The top four apartment developments set to launch on the Sunshine Coast in 2025
The Sunshine Coast off the plan apartment market is looking prime for a big 2025, with several developments from some of the regions biggest developers to launch next year.
Still a relatively untapped market as far as new apartments goes, a handful of developers have been creating places to live up and down the Sunshine Coast for years, while some are being attracted to the new CBD which is forming in Maroochydore, Australia's largest greenfield CBD project.
The new Maroochydore City Centre is being developed on the former 53-hectare Horton Park Golf Club. Around 10,000 residents will eventually call Maroochydore City Centre home with 25,000 workers commuting to the CBD daily.
Sunshine Coast Mayor Rosanna Natoli said it would be great to see more apartments in the city centre, bringing even greater vibrancy and excitement to the growing heart of Maroochydore.
“Decades of planning have positioned the Maroochydore City Centre as one of the best locations for housing and high-quality inner-city apartment living," Natoli said.
SunCentral CEO Amanda Yeates said the new city centre is becoming a popular location for apartment living, with more families choosing to call Maroochydore City Centre home.
“This is an exciting time for the Sunshine Coast as its new city centre rapidly grows, with thousands of people set to make the move to the city centre in the years to come.”

What: The Millwell
Where: Maroochydore
Who: Habitat Development Group
Habitat Development Group, one of the leading developers in Maroochydore over the past two decades, is now focusing on another CBD development as the city continues to grow into one of the most economically thriving in the country.
Recently completing The Corso, one of only a handful of residential developments completed in the Maroochydore CBD, Habitat will launch The Millwell, a similar two-bulding development, early next year.
The Millwell will comprise 205 two, three and four-bedroom apartments across two eight-level towers at 2 Millwell Road East, right next to the Sunshine Plaza Shopping Centre.
At the time of the development application submission in 2022, Habitat Development Group Managing Director Cleighton Clark said the Millwell is in a terrific location.
"It’s nestled directly adjacent to the Sunshine Plaza, with 200m frontage to Cornmeal Creek and walking distance to the rapidly expanding Maroochydore CBD," Clark said, adding that the city has evolved dramatically since Habitat first started building in the coastal area.
“We’ve been building on the Sunshine Coast for the past 19 years and have witnessed property in the region go from strength to strength, particularly the last four years.
"The Millwell provides us another opportunity to meet the demands of the growing region."

Who: Walker Corporation
National developer Walker Corp is one of the joint venture partners delivering the new Maroochdore City Centre alongside the Sunshine Coast Council and SunCentral Maroochydore.
Walker Corp recently revealed a $220 million mixed-use project, Sol by Walker, in the heart of CBD.
Designed by Plus Architecture, Sol by Walker will feature two 19-level towers with 251 apartments; 55 one-bedrooms, 111 two-bedrooms, 80 three-bedrooms, including 11 townhouses, and five four-bedroom apartments.
They will sit above a three-level commercial and retail podium.
What: Sunset, Caloundra
Where: 5-7 Bombala Terrace, Caloundra
Who: Dusk Group
Brisbane developer Dusk Group identified beachside Caloundra for their next development.
Currently constructing Aurora on Depper in Brisbane's St Lucia, Dusk is planning Sunset, a seven-level building with 36 apartments minutes from Kings Beach and Bulcock Beach.
Designed by MAS Architecture Studio, Sunset will offer a "coastal aesthetic with earthy tones and curved balconies."
Amenities include a ground-floor pool, BBQ area, and resident lounge.
Dusk is catering for a wide range of buyers, with prices starting from $700,000. Construction is set to begin in Q2 2025.
What: Lago Birtinya
Where: 2 Prosperity Drive, Birtinya QLD 4575
Who: Cube Developments
Sunshine Coast developer Cube is preparing to launch Lago, which will continue the local developers commitment to delivering residential projects in premium coastal locations up and down the Sunshine Coast.
The Birtinya apartment development at 2 Prosperity Drive will comprise just 47 high-end apartments.
With luxury apartments riding a wave of popularity on the Sunshine Coast, Cube Senior Development Manager Daniel Ryan said he expected a very strong response to the new project.
“With premium amenity and accessibility in a growing location, we anticipate a very strong response when Lago is released to market towards the end of this year,’’ Ryan said.
