South Yarra's latest a 28 level residential tower
The latest tower loaded into South Yarra's Forrest Hill precinct renewal area at a substantial 28 levels stands to become one of the area's tallest.
Wando Development Pty Ltd is seeking to realise a permit for the slim site at 17 Yarra Street with a predominantly residential tower. Sitting flush against the Bird de la Coeur Architects-designed Yarra House apartment tower to the north, 17 Yarra Street would replace a two level brick office building.
Whilst the developer is a new entrant into the Urban.com.au Project Database, so too is Designorama which has handled design duties for the application.
Carrying a construction value of $15 million, the site maintains a 15.24 metre frontage to Yarra Street.

Designorama is pleased to be involved in the design of a new apartment building in the Melbourne suburb of South Yarra. The project comprises 97 apartments, ranging from one bedroom, one bedroom plus study, two bedroom, two bedroom plus study and three bedroom apartments.
Apartments are designed in line with the new residential housing standards for Victoria to provide greater livability than that afforded to apartments previously. Apartments incorporate high ceilings, wide corridors and circulation areas, good daylight amenity and large floor plans.
Apartments are located in a glass tower starting at level 6 above the podium level. The podium levels of the building will accommodate car parking, motor scooter parking, bicycle parking and storage areas for residents. The ground floor level of the building incorporates a communal lounge, an entry foyer for the residential areas and an entry foyer for the office area.
The application is still in the process of being refined, based upon feedback provided by Stonnington City Council during March. Council made note of the tower's height which is 83.7 metres, although the development team contend the variance in height between what is and the preferred 76 metre maximum is negligible.
17 Yarra Street sits alongside one of Forrest Hill precinct's largest undeveloped sites immediately south at 14-16 Yarra Street. It represents a substantial opportunity and is one of the diminishing number of developable sites left in the precinct.
Designorama have added a setback to their tower's southern boundary, albeit a slight one, in order to accommodate for the future development of the neighbouring southern site.
In a broader context, 17 Yarra Street becomes the tenth active development within Forrest Hill precinct. Capitol Grand which is at construction is comfortably the precinct's tallest building, with Esque the other project at construction.
Salcon Berhad's 27 level Yarra One is approaching a construction start, with a host of other projects in waiting, including 4248, 55 Claremont Street and 671 Chapel Street waiting in the wings.
