<a href="https://www.urban.com.au/developers/coff-property-group">Coff Property Group</a> has secured approval for its $46 million townhouse project in Prahran.&nbsp;

The development is a partnership between Coff PropertyGroup and Monark Property Partners, a non-bank lender with over $1 billion in funds under management.&nbsp;

The Stonnington Council’s approval process has been remarkably swift, an impressive turnaround for a project of this scale on a small side street.

There will be 17 townhouses on a 2,200 sqm site at 113–115 Chomley Street - a rare addition to <a href="https://www.urban.com.au/developments/prahran-vic-3181">Prahran</a>'s apartment-dominated market.

“Prahran is a place that is dear to our team, and we’re committed to ensuring what we do with this site will contribute positively to this cherished neighbourhood,” Adam Coff said.

Each townhouse is limited to two or three levels, with a single-level basement providing two parking spaces per residence to reduce street congestion.&nbsp;

The ground floor features an open living, dining and kitchen area that extends to a private terrace.

Designed in collaboration with <a href="https://www.urban.com.au/architects/cera-stribley-architects">Cera Stribley Architects</a> and Andrew Panton Design, the project takes inspiration from Prahran’s urban and eclectic character while incorporating modernist design elements and prioritising green spaces and community integration.&nbsp;

Materials such as bricks and metal detailing have been selected to create a contemporary yet understated aesthetic.&nbsp;

The development is divided into three clusters, allowing for landscaped spaces that maintain the residential scale of Chomley Street and soften the visual impact of the buildings.

Landscaping includes private gardens, deep soil planting, and a shared green pathway designed to enhance the streetscape and provide a more open feel compared to the existing structures on the site.

Located near High Street, the site offers excellent connectivity to local amenities. Residents will be within walking distance of some of Melbourne’s best parks, cafés, and restaurants, with Toorak Park and Victoria Gardens nearby.&nbsp;

The site is also a short drive from St Kilda Beach and approximately 30 minutes from the CBD.

The development will join other notable projects in the area, including <a href="https://www.urban.com.au/developers/kincrest">Kincrest</a>'s parkside development The Osment, which is set to launch next year.

Coff Property secure permit for luxury Prahran townhouses

National property developer&nbsp;<a href="https://www.urban.com.au/developers/stockland">Stockland</a> is back in the new apartment market.

The development, who has focused predominantly on house and land and masterplanned communities in recent years, has announced a return to the high-density, apartment and mixed-use market.

It will soon launch Stanton Place in <a href="https://www.urban.com.au/developments/rosebery-nsw-2018">Rosebery</a>, 144 one, two and three-bedroom apartments, terraces and skyhomes across three buildings on Dunning Avenue. It will have&nbsp;a central landscaped courtyard with BBQ facilities, as well as multi-purpose facilities for residents, a café space and public art installation along a curated laneway experience.

Christie says their&nbsp;apartment-led, mixed-use projects will provide large-scale quality housing in preferred locations, accessible to jobs, transport, education, amenities and services, giving individuals and families the opportunity to thrive.

Stockland gets back into the new apartment market

First home buyers in Victoria and Queensland are increasingly willing to stretch their budgets, surpassing spending trends seen in New South Wales.

While affordability remains a key consideration, data from November and December reveals a growing willingness among first-time buyers in these states to invest more in their first property.

Looking to take advantage of the recent stamp duty abolition, which means buyers don't have to pay any stamp duty until October 2025, developers have been fast-tracking plans to meet growing demand in the off the plan apartment market.

Many are also focusing on adding value through innovative designs and sustainability features to attract buyers seeking long-term investment potential.

There is a diverse range of developments on the horizon, from small, boutique apartments aimed at the affluent downsizer, to sustainable developments with eco-friendly designs and energy-efficient technologies, and large-scale neighbourhood precincts that will address Melbourne’s ongoing housing shortage by delivering much-needed supply to the new property market.

<h2>Abadeen</h2>

<a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a> has rapidly emerged as a developer to watc in Melbourne, despite only entering the local market in 2024.

Abadeen has built a strong presence in Sydney's luxury market since its founding in 1999 by industry veteran Justin Brown. Developer <a href="https://www.urban.com.au/developers/hamton">Hamton</a>&nbsp;is gearing up for a big 2025, launching its newest neighbourhood-style project and the next stage of its $2 billion Moonee Valley Park redevelopment.

Early next year Hamton will take to market Scotch Hill Gardens in <a href="https://www.urban.com.au/developments/hawthorn-vic-3122">Hawthorn</a>, six low-rise buildings with 365 residences&nbsp;on the former home of the University of Melbourne.

The project’s unique design features 5,500 sqm of publicly accessible green space and a new retail precinct.

Hamton is also advancing Moonee Valley Park, their $2 billion redevelopment of the Moonee Valley Racing Club.&nbsp;

At some point in 2025 they will launch the next two stages that will bring around 440 more apartments to the growing community. There will be over 2,000 dwellings in the masterplan when it's completed.

<h2>Milieu</h2>

Design-driven developer <a href="https://www.urban.com.au/developers/milieu-property">Milieu</a> is another big-name developer who will have a busy 2025.

They will complete <a href="https://www.urban.com.au/new-apartments/plant-street-by-milieu-malvern-1-plant-street-malvern">Plant Street by Milieu</a>, its first development in Melbourne's inner-south east after a string of successful projects in inner-north, while continuing to release apartments at its recently launched <a href="https://www.urban.com.au/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick">Elsternwick Gardens</a> project.

The brief for Studio Bright was to create a building to echo the site's once-industrial surroundings, so extensive brick and tile detailing was used in the design to integrate it with the street.

<h2>Beulah</h2>

<a href="https://www.urban.com.au/developers/beulah">Beulah</a> will be looking to push on with its significant pipeline it's built up recently.

As well as looking to start construction on its Southbank megatower&nbsp;<a href="https://www.urban.com.au/new-apartments/sth-bnk-by-beulah-southbank-60-southbank-boulevard-southbank">STH BNK by Beulah</a>, the developer also has two other inner-city projects they'll be looking to take to market.

In&nbsp;<a href="https://www.urban.com.au/developments/fitzroy-vic-3065">Fitzroy</a>&nbsp;Beulah has proposed a sustainabile development with 44 residences above two ground-floor retail spaces designed to integrate with the local Fitzroy character.

Beulah also has a new project in&nbsp;<a href="https://www.urban.com.au/developments/prahran-vic-3181">Prahran</a>, near the famous Prahran Market.

Designed by Cera Stribley, the new development at&nbsp;182-194 Commercial Road will have 39 one, two and three-bedroom apartments across an eight-level building, also above retail, hospitality venues, and offices.

While also building <a href="https://www.urban.com.au/new-apartments/trielle-at-yarras-edge-docklands-16-point-park-crescent-docklands">Trielle</a> at <a href="https://www.urban.com.au/developments/docklands-vic-3008">Docklands</a>, The Albertine just off St Kilda Road, and Prince &amp; Parade in Brunswick, Mirvac will want to launch <a href="https://www.urban.com.au/new-apartments/mekko-apartments-altona-north-198b-blackshaws-road-altona-north">MEKKO Apartments</a>, the latest stage in Mirvac's award-winning <a href="https://www.urban.com.au/developments/altona-north-vic-3025">Altona North</a> masterplan, The Fabric.

Locally, the developer recently secured approval for its joint venture project in <a href="https://www.urban.com.au/developments/glen-iris-vic-3146">Glen Iris</a>&nbsp;with Woolworths, 60 apartments above a full-line Woolworths on Burke Road.

The apartments are targeted at downsizers and multi-generational families.

<h2>Piccolo</h2>

Boutique developer <a href="https://www.urban.com.au/developers/piccolo">Piccolo</a> will complete its Fitzroy apartment development,&nbsp;<a href="https://www.urban.com.au/new-apartments/a-piccolo-house-gore-st-fitzroy-385-gore-street-fitzroy">A Piccolo House Gore Street</a>, in June next year, and will launch the next installment of its Piccolo House brand in 2025.

Most of the new apartment developments that have come to the market in 2024 have been large apartments that suit the size and budgets of a downsizer.

Many downsizers have built significant equity in their family homes over the years and are now looking to move into more manageable living spaces, while also securing funds for retirement.

But where are downsizers and rightsizers looking to buy?&nbsp;

In this article, we've looked at the most popular suburbs in Sydney for both buyer demographics, highlighting some of the most popular developments in those areas.

<h2>Crows Nest</h2>

<a href="https://www.urban.com.au/developments/crows-nest-nsw-2065">Crows Nest</a> has attracted a wide range of apartment buyers over the past three months, especially following the launch of two of Sydney's most in-demand developments near, and above, the newly opened Metro station.

Apartments in <a href="https://www.urban.com.au/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Elevate Hume Place</a>, the apartment development by&nbsp;<a href="https://www.urban.com.au/developers/thirdi-group">Third.i</a>&nbsp;and joint venture partner Phoenix Property Investors above the Crows Nest Metro Station, have been snapped up since they hit the market.

Designed by <a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a>, Elevate will comprise 130 one, two and three and four-bedroom apartments, the larger apartments proving popular with the next home buyer demographic given the connectivity to the city and the growing lifestyle on offer locally.

<a href="https://www.urban.com.au/developers/twt-property-group">TWT Property Group</a>&nbsp;also has recently revealed&nbsp;<a href="https://www.urban.com.au/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>&nbsp;nearby, on the fringe of Crows Nest village and a short walk from the metro.

Locals have driven the sales in the first building of what will be a multi-stage precinct with extensive retail and hospitality spaces.

<h2>Newcastle West</h2>

<a href="https://www.urban.com.au/developments/newcastle-west-nsw-2302">Newcastle West</a> has grown in stature over the last few years, particularly with those who live in the wider Newcastle region who want to downsize to a brand new apartment closer to the city.

The most recent demand from downsizers and rightsizers has been toward the recently launched&nbsp;<a href="https://www.urban.com.au/new-apartments/era-newcastle-124-126-bull-street-newcastle-west-nsw-2302">ERA by GWH</a>, designed by FK Australia for the owner-occupier.

The apartments, wrapped in glass to bring in as much natural light as possible, include premium fixtures and finishes, kitchen islands to offer another entertaining option in the kitchen, and large balconies.

There will be over 2,000 sqm of communal space across the two buildings, connected by a&nbsp;podium will feature a large outdoor pool, gym, fitness studio, and sauna, as well as several barbecue and dining areas.

Each building will have a rooftop garden with panoramic views.

<h2>Castle Hill</h2>

After decades of limited supply for downsizers apartment from smaller family homes, Castle Hill is starting to see a new tranche of apartments that are being snapped up by downsizers.

&nbsp;

Developer <a href="https://www.urban.com.au/developers/cpdm">CPDM</a>&nbsp;has targeted the rightsizer, downsizer demographic at <a href="https://www.urban.com.au/new-townhouses/larool-crescent-castle-hill-2-22-larool-crescent-castle-hill-nsw-2154">Larool Crescent</a>, one of the only new developments to launch in Castle Hill in 2024.

They have large apartments, skyhomes with rooftop terraces, and low-maintenace townhouses with internal lifts, that cater for the two buyer types.

The five low-rise buildings, a rarity in Castle Hill, have been designed around a central courtyard, bringing nature through landscaping into the apartments.

Larool Crescent is also the only off the plan apartment development to have Latent Defects Insurance, the sought-after insurance policy that protects buyers against any structural defects for 10 years post completion of the building.

<h2>Norwest</h2>

<a href="https://www.urban.com.au/developments/norwest-nsw-2153">Norwest</a> was only established as a suburb in 2018 of the Hills District. It's another that's been popular with those who have lived in the Hills and don't want to leave the region to downsize.

<a href="https://www.urban.com.au/developers/sekisui-house-australia">Sekisui House&nbsp;Australia</a>&nbsp;have been one of the most prominent developers in Norwest since securing an 8.1-hectare site back in 2016 when the land was classed as being in Baulkham Hills.

Since then they've been developing their large masterplan, The Orchards, near Norwest Metro Station.

Downsizers have been the most prominent buyer type at the latest stages, Veue.

Veue, the fourth stage of The Orchards, offers 577 apartments,&nbsp;nearly half of the total apartments that will make up the masterplan.

<a href="https://www.urban.com.au/new-apartments/the-orchards-veue-parkside-norwest-15-19-spurway-drive-norwest-nsw-2153">Veue Parkside</a>, the most recent release, will comprise 156 apartments across two buildings.

Sekisui will be continuing to cater for downsizers in its penultimate stage, 209 apartments across two 12 and nine-level buildings designed by Rothelowman. A third building will home communal amenity.

<h2>Box Hill</h2>

Box Hill is another suburb which in recent years hasn't really had enough options for downsizers.

That's why local developer&nbsp;Kellarney Developments focused its new apartment development,&nbsp;<a href="https://www.urban.com.au/new-apartments/killarney-ponds-box-hill-4-alan-street-box-hill">Killarney Ponds</a>, around the rightsizer and downsizer.

Located just outside the emerging Box Hill Town Centre, Killarney Ponds will have 93 two and three-bedroom apartments that will complete in early 2025.

The three-bedroom apartments offer 115 sqm of internal living space and a priced under $1 million.

Comparable Box Hill apartment developments also don't offer the same level of amenity as Killarney Ponds, which will offer a multi-purpose room, a fully-equipped gym, a&nbsp;work-from-home centre with integrated desks and meeting rooms, as well as several outdoor spaces with alfresco and picnic areas.
