Middle Park trophy home sold for $3.9 million

A modern Middle Park trophy home sold prior to its weekend auction for $3.9 million, well above its pre-auction expectations.

The home at 56 Patterson Street was offered through Greg Hocking Real Estate whose price guide had been $3.5 million to $3.7 million.

The $840,000 build came in 2009 after the 400sqm block was bought for $1.78 million in 2007, according to CoreLogic.

The tuckpoint-brick Victorian retains its original front verandah, overlooking the front rose garden.

It was extended over a decade ago to add a rear kitchen, dining and family space which flanks a swimming pool. 

The result continues a string of post-lockdown sales including a $3.62 million sale on the previous weekend, after having been listed with $3.4 million vendor hopes.

It was a two-bedroom 93 Harold Street offering.
