<p>Sydney's new apartment market is gearing up for a big 2025, with several key projects across some of the Harbour capital's most popular suburbs.</p>

<p>The off the plan apartment market in Sydney has had an interesting year. First-home buyers have scrambled to secure entry-level apartments at the earliest opportunity in key metro suburbs like Crows Nest and Castle Hill, while the establishment of new suburbs like Melrose Park and Norwest has also been a favourite for those trying to get into the property market for the first time.</p>

<p>At the other end of the scale, affluent downsizers have driven considerable sales in Sydney's more prestigious suburbs, with supply starting to flow through for larger-scale apartments designed for those looking to check out of their family home.</p>

<p>The middle market, which misses both of these types of buyers, has been the trickiest to pin down in 2024, with interest rates impacting those wanting to spend between around $1.5 million to $2.5 million the most.</p>

<p>What off-the-plan buyers do know about the Sydney market, which is softening after yet another boom, is that Sydney prices always trend upwards eventually. They're recognizing the investment opportunity to buy an apartment and not have to start paying off the mortgage until completion, which could be two or three years away when interest rates should be lower, and the apartment they purchased should have grown in value.</p>

<p>Downsizers care little about interest rates or value growth on the apartment. What they care about is how they can plan the next phase of their life: when to retire, when to sell the family home, and what they'll be calling home likely for the rest of their lives. They're looking for certainty in delivery, which tends to mean they'll wait until the building is out of the ground before committing to a purchase. They want experienced developers, architects, and builders with a track record of delivering apartments to downsizers previously, a bonus if it's in the area.</p>

<p>There's a diverse mix of new projects coming next year, from small boutique apartments in Sydney's harborside suburbs to higher-density projects in the CBD and near train stations.</p>

<p>In this article, we explore where, what, and who is driving the most exciting new developments coming to Sydney in 2025.</p>

<h2><span id="cke_bm_884S" style="display: none;">&nbsp;</span>Who: Podia &amp; CASA</h2>

<h2>Where: North Sydney</h2>

<p>Luxury Sydney developer Podia and joint venture partner CASA will be bringing some much-needed new supply to North Sydney in early 2025, with a, architecturally-striking new building on McLaren Street.</p>

<p>The Bates Smart project at 45 McLaren Street will feature 71 residences, a mix of apartments and townhouses, across a stepped 14-level building, cleverly designed to allow for expansive terraces on the upper levels.</p>

<p>Nearly half of the building will be made up of three-bedroom configurations which start from over 100 sqm and go as large as 184 sqm. There are also one and two-bedroom apartments, as well as a two-level, four-bedroom penthouse.</p>

<p>Communal amenities include a roof terrace on level eight, and there’s a public through-site link enhancing connectivity to nearby streets.</p>

<p>North Sydney has proven in demand with off the plan apartment buyers, but in the last three years, they've only had AURA by Aqualand to choose from, across the road from Podia &amp; CASA's new project and next to Victoria Cross Metro.</p>

<h2>Who: Cbus &amp; Galileo</h2>

<h2>What: East Walker Residences</h2>

<h2>Where: North Sydney</h2>

<p>Just 200m away from Podia &amp; CASA's new project will be East Walker Residences, another joint venture development by Cbus and Galileo Group.</p>

<p>The tallest tower will rise 30 levels and home around 161 of the total apartments, with a smaller 12-level building with a further 78.&nbsp;</p>

<p>Amenity will be in the form of a rooftop lap pool on an adjoining five-level building, and an integrated ground plane and a two-level transitional podium with extensive landscaping.</p>

<h2>Who: First Sponsor &amp; ICD Property</h2>

<h2>What: Sydney House</h2>

<h2>Where: Sydney</h2>

<p>Another joint venture will see the Singapore listed First Sponsor work with Melbourne-based developer ICD Property on Sydney House, the redevelopment of the landmark City Tattersall building on Pitt Street in the Sydney CBD.</p>

<p>Richard Crookes Constructions has already started the build of the striking new tower that will emerge above the heritage-listed former club that will be restored and converted into heritage hospitality venues.</p>

<p>The 50-level tower will have 241 high-end apartments and a 110-room hotel.</p>

<p><a href="https://www.urban.com.au/architects/bvn-architecture">BVN Architecture</a>&nbsp;won the design competition to create the new development, dubbed&nbsp;<a href="https://www.urban.com.au/new-apartments/sydney-house-194-204-pitt-street-sydney">Sydney House</a>, handling both the tower and the interiors.&nbsp;FJC Studio led the design of the heritage podium.</p>

<p>The project is expected to support more than 1,600 jobs during the construction phase and create significant long-term economic benefits once completed.</p>

<p><a href="https://www.urban.com.au/project-marketer/cbre-residential-australia" target="">CBRE</a>&nbsp;Residential Projects Senior Director Tim Rees says that once completed in 2027, Sydney House will be Sydney CBD’s newest icon blending modern architecture with historic grandeur located in one of the most prestigious enclaves of the CBD.&nbsp;</p>

<p>“Pitt Street is arguably the most significant street in all of Sydney," Rees said.</p>

<p>"Just a stone’s throw from Circular Quay, The Opera House, Hyde Park and Darling Harbour, Sydney House offers seamless connection with the CBD and beyond. Pitt Street Mall is literally across the road, and there is an abundance of dining venues in close proximity. The outlook from Sydney House will be breathtaking with views of Hyde Park and&nbsp;<a href="https://www.urban.com.au/developments/sydney-nsw-2000">Sydney’s famous iconic landmarks</a>&nbsp;on offer."</p>

<h3>Where: Crows Nest</h3>

<p>Burgeoning developer <a href="https://www.urban.com.au/developers/deicorp">Deicorp</a> will launch its first development in Crows Nest in 2025, a 16-level building at Five Ways Junction.</p>

<p>The tower, <a href="https://www.urban.com.au/new-apartments/falcon-alexander-8-alexander-street-crows-nest">Falcon &amp; Alexander</a>, will have 129 apartments above&nbsp;an 8,000 sqm commercial podium designed by Turner Studio.&nbsp;</p>

<p>Coronation Property is expected to finally launch its Chatswood apartment tower next year, having spent the majority of 2024 padding out its build-to-rent pipeline.</p>

<p>The $200 million development at 57-61 Archer Street, near Westfield Chatswood and Chatswood Chase, will home 130 apartments above 2,000 sqm of retail space.</p>

<p>“The site is in an ideal location, in a blue-chip area that is currently experiencing extensive investment into its town centre and the surrounding infrastructure," said Aras Labutis, Coronation Property's Head of Urban Transformations.</p>

<p>"These factors will drive further growth in the area and make Chatswood an excellent opportunity for owner-occupiers and investors.</p>

<h2>What: Queen Street</h2>

<h2>Where: Campbelltown</h2>

<p>Prominent Sydney apartment developer ALAND will be launching its Queen Street mixed-use precinct on their prime gateway site in Campbelltown.</p>

<p>The abandoned Brands on Sale outlet at 22-32 Queen Street will become a new community with around 558 apartments across five buildings. The two-hectare site will also comprise an Eat Street with retail and hospitality spaces and over 4,000 sqm of publicly accessible space, including a two-level community building with an auditorium, kiosk, and multi-purpose spaces.</p>

<p>“The construction and operational phases of the development will provide new jobs for the Macarthur region as well as a brand new Eat Street retail dining precinct.</p>

<p>“Campbelltown is an obvious choice for a project of this scale being a satellite city with great affordability and transport systems. Future residents will have access to Western Sydney University, Macarthur Square, Campbelltown Mall and Campbelltown Hospital, which is currently undergoing a $600 million upgrade.”</p>

<h2>Who: Abadeen</h2>

<h2>What: Henri House</h2>

<h2>Where: Darlinghurst</h2>

<h2>When: February 2025</h2>

<p>Luxury Lower North Shore developer Abadeen is heading south of the harbour for its latest apartment development.</p>

<p>Abadeen, with several active projects across Neutral Bay, Mosman and Naremburn, as well as several lined up in Melbourne, will launch Henri House, just 13 two, three and four-bedroom apartments in Darlinghurst.</p>

<h2>Who: Made Property</h2>

<h2>What: Kirribilli Harbour</h2>

<h2>Where: Kirribilli</h2>

<h2>When: February 2025</h2>

<p>Luxury developer Made Property Group is set to launch one of the first developments in Kirribilli in years.</p>

<p>They're revealing Kirribilli Harbour, two boutique buildings on the heritage Kirribilli Avenue, overlooking Mary Booth Lookout Reserve.</p>

<p>There will be just nine whole-floor residences across the four and five-level buildings with front row harbour views.</p>

<p>Two two-bedroom apartments will be available, as well as seven three-bedroom residences, each with a study.</p>

<p>EM BE CE has designed the building which will have interiors by Ennen &amp; Co and landscaping by Dangar Barin Smith.</p>

<h2>Who: Central Element</h2>

<h2>Where: Hyde Park</h2>

<p>Central Element is expected to launch its Hyde Park development, 271 Elizabeth Street, in 2025.</p>

<p>The development, in collaboration with equity partner, has been designed by the renowned architects Glenn Murcutt and Angelo Candalepas and will see 42 luxury apartments, mixed with hospitality spaces and amenities, replace the former&nbsp;16-level Hyde Park Inn Hotel.</p>

<p>The architectural design of the project places a strong emphasis on framing the picturesque views nearby, including the enchanting avenues along Elizabeth and Castlereagh Street.&nbsp;</p>

<p>A mix of two, three and four-bedroom apartments will be on offer, including full-floor apartments with terraces. Residents will have access to a full floor of amenities.</p>

<p>Central Element Managing Director Nathan Chivas said the goal is to transform the site into a pivotal cornerstone of Sydney's future.</p>

<h2>Who: Mirvac</h2>

<h2>Where: Green Square</h2>

<p>Mirvac's evolution of the Green Square precinct is set to continue next year following the recent completion of a trio of buildings in the area.</p>

<p>Having completed The Frederick, Portman on the Park, and Portman House earlier this year, Mirvac will be looking to launch the next two buildings in Green Square, a precinct they've been developing in collaboration with Landcom since 2012, transforming 13.7-hectares around Green Square Train Station to now homeapartments, eateries, a library, and a primary school.&nbsp;</p>

<p>The upcoming $315 million phase includes three new towers: two by Tzannes Architects (19 and 14 levels) with 124 and 183 apartments, and 14 retail spaces, and a 21-level tower by Bates Smart with 77 larger, owner-occupier-focused apartments.&nbsp;</p>

<p>The development will border the Green Square central plaza, adding to the precinct’s existing 1,000 residents.</p>

<h2>Who: Fortis</h2>

<h2>Where: Rose Bay</h2>

<p>Luxury national property developer, <a href="https://www.urban.com.au/developers/fortis">Fortis</a>, has several developments in the cross hairs across Sydney and Melbourne in 2025.</p>

<p>They'll be in a position to launch their latest Rose Bay development next year, having sought approval from the Woollahra Council in August for 11 three-bedroom apartments on <a href="https://www.urban.com.au/new-apartments/10-12-ian-street-rose-bay">Ian Street</a>.</p>

<h2>Where: Little Bay</h2>

<p>After a long approval process, Urban Property Group is expected to kick off the sales at its rare Little Bay apartment development, Coast, which they've already started building.</p>

<p>Hill Thali Architecture have designed the courtyard-style complex at 11 Jennifer Street which will home 76 one, two and three-bedroom apartments across three buildings.</p>

<p>Urban Property Group will be doubling down in 2025, with a continued focus in the western corridor they've primarily operated in.</p>

<p>They'll launch their station-focussed development Mayfair on Penrith, the final addition to their award winning series of projects in the Thornton precinct opposite Penrith Station.</p>

<p>Mayfair will have 287 apartments across two 10-level, mixed-use buildings, with the apartments sitting above significant ground-level retail spaces.[</p>

Sydney's top new apartment developments launching in 2025

<p>Downsizers and rightsizers have dominated the new and off the plan apartment market in 2024.</p>

<p>The two camps, downsizers in particular, are the least impacted by the continued high interest rates compared to a first home buyer or investor, positioning them as a key target for developers. Most of the new apartment developments that have come to the market in 2024 have been large apartments that suit the size and budgets of a downsizer.</p>

<p>Many downsizers have built significant equity in their family homes over the years and are now looking to move into more manageable living spaces, while also securing funds for retirement.</p>

<p>But where are downsizers and rightsizers looking to buy?&nbsp;</p>

<p>In this article, we've looked at the most popular suburbs in the <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> for both buyer demographics, highlighting some of the most popular developments in those areas.</p>

<h2>Broadbeach</h2>

<p><a href="https://www.urban.com.au/developments/broadbeach-qld-4218">Broadbeach</a> continues to be one of the most popular suburbs on the Gold Coast for every buyer demographic.</p>

<p>Broadbeach offers high-density projects, which lend themselves to the first home buyer and investors as well as the downsizer who wants a sky-high apartment with significant amenity options within the building, as well as full-floor luxury, which tends to be the most popular downsizer option.</p>

<p>It's a walk to the beach, its has its own bowls club, several parks, and primary school, as well as Pacific Fair, the second largest shopping centre in Queensland, and the revamped Star Casino precinct.</p>

<p>It's been the largest towers that have been targeted by next home buyers.</p>

<p>Crest Broadbeach, by <a href="https://www.urban.com.au/developers/morris-property-group">Morris Property Group</a>, and <a href="https://www.urban.com.au/new-apartments/victoria-albert-broadbeach-20-albert-avenue-broadbeach">Victoria &amp; Albert</a>&nbsp;by <a href="https://www.urban.com.au/developers/iris-capital">Iris Capital</a>, the landmark two-tower development on the former Niecon Plaza site.</p>

<p>The Albert Tower in V&amp;A has been more designed for downsizers, with larger apartments starting from $1.8 million.</p>

<p>Victoria &amp; Albert will comprise around 400 apartments, as well as a&nbsp;subtropical recreational podium with a lap pool, gym, and extensive landscaped areas.</p>

<p>The apartments will sit above a $200 million retail precinct which will have hand-picked retailers and hospitality venues.</p>

<p><a href="https://www.urban.com.au/new-apartments/crest-broadbeach-13-armrick-avenue-broadbeach">Crest</a> has also proven popular with the next home buyer demographic.</p>

<p>So far only the first tower has been released to the market, 184 two and three-bedroom apartments. The second tower, with slightly few apartments, will be released in the new year.</p>

<p>Crest will sit on&nbsp;Armrick Avenue, one of three streets that face the 4.2-hectare Broadbeach Park, a sought-after spot given it means protected south and eastern views toward the beach and the ocean.</p>

<p>On top of the view lines, Broadbeach Park is a drawcard by itself. Broadbeach Park is home to Broadbeach Bowls Club, which has stood as the focal point of Broadbeach since the mid-1950s, as well as Nikiforides Family Park, Broadbeach Croquet Club, and the Broadbeach Life Saving Club.</p>

<p>Morris is underway in construction of both the Crest towers, which will be completed in mid-2027.</p>

<h2>Chevron Island</h2>

<p>For the last three years, there's been a wide variety of options for local downsizers and rightsizers on&nbsp;<a href="https://www.urban.com.au/developments/chevron-island-qld-4217">Chevron Island</a>.</p>

<p>The island has been popular with those from New South Wales and Victoria who are looking to move to the Gold Coast.</p>

<p>Much like Broadbeach, Chevron Island residents get close proximity to Surfers, but its own different lifestyle, like the retail strip of Thomas Street and the thriving Home of The Arts precinct.</p>

<p><a href="https://www.urban.com.au/developers/siera">SIERA</a>&nbsp;chose Chevron Island for its debut Gold Coast apartment development, <a href="https://www.urban.com.au/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry</a>, currently under construction through SIERA's inhouse construction arm.</p>

<p><a href="https://www.urban.com.au/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry</a>, designed by <a href="https://www.urban.com.au/architects/bda-architecture">BDA</a>, will have 113 apartments across a 22-level building which is to be crowned by an amenity-fuelled rooftop with&nbsp;an infinity pool, private dining areas, and a gym.</p>

<p><a href="https://www.urban.com.au/developers/aniko-group">Aniko Group</a> also recently started construction of its first Chevron Island apartment development <a href="https://www.urban.com.au/new-apartments/orama-chevron-island-12-16-weemala-street-chevron-island">Orama</a>, which is comfortably over 80 per cent sold of the 102 apartments.</p>

<p>Also under construction through its own in-house building arm, Orama will rise 21 levels and will also feature significant rooftop amenity.</p>

<p>Aniko Group Managing Director, George Mastrocostas, said the sales success of Orama reaffirms that downsizers are the primary market driving the Gold Coast’s appetite for premium living experiences.</p>

<p>Eight of the 10 residences have sold, with prices starting from $3.7 million. Each apartment has three to four bedrooms, a multi-purpose room, and garaging for three to four cars.</p>

<p>The rising price per square metre in Chevron Island—averaging $11,000 for two-bedroom apartments in 2024—reflects the suburb's growing demand.</p>

<p>Palm Beach has been in a boom for years, with demand mainly coming from downsizers and rightsizers. This is due to the area's significant price growth and the types of apartments being developed.</p>

<p>Sherpa is catering for downsizers and rightsizers, in a different way, at its recently launched <a href="https://www.urban.com.au/new-apartments/flourish-palm-beach-6-12-sixth-avenue-palm-beach">Flourish on Sixth</a>.</p>

<p>Flourish on Sixth is the first in Sherpa's new Flourish brand which is trying to cater for a wider buyer pool than just luxury apartments on or near the beach.</p>

<p>Over 60 per cent of the one, two and three-bedroom apartments have been snapped up. The one-bedroom apartments were being offered for under $600,000, and a large number of the two's under $1 million.</p>

<p><a href="https://www.urban.com.au/developers/marquee-development-partners">Marquee Development Partners</a> is also seeing success at La Belle Palm Beach, one project targeting that affluent downsizer.</p>

<p>“Palm Beach has emerged as one of the Gold Coast’s most sought-after markets and <a href="https://www.urban.com.au/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle</a> is a world-class project that we have designed to meet sustained demand for premium residences on the southern Gold Coast,” Marquee Development Partners Director, Jacques Winterburn, said.</p>

<p>La Belle comprises 75 residences, including five two-level beach houses with nearly 400 sqm of living space.</p>

<p>Just two weeks after its official public launch earlier this year, over $100 million worth of sales were snapped up, with sales prices ranging from $2.5 million to $7 million.</p>

<p>Tech billionaire Robin Khuda’s <a href="https://www.urban.com.au/developers/ondas">Ondas</a> has received final approval for its long-awaited development in Sydney's millionaire's playground.</p>

<p>It's taken over three years for the six luxury apartments by <a href="https://www.urban.com.au/architects/rob-mills-architecture-interiors">Rob Mills Architecture</a> to be approved, on the Barrenjoey Road site of the former Palm Beach Fish &amp; Chips Shop.</p>

<p>The apartments will sit above three ground-floor retail spaces, next door to Barrenjoey House.</p>

<p>The approval follows years of revisions and challenges, including community opposition over concerns about height, bulk, and potential impacts on the area’s character.&nbsp;</p>

<p>Initial plans submitted in 2021 faced multiple setbacks, including rejection by the Northern Beaches Local Planning Panel and requests for significant design modifications to address community and planning concerns.&nbsp;</p>

<p>Despite these obstacles, the amended proposal has now been deemed a valuable addition to the Palm Beach locality.</p>

<p>Acting Commissioner Thorpe praised the project’s design, stating that it would “provide much-needed amenity, commercial business, and housing” while being “respectful of the adjacent heritage item.”&nbsp;</p>

<p>The site neighbours the historic Barrenjoey House, and its redevelopment is anticipated to enhance the area’s seaside atmosphere while maintaining its distinctive charm.</p>

<p>This project aligns with Khuda’s broader real estate ambitions under the Ondas banner, which focuses on high-end residential developments targeting affluent downsizers.&nbsp;</p>

<p>Ondas has recently completed six apartments in Manly, and they have a <a href="https://www.urban.com.au/news/vic/robin-khudas-ondas-gets-greenlight-for-22-million-st-kilda-apartment-development">project in St Kilda in Melbourne</a> which is expected to launch in 2025.</p>
