The New South Wales property developer, Lyon Group Australia, are set for a new project in Sydney's western suburb of Epping.

Lyon Group, headed by industry veteran Bruce Lyon, lodged plans for a two mixed-use towers on a 2,990 sqm block over 59-77 Beecroft Road & 72 Rawson Street Epping, around 24km from Central Sydney and 10km from Parramatta CBD.

Dubbed Epping Central, opposite the Epping train station, the towers will home a combined 126 apartments, 5,128 sqm of commercial space over the first five levels, and retail at street level and on the first floor.

There will be a lap pool and water lounge on the second level, where there will be a pool deck and cabana tables. Level three will have communal spaces and barbecue and dining facilities, while level eight will have further breakout areas set in greenery.

It's at level eight where the two towers split and rise a total of 20 and 22 levels.

Turner Studio have handled the contemporary design of Epping Central, which they say will create an active and vibrant community

"The development proposal builds upon the vision and objectives of the Epping Town Centre Urban Activation Precinct Structure Plan and creates a true mixed use building that responds to local needs by supporting the existing and future culture of the local community," the design report submitted by Turner Studio and signed off by director Dan Szwaj read.

"Epping is a place of dualities where the sites environment creates a division between the East and West, defining the border between two site conditions.

"The concept of the "Ridge Line" reinforces the local and urban environments of the site creating key places and spaces that relate to elements in the landscape.

"The diversity of housing types proposed will suit different family structures, age groups and individuals to promote and encourage an integrated community."

The application will be determined by the Sydney Central City Planning Panel.

Lyon Group has been active in Sydney's western suburbs and Hills districts for a number of years, with residential and commercial development, as well as house and land subdivision development, in the likes of Bella Vista, Castle Hill, Cherrybrook and Pennant Hills.
