1. Developed by the KTQ Group
The glass-swathed tower is being developed by the family-ran KTQ group, who have a very successful track record across residential and commercial projects in recent years.
They have won a number of awards for Elements of Byron Bay, their exclusive and luxury northern NSW retreat. They also developed Bayshore Bungalows, also in Byron, which they also developed and own and operate.
2. The global architecture firm Woods Bagot have designed the building
The Australia-founded and now world-renowned architecture firm headed by chief executive Nik Karalis have a string of some of Australia's best buildings in their portfolio, but projects in Queensland by the firm don't come up for sale often.
They have their name to Sydney CBD's Mason & Main and the luxury Melbourne development Collins Arch.
They designed The Standard Fish Lane in Brisbane and 123 OBR on the Gold Coast.
3. The 25 metre swimming pool!
Residents will have access to the raised 25 metre swimming pool with gun-barrel, never to be built out views north across the beach.
4. The building's future development
The $200 million apartment aspect is just part of the $380 million redevelopment of the Kirra Beach Hotel. There will also be a brand new pub and pavilion on the ground level.

The $545,000 entry price for a Miles Residence apartment is below the $586,000 median apartment value, calculated by realestate.com.au

Replacing the Kirra Beach Hotel puts the development as the closest residential building to the southern end of Kirra Beach.

Flow Residences at the nearby Rainbow Bay sold out their $74 million project in December 2020, with prices ranging from $1.17 million for a two bedroom apartment to $10.6 million for the penthouse.
The average sale price was $3.5 million.
9. Coastal Queensland isn't going out of fashion
Coastal Queensland continues to defy any downturn predictions of the market. Further up the coast at Main Beach, about 25 kilometres north, off the plan buyers in the Sea complex have seen huge windfall resales.
Two buyers, who paid $3.3 million off the plan in early 2018, sold their apartments when the block was completed for more than $2 million what they paid.
The development is also just up from Byron Bay which has seen its property market reached record high enquiry rates and record low stock.
