Luxury developer Omira Property Group is approaching completion of its Cabarita townhouse development, Kai Residences.

Kai Residences is just seven architecturally-designed standalone townhomes positioned directly on Cudgen Lake in Bogangar, a popular local destination for outdoor activities such as kayaking, swimming, and birdwatching.

"By developing on the lake rather than on the beach, we've been able to create large, functional homes that are still just moments from the sand," Omira Property Group Director Alasdair Baker said.

“The beauty of this spot is that it's really sheltered when the onshore winds get up on the beach so you can spend the morning on the beach when it is nice and calm and then head back to the tranquillity of lakeside living and your own private plunge pool in the afternoon.”

Kai Residences, which should be finished in about six weeks, are also just three minutes from Cabarita Beach.

Each townhome is designed by Omira's go-to architecture firm, C2 Architecture, with three or four bedrooms and a two-car garage.

"One of our philosophies is we want to combine the best in global design with the best destinations which is one of the reasons we decided to partner with C2 architecture," Baker says.

All townhomes have been designed with a neutral palette, light-focused architecture, and a curated flow of space with an open-plan living and dining setting extending to a balcony that maximises nature light and brings the outdoors in.

Practicality meets versatility with a multi-purpose ground floor room, likely to be utilised as a second living area given it opens to a private landscaped area that features a plunge pool.

A study nook adds to the functionality of the homes, catering to modern lifestyles that often require dedicated workspace.

Aside from the lake, Cabarita is brimming with outdoor activities to do on the nearby beaches. Residents are less than a five-minute drive from Norries Headland and Bogangar Beach to bask in the sun, picnic on the headland, or carve up world-class waves.

Byron Bay is 35 minutes away, the Gold Coast airport is 20 mins door to door, Kingscliff is 15 mins and the new Tweed Hospital that opened its doors in May is 10 mins down the road from Kai Residences
