The Abedian family are back in the property development game.

Soheil Abedian, founder of the prominent Queensland developer Sunland Group, which has been shedding its property assets in recent years with a view to wind-down operations, has filed plans for an owner-occupier focused apartment tower on its recently secured Mermaid Beach site.

The amalgamated site at 35-41 Peerless Avenue is located less than 400 metres from Sunland's nearby luxury tower 272 Hedges which is nearing completion, and is next door to the recently completed Bela by Mosaic Property.

Abedian has had Spatium Architects draw up plans for the development, another focused on the owner-occupier, with the majority of the 124 metre high tower dominated by three-bedroom apartments.

There will be 103 apartments in total, 44 two-beds which start at a generous 117 sqm internal living space and a further 11 sqm balcony.

Some 64 three-bed apartments are planned, which will start from nearly 200 sqm internally and have nearly 20 sqm balcony space. The sub-penthouse three-beds will span half a floor.

There will be a sole four-bedroom apartment, the sprawling rooftop penthouse, which will span over 400 sqm of living space and a further 280 sqm of outdoor area which will feature its own lawn.

Spatium Architects said in their design statement submitted to the Gold Coast City Council that the amalgamation of four properties in Peerless Avenue presents an opportunity for a significant tall residential building, defining the southern boundary of the high density residential zone in Broadbeach.

"The site has high visual exposure from the Gold Coast Highway and Hedges Avenue, and from a distance will become the landmark building along the southern high rise fringe," the statement noted.

"The vision for this development is simple in the desire to create a carefully crafted residential project which not only provides a beautiful living environment for the residents, but also pays respect to the community in the way it integrates with its street context and the city skyline."

They said that all apartments are generously sized to provide genuinely liveable spaces and that the unit mix, rather than being focused solely on high income earners, provides well designed homes for a large cross section of the community in the form of two, three and four-bedroom apartments.

All apartments include study areas to accommodate the continuing work from home trend.

The landscaped recreational facilities deck is located on the elevated podium. That will feature a 25 metre lap pool with lagoon and an inpool spa and surrounded by poolside garden pods. There's a garden barbecue terrace with lounge seating areas, a gym with both a yoga room and a yoga lawn, two saunas and a stream room.

There's further work from home space in the form of a lounge with library and meeting room. Set privately away from the pool is a private bar and dining room with a green roof, which can be booked out by residents.

It was announced in 2020 that the Sunland Group would start winding down its operations, with a view to being out of the property game in three to five years.

They sold their redevelopment opportunity in Coolangatta, the Greenmount Resort, as well as its retail development precinct The Lanes in Mermaid Waters and a prime site on Hedges Avenue.
