The Esplanade site for The AU - the latest luxury development in Surfers Paradise - caught the attention of ASF Group due to it being a few steps from the world-class beachfront.

The location is unique in a number of ways.

One of The AU's most attractive propositions is, of course, its proximity to the beach.

"What residents get at The AU, compared to other local developments, is the opportunity to make the most of the Gold Coast's world-class beachfront from morning till night," ASF Marketing Director Daniel Fang says.

"The Esplanade promenade in front of The AU offers a high degree of access to the beach and along the coastline, with families and local residents enjoying the beach well into the evening."

This beachfront walkway is almost comparable to what you would find at the beachside boardwalks of Miami or Los Angeles - an energetic coastal strip that acts as a hub of culture and entertainment for the community.

The location of The AU extends the hours in which residents can make the most out of the natural assets of Surfers Paradise.

"Residents could go for a late-night swim, cycle, have a picnic, or play volleyball on the beach."

Another unique aspect of The AU's location is where it sits within Surfers Paradise.

"Whilst being situated in Surfers Paradise, The AU is specifically located in what you term as a 'Goldilocks' zone," Fang adds.

"Residents are within touching distance of multiple shopping centres, international cuisines, clubs, and convenient transport links such as the Cypress Avenue light rail station. At the same time, The AU is sheltered to the north of Elkhorn Avenue, so residents can enjoy a private oasis adjacent to the hustle and bustle."

New public works and upgrades planned for Surfers Paradise are also attracting buyers to the area.

Surfers Paradise is slated for several transformative projects including the southern extension of the Gold Coast Oceanway promenade and a refurbishment of the Paradise Centre on Cavill Mall.

"You have the largest multi-million dollar developments concentrated specifically in Surfers Paradise because there's confidence in the locale as a world-class precinct. From an international perspective, the Gold Coast is synonymous with Surfers Paradise," Fang notes.

"Not only will The AU's residents benefit from the significant investment directed at Surfers, but they can also enjoy an up-and-coming area at one of the only new luxury boutique residences in the area."

The AU only has a limited number of full-floor residences across its 19-levels, with one of the penthouses being snapped up by a local buyer for nearly $9 million.

Residents are also served by a personalised on-site concierge to cater for their everyday needs.

The whole-floor residences are approximately 255 sqm in size, offering four- or three-bedrooms + MPR. Each residence features a private lift lobby, unobstructed views of the beach and ocean, and vast living and dining spaces.

The last remaining penthouse boasts additional bedrooms, bathrooms, a customisable top floor, as well as a private indoor and outdoor pool.

The golden tower will sit prominently on The Esplanade, with the podium level of The AU featuring world-class resident amenities including an oceanview pool, gymnasium, sauna and dining & barbecue facilities.
