A new residential development is in the works for Brisbane's Chermside.

A private Sydney developer has lodged plans for a new 12-level apartment building at 8-12 Playfield Street, a 1890 sqm site on the fringe of Westfield Chermside.

There a currently a handful of houses on the four-site amalgamation that will make way for the new project.

The development plan includes 62 apartments designed squarely for the owner-occupier. There will be 40 three-bedroom apartments, 20 four-bedrooms, and two five-bedroom penthouses.

The larger apartments have been incorporated to provide an alternative to families and professionals looking for detached or semi-detached housing, the planning documents note.

The project includes parking for 151 vehicles spread across three basement levels, 135 spaces allocated for residents and 16 for visitors.

Designed by Angelo Nicolosi & Associates Architects, the proposed apartment building includes an attractive pedestrian access point connecting directly to the proposed footpath on Playfield Street.

The entryway is designed to be clear, defined, easily accessible, and complemented by generous landscaping, leading to the lobby, lifts, and the ground floor private wellness centre gym. 

All apartments are designed for low-maintenance living, offering high-quality, house-sized units with ample private open spaces directly accessible from primary living areas—following the principles of subtropical design. This design approach aims to optimise natural elements such as sunlight, ventilation and breezes for future occupants. 

Situated in Chermside's heart, the development offers proximity to key amenities such as the Prince Charles Hospital, Chermside Shopping Centre, recreational spaces, and public transport infrastructure.
