Milton's 33 Manning races to 50% sold as Brisbane apartment market heats up

The inner-west’s latest residential high-rise, 33 Manning, is now 50 per cent sold following a strong run of sales since its launch in February.

Developer Goldfields said the majority of early buyers are owner occupiers seeking value in a city-fringe riverside suburb, access to quality amenities, and forward-thinking design.  

Located in Milton, just two kilometres from the Brisbane CBD and adjacent to the Park Road precinct, the 130-apartment tower offers one, two and three-bedroom apartments set over 18 storeys, with city and river views, a rooftop pool, and close proximity to transport options.

Goldfields CEO Lachlan Thompson said demand for 33 Manning has been strong since launch as Brisbane continues to battle undersupply and lower vacancy rates.

“We’re thrilled to see our first built form project in the Brisbane market resonate so well with locals in just four months, but we’re not surprised," Thompson said. 

“Undersupply of housing across most of the city, combined with explosive population growth throughout 2021 and 2022, laid the foundation for a robust market that continues to outperform many other cities across the country."

Recent federal government data from the Centre for Population shows Queensland’s population is expected to grow by more than 16 per cent by 2032, with Greater Brisbane expected to grow faster than the rest of the state.

“Queensland is currently leading the way in population growth recovery post-pandemic and Brisbane is preparing to host the 2032 Olympic and Paralympic Games," Thompson added.

“Although most of the sold apartments have been snapped up by locals who already know and love the area, we’re expecting more interest from interstate and foreign buyers in the future.”

Designed by renowned architects Rothelowman, 33 Manning pays homage to the classic Queenslander home. It offers residents the scale and function of the traditional Sunshine State home, aligned to Brisbane’s subtropical climate and transformed for contemporary high-rise living.

33 Manning is also home to a collection of penthouses, with just eight three-bedroom sky homes on offer. Pitched toward the downsizer market who are after an alternative to a traditional house, each features a master bedroom suite, along with two generously sized bedrooms, three bathrooms, multiple living areas and large terraces, with river and city views.

According to Andrew Scriven, Managing Director of Colliers Residential Queensland, the design and architecture of 33 Manning has been a key driver of interest from buyers, alongside its city-fringe location.

“There’s no doubt that 33 Manning provides some of the best value in the inner Brisbane market," Scriven said.

Scriven suggests 33 Manning's two-bedroom apartments offer size and aspect, and are the best value in the inner city. He says they could yield almost five per cent for investors given the current rental pressures in Brisbane.

33 Manning also offers Brisbane homebuyers a rare opportunity to buy off-the-plan with a deposit of just $10,000, in conjunction with property-buying platform Coposit.

At no cost to purchasers, the free Coposit app allows buyers to secure an apartment at the current price before paying back the rest of the deposit in weekly instalments during the construction phase.

33 Manning is forecasted to be completed in mid-2025.
