Ballina has long been known as the southern neighbour of the popular tourist hotspot, Byron Bay.

But the coastal enclave just south Byron is starting to have its time in the sun, much like Byron had during the pandemic.

That's what Omira Property Group saw in Ballina when they secured a prime site on Norton Street, on the fringe of the centre of the township.

"Ballina has everything Byron Bay has and more," Omira Property Group Founder Alasdair Baker says.

Omira has recently launched Mana, just 14 villas both in the heart of Ballina and on the fringe of North Creek. Omira has previously completed successful developments in both Byron Bay and the southern Gold Coast.

They brought the same team down from Byron Bay, which includes C2 Architecture, to create a slice of Byron in Ballina.

Set privately off Norton Street, the Mana villas each offer three bedrooms and over 200 sqm of internal living space.

The location of Mana in particular lends itself to either the holidaymaker or local downsizer.

Ballina is centrally located to several different beaches and bays, each offering something different, whether it be walking paths or lookouts.

Metres from the doorstep of Mana is Meldrum Park and playground, as well as The Kerry Saxby Walkway which stretches one kilometre across Commemoration Park, Missingham Park and Kingsford Smith Park to Missingham Beach.

Aside from its natural beauty, Ballina is also known for its strong sense of community. The town has a vibrant arts and culture scene with regular events such as the Ballina Fine Food and Wine Festival and the Northern Rivers Performing Arts program, embracing the village vibe.

The Ballina Farmers Market is just a seven-minute walk from Norton Street, across Kingsford Smith Park, where residents can also buy fresh produce directly from the grower.

The Ballina Fair Shopping Centre and Ballina Central Shopping Centre are adjacent to each other and both are only a four-minute drive from Mana.

The malls are home to Palace Fair Cinemas, Woolworths, Kmart, Coles, SUPA VALU IGA Supermarket, Big W and 23 specialty shops including over nine dine-in and takeaway food stores.

For the holidaymakers, Ballina is just five minutes down the highway from Ballina Airport, the second busiest regional airport in Australia which offers short flights to all major capital cities.

Mana presents a unique opportunity for buyers in Ballina, not only due to the fact new development is incredibly scarce in the area, but that only 20 per cent of the current residential property makeup of Ballina is townhouses.

"We're providing barefoot luxury in a low-maintenance environment," Baker says.
