Located on the shores of Victoria’s Gippsland Lakes, Bay House at Metung has sold for a record $2.8 million.

The charming three bedroom residence is on a 1888 sqm block on Bancroft Bay, at the upper end of the town's market.

It had been traded at $2.55 million in 2007, setting a record which was only bettered last year when another house on what's known as Shaving Point sold for $2.62 million.

The picturesque township, four hours east of Melbourne, comes with a $415,000 the median house price.

Bay House offered a state of the art kitchen, open-plan living area, fireplace, timber floors, and a fully fitted self-contained studio.

With all bedrooms complete with ensuites and water views, the Metung Road retreat sold through Castran Real Estate agent, John Castran, in conjunction with King & Heath First National.

It came with landscaped gardens and lawn with 26 metres of bay frontage.

The property included a jetty and a private floating marina with deep water berthing for two boats up to 17m, plus additional berthing for smaller vessels.
