The Urban.com.au platform contains over 640 projects in Queensland alone – a number which continues to grow as Brisbane's property market shows exponential growth. Recent ABS data identified a significant rise in interstate migration over the decade to June 2017, attracting approximately 11,000 additional residents annually. Another reason for Queensland's thriving property market could be due to the higher residential gross property yields which were at 4.5% in December, compared to Sydney's 3.3% and Melbourne's 3.5% [AFR]. With these statistics in mind, it has been interesting to observe the rapid increase in construction taking place across the state.

#3 30 ALBERT STREET

Situated next to the Botanic Gardens and Brisbane River, 30 Albert Street's shimmering blue and bronze tower has undergone a series of iterations before arriving at the final design by Cox Architecture, which is being constructed today. The 91-storey building will feature 857 apartments with 1, 2 and 3 bedroom configurations as well as one luxury penthouse. The development also contains multiple full-floor recreation levels which include communal gardens, pools and gyms – including a double-height recreation space which will crown the tower, with views overlooking Beatrice Lane.

#5 ELIZABETH ARCADE

A $150 million two-tower development is currently under construction on the site of Elizabeth Arcade. The 30,000 square metre development is Student One's third development in Brisbane's CBD. The building will offer configurations from studio sized apartments, through to 6 bedroom dormitories, with lower level apartments even offering private outdoor areas. The development has also been designed to accommodate communal living, with a number of shared outdoor zones, break-out spaces, study areas, a games room, gym, media room and more.

#6 NO.1 BRISBANE

No.1 Brisbane aims to set a new standard for environmentally conscious design with an abundance of green-spaces rising up the 81-storey residential tower. The building will comprise of 543-units and 1102-bedrooms with resort-style luxury amenities including a rooftop spa and recreation area, lagoon pool and lawned terraces – which could be considered a rarity in the heart of the CBD!
