Brisbane’s suburban renewal continues to gain momentum with a transformative vision for Alderley, where&nbsp;Darveniza Group is planning to convert an industrial site into a vibrant residential community.

The new project, to be known as&nbsp;<a href="https://www.urban.com.au/new-apartments/station-quarter-78-farrington-street-alderley">Station Quarter</a> on Farrington Street, will put residents adjacent to&nbsp;<a href="https://www.urban.com.au/developments/alderley-qld-4051">Alderley</a> train station. The 17,167 sqm masterplan by Nettletontribe will have seven low to mid-rise apartment buildings, ranging between four and 10 levels, and have around 400 new apartments.

Darveniza Group is led by Queensland richlister Jane Darveniza, the widow of millionaire property developer Bojan Darveniza.

The precinct will be anchored by a central 1,750 sqm communal open walkway with extensive retail spaces.

The Farrington Street address, opposite Alderley Station with street frontage to Huddart Street, is surrounded by established amenities, including schools, parks, and shops, with direct access to major arterial roads and the Ferny Grove train line.&nbsp;

The masterplan aims to offer diverse housing options to cater to a wide range of residents, including affordable choices that address Brisbane’s growing housing demand.The first stage will comprise two buildings, one with 34 units across a four-level block, the smallest in the development, and 66 units in an eight-level building.

The 100 apartments in this initial phase will range from one to three bedrooms, with a 102 sqm ground-floor space for a café.

The Town Planning Report by Urbis suggested Station Quarter is a "catalyst for Alderley and its evolution as a growth node."

"Station Quarter is set to redefine urban living in Alderley, by transitioning from low impact industry to a dynamic, low-medium density residential community," the report noted.

"Station Quarter is more than just a residential project; it is a commitment to sustainable urban development. By replacing industrial land uses with residential, the project not only meets the immedaite housing needs but also fosters a thriving, connected community within Brisbane's inner 5km radius."

Alderley isn't a suburb often associated with new apartment development. The last time a new project launched was nearly 12 months ago.

Breathe Residences, by&nbsp;joint venture partners&nbsp;<a href="https://www.urban.com.au/developers/capital-prudential">Capital Prudential</a>&nbsp;and the architecturally-driven property developer&nbsp;<a href="https://www.urban.com.au/developers/guavalime">Guavalime</a>, will be just across 800m from Station Quarter.

Transport Oriented Developments have taken a hold of the Sydney development market in recent months, particularly since the opening of the extended Sydney Metro line.

Third.i is building Hume Place above Crows Nest Metro, while Mirvac and John Holland have revealed their future plans for Waterloo Quarter.

<a href="https://www.urban.com.au/developers/holdmark-property-group">Holdmark</a> is the latest to look to the ToD, which the government says "encourages sustainable and mixed-use development around transport and aims to create vibrant and walkable communities."

They have proposed three structures in <a href="https://www.urban.com.au/developments/macquarie-park-nsw-2113">Macquarie Park</a>, on a&nbsp;12,720 sqm site at 2-4 Giffnock Avenue, strategically located near the Macquarie Park Metro station, Macquarie Centre, and Macquarie University.&nbsp;

The proposal includes just under 600 apartments, with 10 per cent allocated as affordable housing.

The development will also incorporate retail spaces, including a supermarket, and essential infrastructure such as open space and road networks.

The development plan includes two slender residential towers and a smaller building above a shared podium. It aims to deliver a built form that reflects the evolving urban character of Macquarie Park while providing active ground-level uses and green spaces.

"Holdmark's proposal aligns with the precinct's goals of creating walkable, vibrant neighbourhoods with enhanced connectivity," the State Significant Development Application noted.

Studio SC, formerly Scott Carver, has handled the preliminary designs for the towers.

Off-the-plan property explained: What is stamp duty?

A number of people ask - what is the settlement process when buying off the plan property?

The simple answer is that the process is one part of the off the plan buying journey that isn't too dissimilar to buying in the established market.

The major difference is the time from exchange to settlement, given the off the plan property isn't built yet. The standard settlement for established property is around six to eight weeks.

This however has a number of pros for off the plan buyers.

One of the biggest is that the price paid for the property at the time of exchange doesn't change. Even if the value of the apartment has risen during construction, buyers will still settle on their apartments at the same price agreed.

The settlement date will be forecasted in the contract, as to when the developer believes the building will be complete, and the certificate of occupancy is obtained. Then settlement can start to occur and buyers can move in.

The settlement date forecast is another pro for buyers. While this date can chop and change due to a number of reasons, least of all delays in construction, labour, and materials, it gives the buyer a ballpark future date where they need to have their finances in shape to settle.

By paying a deposit you lock in that price, and you might not be required to pay the rest of the deposit for two or three years, if the construction timeline is that far away. This allows buyers years to save up the rest of the money while their yet-to-be-built property potential grows in value.

The settlement date estimate also puts a time limit on buyers as to when they should either vacate their current rental, or put the wheels in motion to sell their current home.

If you're thinking of purchasing an off the plan apartment, it's a good idea to speak to a conveyancer or solicitor who can advise you on the settlement process and help ensure that everything goes smoothly.

Arguably floor plans matter more in off the plan property than any other type of property.

In established markets, the floorplan is the floor plan. That's it, barring renovations.

But in the off the plan market, there a number of factors to consider when analyzing floor plans, and a number of questions to ask agents and developers when discussing buying an off the plan property.

First there's the floor plan size.

Floor plan sizes advertised by agents or developers can differ hugely state by state, so it's important to understand whether you are being pitched a property's internal size, or total size.

Internal size is the measurement of the internal floor area of an apartment, and is typically measured in square metres (m²). External size is the measurement of the external dimensions of an apartment, be it a courtyard or a balcony, but sometimes it can include a parking space or storage cage.

Generally, off the plan apartments are advertised with their internal size, as this is the size that you will have to work with when furnishing and decorating your new home. It's important to be aware of external size, however, as this will give you an indication of the overall size of the building and how much outdoor space you will have access to.

When considering internal vs external size, it's important to keep in mind that internal size may vary slightly from the advertised size due to the internal walls of the apartment. External size, on the other hand, is usually accurate to the advertised size as it's based on the overall dimensions of the building.

Another thing to consider when analyzing floor plans in off the plan property is that floor plans aren't necessarily set.

The majority of developers, providing construction is still at its early stages, will allow buyers to customize their floor plan to suit their lifestyle.

It might be that you want to move a bedroom or bathroom, or re-orientate the living area. This generally isn't a problem for developers as long as the moving of internal walls doesn't impact the building structurally, and the redesign all occurs within the same floor plate size of the original apartment.

<a href="https://www.urban.com.au/developments/double-bay-nsw-2028">Double Bay</a>&nbsp;village&nbsp;is set to undergo further transformation, with new plans revealing more shoptop housing on Knox Street.

Scali furniture boss Anthony Scali is behind the plans for a five-level development on the site currently occupied by the Savoy Hotel at <a href="https://www.urban.com.au/new-apartments/35-45-knox-street">35-45 Knox Street</a>. Scali paid a reported price of around $35 million for the 616 sqm in 2021.

The lease to the Savoy Hotel has expired - paving the way for redevelopment to create nine apartments above three ground-level retail spaces - no doubt a potential new space for the Nick Scali furniture empire in the heart of one of Sydney's most affluent shopping suburbs.

The $31 million development has been designed by <a href="https://www.urban.com.au/architects/mhn-design-union">MHN Design Union</a>&nbsp;who has chose a light brick and metal clad&nbsp;façade to integrate with the area's established character, which includes a combination of inter-war and contemporary mixed-use buildings.

Plans are for six two-beds, two three-beds, and one four-bed apartment, each with balconies and living areas which have been oriented to achieve maximise natural light and ventilation.&nbsp;

The project has been designed to suit a diverse demographic, including families, retirees, and downsizers, reflecting market demand for flexible and functional living spaces, the documents submitted to the Woollahra Municipal Council say.

The development provides 20 parking spaces across two basement levels, accommodating cars, motorcycles, and bicycles.

Double Bay is undergoing a huge redevelopment everywhere you look.

Late last year plans were submitted for the InterContinental Double Bay, also on Knox Street, <a href="https://www.urban.com.au/news/nsw/intercontinental-hotel-double-bay-to-become-1-billion-lifestyle-precinct">to turn it into a $1 billion mixed-use precinct</a> with a new high-end retail and dining precinct, cinemas, landscaped open spaces, a new boutique luxury hotel, and a health and wellness centre, and 29 apartments across the top seven levels.

Shortly before that, more <a href="https://www.urban.com.au/news/nsw/first-look-double-bays-cross-street-transformation-to-continue">plans were filed with the local council on Cross Street</a>, where the well-known&nbsp;Florida dry cleaners, womens clothing store Alex &amp; Harry, and cafe Bar Lanziano, will make way for more shoptop housing, with six luxury apartments planned above two more fashion outlets and a cafe.

Construction is well underway at Top Spring Australia's Ode Double Bay, where suburb records have tumbled in recent years. The penthouse sold for $25 million in 2022.&nbsp;

Nearly four years after signalling it will be going into the mixed-use precinct sector and starting with a site in Waterloo, Fabcot, the development arm of supermarket chain Woolworths, has submitted a development application for the site.

They secured concept plan approval for the project in May last year, but the recently laid $165 million plan for the&nbsp;6,534&nbsp;sqm site at 923 Bourke Street is the one that will go up for full approval.&nbsp;

They've proposed a part eight, part six-level building designed by <a href="https://www.urban.com.au/architects/bates-smart">Bates Smart</a>&nbsp;who won the design competition for the project over the likes of Koichi Takada Architects and SJB.

The design pays homage to the cultural and natural heritage of <a href="https://www.urban.com.au/developments/waterloo-nsw-2017">Waterloo</a>, according to the documents submitted to the City of Sydney Council.

The precinct will be home to two residential buildings, along with a five-story commercial building. 110 one, two and three-bedroom apartments will spread across the two residential buildings, with 68 per cent designed as offering dual aspects,&nbsp;optimising natural light and ventilation

Drawing inspiration from Aboriginal Country and the area's rich history, the architectural expression features sandy-tone bricks and green hues reminiscent of the coastal landscapes and native flora that once flourished here.&nbsp;

Facade geometries, with splayed and peeled elements, echo the forms of Banksia Serrata and Melaleuca plants, further rooting the project in its local context.

The commercial building, strategically positioned at McEvoy and Bourke Streets, will cater to local workplace needs with compact, flexible office spaces.&nbsp;Its faceted design complements the surrounding streetscape while framing inviting views of the precinct’s public spaces.

Waterloo has been abuzz with activity recently.

Mirvac and John Holland <a href="https://www.urban.com.au/news/nsw/first-look-mirvac-john-holland-submit-960m-waterloo-metro-quarter-plans">revealed their near-$1 billion plans for the next stages of Waterloo Metro Quarter</a>, while across the road from the Woolworths plans, builder-developer DASCO recently got to work on&nbsp;<a href="https://www.urban.com.au/new-apartments/danks-st-district-903-921-bourke-street-waterloo-nsw-2017">Danks St District</a>, another precinct-style development with around 376 apartments across four buildings.

Woolworths unveils long-awaited Waterloo precinct with shop-top housing

A few months after the Waterloo Metro station opened, joint venture partners Mirvac and John Holland have submitted plans for two more stages in the Waterloo Metro Quarter.

The $960 million, State Significant Development, which goes through government planning rather than the local council, will&nbsp;replace the previously approved commercial office development with a vibrant mixed-use precinct comprising residential towers, retail spaces, and community facilities.

The original Concept SSDA, approved in 2019, envisioned a mixed-use development but was later amended in 2021 to primarily focus on office space.

However, the developers cite significant shifts in market demand following the COVID-19 pandemic, including a decline in demand for city fringe office space and an escalating need for residential housing in the Waterloo-Zetland area.

There are two sets of plans, for the Northern Precinct and the Central Over Station Development. The Northern Precinct will include two residential towers comprising a total of 336 apartments, 40 of which will be affordable housing. They will sit above a four-level&nbsp;podium with three levels of commercial office space and retail tenancies.

The precinct aligns with the original concept of high-density residential use, a shift from the previously approved 17-level commercial office building.&nbsp;

The maximum height of the proposed towers, 28 and 24 levels, remains compliant with local planning regulations.

The Central Precinct, designed by Bates Smart, will focus on co-living accommodations, built above a podium with additional non-residential uses.

A childcare centre and other community facilities are planned for this part of the development, further diversifying the precinct's offerings.&nbsp;

Both precincts will maintain pedestrian connectivity through features like Raglan Walk, a through-site laneway.

Upon completion, WMQ will deliver 655 apartments, including student accommodation, social housing, and market apartments, 32,300 sqm of office space, and 4,500 sqm of retail space.

It is being positioned as a transformative addition to the area, comparable to successful developments like <a href="https://www.urban.com.au/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Hume Place</a> above <a href="https://www.urban.com.au/developments/crows-nest-nsw-2065">Crows Nest</a> station.

Newcastle locals GWH is bringing its latest installment of new apartments to its native city, and their newest development, ERA, has been several years in the making.

The acclaimed architecture studio, FK Australia, behind some of Melbourne’s most iconic buildings including the record-breaking Australia 108, led the design of the new project.

“We brought in FK Australia to create something that Newcastle hasn’t seen before,” GWH Residential Sales Manager, Peter Kunov, said, adding that the development aims to place the city on the architectural map alongside Australia’s best-designed buildings.

Developer&nbsp;<a href="https://www.urban.com.au/developers/billbergia">Billbergia Group</a> and non-bank lender Metrics Credit Partners have teamed up to propose a new luxury mixed-use project in the increasingly evolving Sydney CBD.

The joint venture,&nbsp;Central Sydney Property Pty Ltd, has acquired a&nbsp;6,000 sqm site bordering Castlereagh, Pitt, and Liverpool streets from offshore developer Han's Holding Group and has revealed plans for two 80-level towers with around 600&nbsp;luxury apartments, a high-end hotel, retail spaces, and an enhanced public domain.&nbsp;

The towers will be amongst the tallest in the Sydney skyline once complete.

It represents Billbergia’s first foray in the Sydney CBD and comes on the back of 88 Walker, its award-winning mixed-use project in North Sydney, delivered in partnership with Metrics, who has $22 billion in&nbsp;assets under management, specialising in fixed income, private credit, equity and capital markets.

Billbergia & Metrics propose two 80-level towers in Sydney's CBD

Multi-billion-dollar developer <a href="https://www.urban.com.au/developers/gurner">GURNER™</a>&nbsp;has been given the green light to develop its $800 million project on Kent Street in the Sydney CBD.

Prominent Sydney developer Capio Property Group is bringing its first new apartment development to the western suburb of Carlingford, and the first in the suburb to be protected by the sought-after Latent Defects Insurance policy—one of the most comprehensive insurance options available to new apartment buyers.

The new policy by <a href="https://www.urban.com.au/news/resilience-latent-defects-insurance">Resilience Insurance</a>, which can only be taken out by the developer or builder and gives apartment owners coverage from any structural defect for 10 years post-completion, will apply to all 46 one, two, three and four-bedroom apartments in Capio’s new parkside development, Blossom.

Designed by DKO, <a href="https://www.urban.com.au/new-apartments/blossom-carlingford-25-31-donald-street-carlingford">Blossom</a> aims to offer more than just another apartment building; it’s envisioned as a new community. The cooling down of Sydney's property market looks to be heading into 2025.

After a multi-year boom in both the house and unit markets across Greater Sydney, heightened interest rates throughout 2024 gave prospective home buyers a reason to sit on their hands.

The year started off positively, so the decline in markets hasn't been extensively felt. Units across Sydney, in fact, rose 1.8 percent over 2024, reaching a new median high of $859,000. Values declined by -0.3 percent in December.

CoreLogic Research Director Tim Lawless noted that the slowdown in Sydney aligns with affordability pressures and higher advertised supply levels.

He said it wasn't a surprise to see the CoreLogic National Home Value Index show a decline for the first time in two years.

“This result represents the housing market catching up with the reality of market dynamics,” Lawless said.

“Growth in housing values has been consistently weakening through the second half of the year, as affordability constraints weighed on buyer demand and advertised supply levels trended higher.”

Sydney’s off the plan apartment market saw significant activity in 2024, reflecting the shifting dynamics of the housing sector and a focus on key projects reshaping the city’s urban landscape.

It was the new development pipeline that piqued the interest of Urban readers in 2024, as well as new projects launching to the market, which have been few and far between in recent years. Data just released from the ABS showed dwellings approved in New South Wales were 42,109 over the 12 months until November 2024, 34,000 short of meeting the National Housing Accord quota for NSW.

No development application was more popular than JDH Capital's plans for the Sir Stamford Hotel in Circular Quay. JDH, fresh off completing the redevelopment of the iconic Sirius building in The Rocks, filed plans to demolish the 1988-built hotel, which will make way for a striking 150-level glass tower with commercial, retail, and luxury apartments.

The 69 apartments will be spread across 10 residential levels in the new structure. Part of the development of the 1,612 sqm site, which sits in the Macquarie Special Character area defined in the Sydney LEP 2012, will include the restoration of the heritage-listed Health Department Building that dates back to 1896.

There was a similar level of interest in moves by builder-developer giant <a href="https://www.urban.com.au/developers/aland">ALAND</a>, who took over the Macquarie Street, Parramatta site from besieged developer Toplace,&nbsp;

The plans for the site include two 30-level towers with 425 apartments, along with significant communal, retail, and parking spaces.&nbsp;

ALAND has also stepped in to take over the final three buildings in the besieged Castle Hill development by Toplace.

Upon completion, the Skyview development is set to house approximately 2,500 residents across 964 apartments, with 532 units dedicated to build-to-rent.

Still in Castle Hill, a market which has proven strong for several years, custom home builder turned developer Kassis Homes submitted plans for a new suburb-shaping.

Under their new development arm Reve Group, Sam Kassis and business partner Romio Georges are planning a four-tower development on a sprawling 9,074 sqm site that cost about $80 million to amalgamate.

They're seeking to develop three residential towers, with 264 apartments, and a hotel tower.

"We've been building in the area for three decades, and we're passionate about delivering high-quality residential living to Castle Hill," Sam Kassis told Urban.

The demand for new and off the plan apartments in <a href="https://www.urban.com.au/developments/north-sydney-nsw">North Sydney</a> has meant readers have been interested in the two new projects set to hit the market in 2025.

Earlier this year Urban revealed the plans by joint venture partners <a href="https://www.urban.com.au/developers/cbus-property">Cbus</a>, <a href="https://www.urban.com.au/developers/galileo-group">Gallileo</a> and Abadeen for East Walker Street 239 apartments across three buildings designed by&nbsp;<a href="https://www.urban.com.au/architects/rothelowman">Rothelowman</a>.&nbsp;

East Walker Street will be one of two new apartment developments launching in the popular Walker Street pocket near the newly opened Sydney Metro Victoria Cross Station. Podia and its joint venture partner CASA will launch 71 apartments this year on McLaren Street, across the road from the recently completed AURA by Aqualand.

The most indemand projects for new apartments buyers have been in close proximity to the recently expanded Sydney Metro, which opened in August.

The 130 one, two and three-bedroom apartments in <a href="https://www.urban.com.au/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Elevate Hume Place</a>, which is being developed by <a href="https://www.urban.com.au/developers/thirdi-group">Third.i</a> and Phoenix Property Investors, flew off the shelves. Over half of the apartments which are located directly above the <a href="https://www.urban.com.au/developments/crows-nest-nsw-2065">Crows Nest</a> Metro Station have been snapped up in a matter of months.

Elevate is the first Transit Oriented Development (TOD) to launch. The ToD is a government program which will accelarate planning, and offer different planning controls, around Sydney's extensive transport network.

Similarly strong interest was observed further along the Metro line in Castle Hill which has two metro stops, Hills Showground, and Castle Hill Metro Station.
