Spinal Life Australia is jumping on the apartment development boom in Woolloongabba ahead of the 2023 Summer Olympics.

They're seeking to turn the prime 3,297 sqm site at 109 Logan Road, which is currently home to the Spinal Life Healthy Living Centre, into a 20-level tower with 203 apartments.

The building, designed by BSPN Architecture, will be dominated by two-bedroom apartments (108). There will be just 23 one-bedroom apartments, 71 three-bedroom apartments, and a single four-bedroom apartment on level 20.

The rooftop will feature a recessed wet edge pool, outdoor kitchen, and sunken lounge.

There will also be a number of retail tenancies on the Logan Road frontage.

"The prominent location of the site, situated within 600m walking distance to Cross River Rail, provides a great opportunity to progress the key gateway to the Brisbane Olympic Precinct in Woolloongabba whilst supporting the Logan Road Dining Precinct," Place Design Group noted in their Town Planning Report.

BSPN said in their Urban Content Report that the wider urban context of Woolloongabba presents three contrasting residential building typologies that have a greater contextual influence on the project site.

"These typologies include multi-storey residential developments at 10-15 and 20 storey applications as well as the traditional low density residential housing setting.

"As a reflection of these contrasting typologies and their individual strengths and characteristics, the building response aims to embody and reflect these key characteristics through the exploration of the concept of Congruent Conjunction.

"The design concept of Congruent Conjunction represents the meeting and cross over of these individual elements that intertwine to create a shelter that contributes to developing and strengthening the wider context of South Brisbane.

"Through the use of the concept of Congruent Conjunction, the design response aims to incorporate the key elements of each typology in way that in sympathetic to the urban context."

BSPN said there was an opportunity to embrace, and further enhance, contemporary connection to yards.

"These typologies have traditional connections to green spaces as front and back yards, where its differences mainly lie within its delineation of public accessibility. This is such where front yards are shared with/contributed to the public and the back yard is privately accessible by the dwellers."

The contemporary front yard typology will comprise front yard spaces that are semi-public, contributing to a greener public streetscape, as well as providing spaces and opportunities for community engagement, while the contemporary back yards will be spaces are semi-private backyard spaces focused on the residents. These include the back yard lawn, work from home rooms, the barbecue pavilion, playspace, and wellness lawn.
