Creating an apartment building which will cater to every need of its inhabitants can be a challenging pursuit. However, Mirvac’s newest addition to its Tullamore precinct 'Folia Apartments' challenges this idea with a multitude of resident amenities including co-working facilities, private gardens and opportunities to entertain guests.

“We recognise that as the Tullamore community evolves, living options need to be more customisable, responsive and flexible. Mirvac Design has achieved this at Folia, with a diverse range of apartment configurations and generous floor plans that provide a genuine alternative to a traditional home.”

- Elysa Anderson, Mirvac General Manager of Residential Victoria

The low-rise structure will feature 102 boutique apartments, ranging from one bedroom apartments through to 171 square meter penthouses will join Tullamore's Phoenix Apartments which are due for completion next month. The precinct will be replacing the former 47-hectare Eastern Golf Course in Melbourne’s Doncaster region, and will feature a Next Gen Health & Lifestyle Club; cafes and restaurants; walking and cycling trails; indoor and outdoor pools; tennis courts; and even events hosted by Tullamore’s management.

The Mirvac design team have taken into consideration the needs of owner-occupier buyers. Whether it be savvy first-home-buyers, down-sizers or those wanting a low-maintenance lifestyle, the design will offer something unique for everyone.

“We listen and learn from our customers and there is demand in particular from downsizers who want an apartment tailored to their needs, as well as a secure, low-maintenance lifestyle within an established community. They want to remain in the area where they may have lived for the past 20 to 30 years, in an environment that fosters social connectivity and a healthy lifestyle."

- Elysa Anderson, Mirvac General Manager of Residential Victoria

A semi-enclosed, generous entertaining area is located on the building’s rooftop and has been designed to ensure residents have somewhere private and relaxing to entertain friends. A kitchen, lounge and dining areas are available to book for events. The precinct itself also contains over 20% of green open spaces to be enjoyed by the community — including multiple BBQs, parks and picnic areas, perfect for alfresco dining.

A co-working facility will give residents the flexibility to work from home, while a ground level kitchen garden will provide fresh produce year-round. Each balcony and terrace will feature large planter boxes for the keen gardener. Each kitchen will boast state-of-the-art Miele appliances, island benches and even the option to upgrade your appliances for those who seriously love cooking.

The design draws on inspiration from its surrounding landscape by using organic free-flowing curves and natural materials such as timber, soft grey terrazzo tile flooring as well as neutral colouring. Large stacker-slider doors and recessed downlights create a sense of space in each apartment, and an abundance of greenery inspires a relaxing and tranquil environment.

“The design of Folia is graceful and organic, featuring expansive glass and timber surrounded by hanging greenery that creates a connection to the landscaped environment of the Tullamore community. The building is a series of linked pavilions, complemented by a curved façade with balconies that wrap the building, creating a natural viewing platform for residents to enjoy breathtaking views of the surrounding parks and garden.”

- Michael Wiener, Mirvac Design Director
