Joint venture partners Guavalime and Capital Prudential grabbed one of the closest residential development sites to Alderley Station for their latest Brisbane apartment development.

Their new project, Breathe Residences at 27 Lorne Street, is ideally located near the corner of Samford Road and a stone's throw from the heart of Alderley.

Future residents of the Loucas Architects-designed building will be just 450 metres from Alderley Station on South Pine Road, where there's a number of bus stops heading into Roma Street.

Half way between the one, two and three-bedroom apartment development and the station is Alderley Plaza, anchored by a Coles supermarket and also home to Japanese grocery store Genki Mart, Alderley Australia Post, a chemist, and a number of multi-cultural restaurants.

Around 200 metres from the front door of Breathe Residences is the most popular pub in the suburb, the Alderley Arms Hotel, a mainstay for locals and visitors to Alderley for a number of years.

The closest cafe is Brisbean Cafe, close to the entry of the station just over 300 metres away.

The neighbourhood's liveability is further enhanced by its abundance of parks.

The Banks Street Reserve, a 30-hectare park just a nine-minute walk south of Breathe Residences, offers a variety of recreational activities, from biking along the scenic bikeway to bushwalking and enjoying open spaces.

There is also Grinstead Park, a five-minute walk north of Breathe Residences, perfect for all ages with its exercise equipment, BBQ areas, dedicated bike track for kids, soccer and basketball courts, tennis wall, and massive fort playground.

Loucas Architects designed Breathe Residences, capturing modern Australian design. The central concept focuses on the building’s "lungs" – a garden courtyard at the core, surrounded by pathways promoting mobility, connections, and peaceful moments within the gardens.

Guavalime and Capital Prudential has already appointed Geocal Group to build Breathe Residences, which is expected to officially launch soon through Position Property.
