St Lucia is set for a luxe new riverside development with plans submitted for River Edge, a striking bureau^proberts-designed collection of apartments.

There will be just eight three-bedroom apartments and two four-bedroom penthouses in the four-level building at 7 Ryans Road, just a few hundred metres down the river from Guyatt Park and its ferry wharf.

bureau^proberts said in their Design Report submitted to the Brisbane City Council that the building's architecture is inspired by the changing landscape of the riverbanks between Toowong and the University of Queensland.

"River Edge is a celebration of the natural beauty and subtropical lifestyle that defines the character of St Lucia, Brisbane," bureau^proberts said.

"Nestled along the meandering riverbanks between Toowong and the peninsula of the University of Queensland at St Lucia, this boutique ten apartment development takes its inspiration from the fractured riverbank formations and movements, allowing the architecture to seamlessly merge with the surrounding environment."

They said the fractured slab edges that reach out to the riverbank are then carved away to erode the building form between residences to enhance views up and downstream.

"The development is designed to be an enduring testament to the symbiotic relationship between architecture and nature, offering residents a blend of luxury and tranquillity."

The communal facilities will be located on the roof where there will be rainforest atrium, a swimming pool with sweeping views, flanked by two private terraces of the two penthouses, each with their own plunge pools.

There's just one low-rise building between River Edge and the actual river edge.

Ranging from 140 sqm to 181 sqm for the apartments and penthouses from 334 sqm to 354 sqm, each residence boasts spacious balconies spanning 27 sqm to 100 sqm, offering panoramic views of the Brisbane River.

The development also features a rooftop communal garden and pool terrace, complete with a barbecue and dining area overlooking the river.

Part of the rooftop will only be exclusive for penthouse residents, which will include private plunge pools and outdoor dining-entertaining areas.

A distinctive feature of River Edge is a large cave-like rainforest courtyard, designed to transform the typical lobby space into a lush, light-filled garden, fostering cross ventilation throughout the apartment interiors and creating a dramatic arrival experience for residents.

There would also be a landscaped pathway to the river to activate the river's edge for residents to enjoy.

The proposal includes a basement level with 27 parking spaces and bike storage.

In response to a growing demand from the discerning pool of property downsizers, plans have been officially filed for an opulent residential development along the prestigious riverfront of St Lucia—one of Brisbane's oldest, affluent, and tightly held suburbs.

The proposed development, dubbed River Edge, would replace planner and property owner Josephine Morris' five-bedroom, three-bathroom family home on the 1758 sqm site at 7 Ryans Road into ten upscale, house-sized luxury riverside apartments.
