Omira bring modern luxury to Cabarita with Kai Residences

The small coastal town of Bogangar might not be well known to those outside the area toward the Queensland and New South Wales border, however its other name, Cabarita, certainly is.

The two names of the area are interchangeable, locals say, and more use Cabarita despite the enclave officially recognised as Bogangar. Cabarita is well known for its beach lifestyle, akin to its northern neighbours Casuarina and Kingscliff.

It's a spot where renowned Gold Coast and Northern NSW boutique townhouse developer Omira Property Group identified as a great spot for its latest instalment of a high-end, boutique townhome community.

Kai Residences, a collection of just seven townhomes on Willow Avenue, is in one of the best spots in the area, right on Cudgen Lake, a popular spot for kayaking, swimming, picnicking and birdwatching. It's also just three minutes from Cabarita Beach.

Each townhome, designed by Omira's go-to architecture firm C2 Architecture who have created several of their projects in Byron Bay and Ballina, will have three or four bedrooms and a two-car garage.

They've been designed with a neutral palette, light-focused architecture, and a curated flow of space with an open-plan living and dining setting extending to a balcony that maximises nature light and brings the outdoors in.

The kitchens are equipped with high-quality European appliances, while the master suite features its own ensuite and walk-in robe.

Practicality meets versatility with a multi-purpose ground floor room, likely to be utilized as a second living area given it opens to a private landscaped area which features a plunge pool.

A study nook adds to the functionality of the homes, catering to modern lifestyles that often require dedicated workspace.

Omira Property Group Director Alasdair Baker said Cabarita offered another opportunity to develop new, contemporary townhouses in a coastal hospot.

"Kai Residences is allowing locals to buy brand new in an area often starved of new housing," Baker said.

"By developing on the lake rather than on the beach, we've been able to create large, functional homes that are still just moments from the sand."

Well advanced in its construction by Sanctuary 28, Kai Residences is expected to be complete by August 2024.
