The Nicholas Murray-designed Port Melbourne property auction on the weekend fetched about $400,000 over reserve.

The home at 126 Heath Street sold for $3,705,000 through Greg Hocking Holdsworth who had a price guide of $2.5m plus for the luxury build.

Auction bidding opened at $2.3 million.

It was announced as on the market at $3.3 million.

The MBAV's Best Custom Home award winner was designed by Nicholas Murray architects and constructed by Hansen Living as the builder's own residence.

It has three bedrooms, two bathrooms, an executive home office, surround sound cinema room and a roof top terrace
