First look: Rayjon continue Burleigh Waters development with Treetops North Precinct apartments
Gold Coast developer Rayjon has submitted plans for its next local project.
They'll be developing across the road from their successful Vantage Burleigh project, lodging plans for Treetops North Precinct, north of the popular Treetops Shopping Centre at 9 Classic Way.
Rayjon, led by managing director John Hembrow, are proposing a 20-level tower with 123 two and three-bedroom apartments. It will rise from a huge 3110 sqm block, which could be made even bigger with a future purchase of an adjoining 1,063 sqm site.
There will be between seven and eight apartments per floor, a mix of 88 two-bed apartments and 35 three-beders.
Brisbane-based Ellivo Architects drew up the plans for the tower with a two level podium which will feature a gym, day spa, sauna, plunge pool, and a residential lounge.
Ellivo note in the planning submission that the podium mass is broken up horizontally to give a human scale to the ground level.
"A feature horizontal planter/wall element is added to level two with additional feature planters on level three and four to draw people into the entry porte-cochere," Ellivo stated.
"Lush landscaping is mounded up from the footpath on level one to downplay the scale further.
"Simple, tried-and-tested materials are used - rendered concrete, coloured concrete and horizontal aluminium screening [has been used]"
They suggest the feature rendered and precast concrete walls give the tower a clean verticality.
"Balcony edges are expressed in some cases and hidden behind the glass balustrading in others."
Zone suggested in their planning report that the development is considered appropriate for the context of the site and as envisaged by the Urbia Preliminary Approval.
"The proposal provides a high quality and functional design that will complement the emerging development patterns of the surrounding neighbourhood," the report read.
"Further, the development has been designed with regard to maintaining the residential amenity currently enjoyed by nearby residents whilst delivering increased residential density in a highly accessible, well serviced and desirable locality."
