Local Queensland developer Sandt Developments has lodged plans for its latest multi-residential project.

Sandt Developments, who have previously created the Fortitude Valley high-rise apartment development Utopia Space, has submitted plans for 34 townhomes in Ashmore, an inner suburb of the Gold Coast.

The project has been dubbed Hart St Residences, due to its amalgamated 7,237 sqm spanning across 2 Hart Street, 67 Numeralla Avenue, and 463 Ashmore Road.

Archidiom has designed seven different townhouse types, each spanning either two or three levels. Each will have four bedrooms, and some will have a further study nook and a second living area upstairs.

The townhouses will start from 189 sqm and range in size to 247 sqm of internal living area.

All 34 of the proposed units are divided amongst nine blocks containing between one to five townhouses each.

Town planner Bennett + Bennett said the project occupies a desirable location within the souther portion of Ashmore.

"It is considered that the built form and character of the proposed development is consistent with that of the surrounding sensitive land uses in the area," Bennett + Bennett noted in its report.

The site already has approval for a 77-unit retirement facility and a 17-unit care facility. There was previous approval for an 84-unit project before it was amended to a retirement facility.
