No other property on the market compares to 22-24 Wagawn Sreet, Tugun, according to Ray White Mermaid Beach sales agent Troy Dowker who holds the listing.
The 1950s beach house on an 810 sqm double block was purchased by Gerrit van Dijk and his wife Fiona Landreth in 2014.
With plans to transform the property into a comfortable family home, the couple replaced the kitchen, polished the floorboards, redid the ceiling, updated the bathroom, replaced old water pipes and electric wiring, and closed in the storage cavity under the house.
Wagawn Street is widely regarded as the premier beachside address in Tugun, just metres from the ocean, beachfront parkland, Tugun Village, Currumbin Wildlife Sanctuary and the weekly Village Markets.
Mr Dowker said the large block offered scope to capitalise with an array of redevelopment options to explore, subject to council approval.
“Beachside Tugun is tightly held and has had little sales activity in the second quarter and first two months of the third quarter,” Mr Dowker said.
The 810 sqm double block property has potential to subdivide or reconfigure plus a 15m height limit.
The home is just 5 mins from the Gold Coast Airport and 45 minutes from Byron Bay.
The GCCC rates for the property are roughly $2,467.04 for a six month period.
The auction takes place on the 27th of October.
Comparable sales include the transaction of the neighbouring house 26 Wagawn Street, Tugun (pictured below) which sold in February of this year for $2.055 million.
