New apartments in the affordable end of the market are few and far between in Brisbane, and have been for quite some time.

While apartment values continue to rise month on month, it's the luxury end of the market in the off the plan space which is dominating in both supply and sales metrics.

The good news is the Brisbane market is incredibly strong. The median value of units has risen to $587,000, and, if the trends continue, will overtake Melbourne's median unit value by the end of the year.

Both trends in the data, as well as developers and agents on the ground, suggest there's not going to be a slowdown of growth in Brisbane anytime soon.

What has made the market problematic for prospective off the plan buyers is the volume of higher-density projects, which tend to offer more affordable options than boutique riverfront buildings. They've been few and far between, given the availability of builders and construction costs. Smaller, higher-end buildings cost less to build and take a shorter amount of time, and the prices in them make the whole development more feasible financially.

Amid a limited market for the entry-level buyer, we've cast our eye over the whole of Brisbane and wrapped up the best apartment developments in Brisbane that have apartments under the $1 million mark.

Project: Ruby Ruby

Location: 12 Crombie Street, Milton QLD 4064

Developer: Kokoda Property

Price: From $799,000

Award-winning national developer Kokoda Property's third Brisbane apartment development, Ruby Ruby, in Milton, offers 145 two and three-bedroom apartments, ranging in size from 65 sqm to 155 sqm. The two-bedroom units are priced starting at $799,000.

All units boast open living areas extending to balconies, kitchens well-equipped with Miele or Bosch appliances, contemporary bathrooms, and walk-in robes in master suites.

Cottee Parker Principal (Interiors), Dee Passenger, said that the internal material palette echoes a similar design language that takes inspiration from Milton’s history.

“Internally, we’ve blended organic feature joinery, flowing curves, textural transparent features and weaving forms to create a captivating, luxury living experience,” Passenger said.

Now a staple of Kokoda's, Kokoda Property Founder and Managing Director Mark Stevens said the team has also carefully considered the inclusion of extra, premium amenities.

The 21-level building will feature a wellness rooftop with a wet-edge swimming pool that spans the full width of the building, as well as several cabanas, day beds, a firepit area, barbecues and alfresco spaces, and a private dining and bar area. Completing the fitness component of the rooftop is a health and wellness space with a gym, infrared sauna, spa, plunge pool and yoga studio. 

Kokoda is also catering for the working-from-home trend with several meeting rooms on the ground level, while the podium will house a private dining and lounge area, a cinema room, and a billiards room.

Project: Estilo on the Park

Veteran builder developer Gardner Vaughan Group's parkside Chermside development, Estilo on the Park.

The project, which has two-bedroom apartments starting at $869,000, will put residents on the fringe of 73-hectare Seventh Brigade Park and opposite one of the largest Westfield shopping centres in the southern hemisphere once completed.

Estilo on the Park is a three-tower apartment development with towers one and two, Lujosa and Belleza, all but sold out, while the final stage of the project, Escencia, has a limited selection of its 50 apartments remaining.

There are two, three and four-bedroom apartments on offer in Esencia, with prices starting from just over $800,000.

Apartments at Esencia will sit above four commercial tenancies.

Each apartment features open-plan living spaces extending to large entertainer's balconies, kitchens fitted with integrated European appliances and stone benchtops, and large master suites with walk-in wardrobes and en suites.

Residents will also have access to a rooftop terrace with indoor and outdoor dining, in addition to several relaxation zones, a central outdoor pool, and landscaped gardens.

Despite prices for their apartments now at just over $1 million due to the success of selling all the one-bedroom apartments and the entry-level two-bedroom units, Gardner Vaughan's Stonebrook project in Stones Corner still deserves a place on the list.

That's because the price of $1,069,000 is for their large two-bedroom apartments, with an additional multi-purpose room.

On track for completion later this year, Stonebrook, on the fringe of Hanlon Park, comprises 90 one, two, three and four-bedroom units as well as a gym, heated pool, and a communal rooftop terrace overlooking park views.

Stonebrook is also proud UDIA-certified EnviroDevelopment.

The development is just five kilometres from the Brisbane CBD via the Buranda Train & Busways and moments from the first-class restaurants at Logan Rd.
