Seldom is there a project which occupies both an absolute riverfront and absolute parkfront position.

Cue Florian, the latest project to hit Surfers Paradise.

The project is on the Monaco Street dress circle, more commonly known for its high-end waterfront houses with private jetties.

Developer Pacificio Investments had something else in mind for their 984 sqm site at 42 Monaco Street bordering Cascade Gardens. They'll be developing a 17-level tower with just 45 apartments, which will capture sweeping views over the river, parkland, hinterland and ocean.

There will be a a mix of two and three-bedroom apartments. It was a clever design my Mode Architects, who ensured each apartment occupies a different corner of the building, maximizing views, maximizing natural light, and maximizing breezes from oversized balconies.

“Florian Residences has been meticulously designed to provide residents with a relaxed, luxe living experience with sweeping views and oversized balconies,” Mode say. 

“Angled screening draws inspiration from the many boat sails that adorn the nearby riverside, with the architecture ambitious and sculptural.”

Interiors have been curated by powerhouse interior design firm Coco Republic. 

A natural palette of textural wool carpet, natural stone, timber floors and brushed brass feature throughout the homes, while open plan layouts and smart storage solutions create versatile and functioning spaces for every type of discerning buyer. 

Crowning Florian will be a resort-inspired rooftop terrace, complete with a pool, spa and sauna, all while encompassing expansive views to the surrounds. The development also enjoys a private boardwalk and waterfront recreation space, to fully immerse residents in the riverfront locale. 

A few minutes’ walk will take residents to the sands of Broadbeach, or for further access to the wider Gold Coast region, the nearby G-Link tram will provide convenient access for future residents.

Just across the river, waterside shopping and dining is on offer at the Clarence on Via Roma, which includes a full line Harris Farm Markets as well as an array of restaurants and dining options. 

Florian is slated for completion by early 2024, with buyers able to explore the fully immersive display, which includes a full kitchen as well as the chance to view all the apartment floorplans through a state-of-the-art virtual tour.
