The long sought-after Queensland stretch hasn’t slowed down despite the rising construction costs and volatile building sector.

Colliers recently reported that strong population growth, a fast-growing economy and more than $20 billion in infrastructure and investment ahead of the 2032 Olympic Games are just some of the things that will continue to drive the Gold Coast property market over the next decade.

While a string of luxe projects have cropped up around the region, many have a number of options for those looking to get their start in the property market.

We’ve taken a look at some of the best Gold Coast apartments currently on the market under $700,000.

Seaclusion, Palm Beach

Price: From $695,000

Rarely is there an opportunity to secure a brand new apartment in Palm Beach for under $700,000. Enter Seaclusion.

The newly launched project at 4 Twenty First Avenue has a handful of one-bedroom apartments under $700,000 in the block of 40.

It's being developed by the local Dorr family, who have lived at the prime dress circle spot for over seven decades. The Dorr family actually built the home just 40 metres from the beach, which is soon to be demolished to make way for the nine-level development.

The amenity is located on the roof, where there's a north-facing pool with both ocean and hinterland views, as well as a barbecue area.

Pezet Matheson Director Todd Matheson says Seaclusion is a rare offering for Palm Beach.

"Nobody builds one and two-bedroom apartments at this price point on the beach side of the highway," Matheson says.

"Most apartment developments on the beach side are half or full floors, and can start anywhere from $2.5 million to $4 million."

Tapestry, Chevron Island

Price: From $725,000

The Brisbane-based boutique developer, Siera Group, fronted by Founder and Managing Director Brent Thompson, made the trip down to the Gold Coast for their inaugural apartment project.

The Chevron Island, Tapestry, is a 22-level, arts-inspired apartment tower, designed to be in keeping with Chevron Island’s growing standing at the cultural arts hub of the Gold Coast.

Due to high demand in the early stages of marketing, Siera recently received approval for the addition of another five levels to the tower, with the extra apartments to fill the demand in the area.

Locals, BDA were tasked with handling the architecture for Tapestry, with Siera also engaging local artist, Tania Blanchard, to create an artwork which will hang in the lobby of the 113-apartment tower when completed.

The two-bedroom apartments come in at $699,000, sharing the space with two-bathrooms, across 100 sqm, along with one car space.

The rooftop amenity at Tapestry is set to rival the best on the Gold Coast, featuring a private dining space, which can be closed off to the rest of the rooftop, an infinity pool with views across Surfers Paradise, a gym, and outdoor lounge areas.

Marine Quarter | Scenic Tower

Priced from: $695,000

As the only approved residential development on the Broadwater Parklands, Marine Quarter is positioned on the waterfront side of Marine Parade.

Melburnians, BuildCap made the trip to the Gold Coast region of Southport, constructing two soaring towers; the sold out Oceanic Tower and the Scenic Tower.

Following the success of the Oceanic Tower, BuildCap launched apartments in the second tower back in March, with both towers designed by WallaceBrice Architecture.

Marine Quarter comprises a collection of two and three-bedroom apartments, as well as skyhomes, with the two-bedders starting from $575,000.

Covering 89 sqm, the residences feature two-bathrooms along with one car space, with floor-to-ceiling glass maximising views throughout.

Complementing the popular Oceanic Tower, Tower Two is curated in a timeless, natural palette, with modern open-plan layouts encouraging interaction, while versatile multi-functional spaces adapt to everyday life.

The 31-level Scenic Tower is home to both north and east-facing apartments, with the tower also featuring an exclusive rooftop lounge area and pool.

Nina, Chevron Island

Price: From $725,000

The contemporary Chevron Island apartment development, Nina, by Macquarie York, has two-bedroom apartments priced from $725,000.

The $90 million development will soon rise at 8-10 Parneno Street, just around the corner form the under-construction Allure, another one of Macquarie York's projects.

Nina will have 78 apartments over 23 storeys, including a selection of six premium skyhomes and two multi-level penthouses that offer views east to the Pacific Ocean and west to the Gold Coast Hinterland.

On the ground floor residents will have access to a secure bike storage area at the building’s entry, while a mezzanine level above the ground floor will host a wellness centre to include a yoga deck, a large gym, sauna and shower facilities, all set in lush landscaping.

Rivea, Surfers Paradise

Priced from: $645,000

On the banks of the Nerang River, Rivea stands poised at a unique juncture between the beach, the city of Surfers Paradise, and the Gold Coast Hinterland.

Rothelowman are behind the design of the Auriton Group Development, with the 102-apartment tower home to a mix of two and three-bedroom apartments.

Starting from $645,000, the two-bedders span 95 sqm, with two-bathrooms as well as an additional study space.

From the front entrance of Rivea, it’s a straight line down Frederick Street to the beach just a few hundred metres away.

Not far to the south, residents will find a fishing spot at Neddy Harper Park, the lushly forested Cascade Gardens, and a long strip of surf clubs, parks, and playgrounds running down the foreshore from Broadbeach Park.
