 2025.

Project: 111 Carpenter

Location: 111 Carpenter Street, Brighton VIC 3186

Developer: Sloane Property

Boutique townhouse developer Sloane has recently revealed 111 Carpenter, its price-pointed new collection of townhomes near North Brighton station.

Sloane, led by longtime developer Adam Sloane, says the project is all about the location.

"Brighton offers one of the best lifestyle offerings in Melbourne. There’s the beach, the parks, the café culture, cinemas, retail… it has it all.

"I knew 111 Carpenter was a fantastic, central site for a townhouse project based on the tree-lined streets, shops, schools and transport, which are all at your door. It is the ideal spot to base your family and explore all that Bayside has to offer."

Sloane had go-to architectural partner Chris Megowan design 111 Carpenter. 

All seven townhouses are north-facing and have either three or four bedrooms across two of three levels.

The open-plan living area opens through bi-fold doors to private landscaped gardens by John Patrick Landscape Architects

Some homes feature a master bedroom on the third level which overlooks neighbouring rooftops. Each home has a double garage.

Sloane is looking to start construction early this year, forecasting completion in mid-2025.

Project: Seymour & Blanche

Location: 87 Seymour Road, Elsternwick VIC 3185

Developer: Freeman Group

Freeman Group is bringing something new to Elsternwick, and on one of its best streets to boot. They have Seymour & Blanche, 19 three and four-bedroom townhouses at 87 Seymour Road.

Another designed by Megowan Architectural, Seymour & Blanchetures generously proportioned open floor plans and massive basements with double lock-up garages and flexible rooms. 

No other townhouse project in Elsternwick or even the surrounding suburbs gives the width and the proportions that this project does. 

Expansive floor-to-ceiling windows flood the townhouse with natural light, accentuating high ceilings and large, open kitchen, living and dining areas that flow to the oversized bedrooms. 

The massive basement connected to the upper levels through a curved staircase features a double lock-up garage and a flex room adjacent to a room-scaled garden that can be used as an al fresco dining or living setup. 

Seymour & Blanchejust three kilometres from the beach and a stone’s throw from St Kilda, Chapel Street and the Melbourne CBD.

The development is slated for completion in mid-2025.

Project: Highett Common Townhomes

Location: 37 Graham Road, Highett VIC 3190

Developer: Sunkin Property Group

With its first release flying off the shelves in their Highett Common community in Bayside Highett, late last year Sunkin Property Group released their first townhouses of the 10-hectare masterplan.

There will be only 75 two and three-level townhomes, in three and four-bedroom configurations, in the community.

Highett Common's townhomes are specially designed to meet the needs of growing families and young couples. 

Designed by ClarkeHopkinsClarke, the townhouses feature a warm, earthy palette paired with tactile textures inside and outside the homes. 

The townhomes can be accessed via an independent street entry to an internal lockable private garage.

Inside, each residence is thoughtfully planned to accommodate entertaining and busy family life, with multi-use spaces extending to equally spacious outdoor areas. 

The lower level houses living areas, while the upper level offers expansive multi-purpose space adaptable for an additional living zone, home office, or hobby and media room.

The family-friendly design of the townhomes extends to new outdoor spaces, with parks, playgrounds, and landscaped outdoor areas.

Other amenities in the master plan include a gymnasium, a residents' swimming pool, and a library.

With construction in progress, residents can anticipate moving into their new Highett residence by mid-2025. 

Project: Early

Location: 3-11 George Street, Sandringham VIC 3191

Developer: DM Property

The most advanced townhouse development in Bayside is DM Property's exclusive Sandringham townhouse development, Early.

They're targeting a spring 2024 completion date for the 35 three and four-bedroom, Rothelowman-designed townhouses.

Rothelowman Principal Stuart Marsland said the brief Rothelowman were given for Early was to create a series of townhomes that would elevate the standard of suburban living in Sandringham.

The townhouses have been designed to make the most of natural light, with large windows and open living spaces that invite the outside in, with warm timber inviting the outside in. 

The kitchens are fitted with CDK Marble benchtops, as well as SMEG and Fisher & Paykel appliances and an island, with the space flowing into the living and dining areas and to the generously sized terraces.

A shared mews runs through the entirety of Early, creating a welcoming and open passage for residents to bask in, while also providing a peaceful sanctuary to relax and unwind in.
