Gullaweena, a 44 hectare Paddys River farm on the edge of the Southern Highlands, has been listed for sale for $3.2 million.

The Inverary Road farm, near Bowral, currently operates half of the main residence as a guest house, which rents at $190 a night.

The self-contained guest house comprises three bedrooms and a two storey library room.

The other side of the homestead has a further three bedrooms, three bathrooms and a games and art room.

The stable complex, dressage arena and round yard have recently been improved. There are also new stockyards, a machinery shed, hay shed and workshop.

Campbell Jones Property agent Angus Campbell-Jones is marketing the home that last traded for $1.45 million in 2012.
