Landing on the corner of Lavarack Road and Albatross Avenue, SK2 Property, in conjunction with the property owner, Cavan Properties, lodged an application over the site of the current BSKT Café.

The 95 sqm café will be retained as part of the new development proposal, with a collection of three and four-bedroom apartments set to sit above the space. The owners (Cavan Properties) built the original café for the local community in 2013 and wish to retain its operation in keeping with Nobby’s beach lifestyle. The site forms a focal point of the future connection between the proposed Nobby Beach light rail station and Mermaid Beach.

Main indoor living areas and bedrooms are oriented toward the street frontage of Lavarack Road and Albatross Avenue, where they lead out onto generous outdoor living spaces capturing unobstructed ocean views, designed to create a ‘light-weight’ sense of built form presence in the streetscape which is achieved by the clean sleek lines of the balcony edges which are landscaped and complemented by glass balustrades and fluted concrete.

The ground floor level of the proposed development is divided into two distinct sections, that being the BSKT café and a ground floor apartment.

The roof terrace feature of the building creates a signature cap to the built form, carrying through the clean straight horizontal lines achieved by the balcony form in the levels below, and emphasising the contemporary coastal architectural theme of the development.

The roof terrace is a private recreation space for the full storey penthouse level below comprising a pool, sundeck, sunken terrace and barbeque area with dining and lounge seating.

The south-western corner will home undercover facilities such as a laundry, powder room, plant room, internal staircase, lift shaft and fire stairs.

The perimeter will incorporate planters, continuing the green space up the building, while reducing the perceived bulk and scale of the building. The planting around the terrace level will contribute to the bespoke architectural design of the building while also providing level of privacy to the residents.

The ground floor apartment comprises three-bedrooms, each with ensuites and walk in robes, situated within the south-eastern area of the ground floor. A laundry, powder room and study is within the central portion of the floor plan, while an open floor plan kitchen, dining and living room is located on the north-eastern area of the apartment. An expansive terrace wraps around the extent of the north, east and southern side of the ground floor apartment, with private pedestrian access to the terrace of the ground floor apartment granted via Lavarack Road.

Four three-bedroom apartments will occupy levels one and two, with two per level, all with walk in robes and ensuites, a powder room, study and a laundry. The main indoor living and dining areas lead directly onto expansive private open space balconies with some apartment oriented towards the street frontages of Lavarack Road and Albatross Avenue, optimising access to natural daylight and breezes.

Level three will comprise the penthouse, consisting of the master suite on the south-eastern corner of the floor plate. The remaining three-bedrooms are situated on the southwestern area and all include walk in robes and ensuites. A wine cellar, butlers pantry, study, open floor plan kitchen, dining and living area are located in the centre of the apartment, with a large private balcony situated off the main indoor living area.

SK2 have two other high-end residential projects in the pipeline for the Mermaid Beach area, including 33 Albatross Avenue, which is set to comprise six luxury apartments, and 84 Petrel Avenue, a three-storey four-apartment project.
