Urban.com.au: Where did you draw inspiration for Cannes from?

Ben Crossan: Marquee were fortunate to secure the last significant high-density riverfront development site within walking distance to the beach on the Gold Coast, with an amazing 95m frontage to the Nerang River. Given its location and position, we wanted to incorporate on the exterior curved elements that reflect the curves of the main river we are positioned on and the rolling waves from the ocean nearby. Meanwhile, for the interior design we looked to the French Riviera theme inspiration to pay homage to the street and project name, Cannes – Waterfront Living. 

U: What is the price range of the apartments and are the floorplans flexible?

BC: Marquee worked incredibly hard to provide a genuine value proposition to the buyers of Cannes across all floor plans with 2 bedroom units ranging from mid $500k to low $600k, 2 beds plus MPR from $750k to $820k, 3 beds from $750k to low $1.3M, and 4 bedroom penthouses from $2 million to $2.55 million. WE have worked with a number of buyers to provide flexibility in their apartment design. We have an inhouse team with design backgrounds that can work closely with a buyer to customise elements when they buy off the plan early.

U: What were the top 5 features you decided had to be included in the development and why?

BC:

  1. The 95m of Nerang River Frontage – this allowed us to provide several units with extra-wide apartment frontages and lots of glass to maximise views from all bedrooms and living areas.
  2. The Ground floor resident riverfront recreation area with 25m lap pool, sunset drinks bar, bocce court and 45m boat pontoon with multiple boat and jet ski moorings
  3. The Resident rooftop pavilion with 270-degree views which capture the Nerang River, Gold Coast city skyline and the ocean
  4. Cannes has restricted all short-term letting so our owner-occupiers and long-term residents can enjoy a peaceful community without the stress of holiday guests and AirBNB’s
  5. A residents Billiards room and library which is designed for residents to relax and unwind with friends and family with stunning views over the gold coast skyline.

U: What do you think buyers seek out the most in your development?

BC: Buyers are increasingly discerning and are seeking quality finishes and design, water and city views and value for money in the current environment irrespective of the price of the apartment. A number of our Cannes purchasers have been monitoring the market for a long time waiting for the right opportunity. Cannes offers buyers sustainable water views which provide our buyers with a level of certainty and comfort so they can purchase with confidence.    

U: If you had to choose your favourite aspect of the building, what would it be?

BC: We have engaged renowned DBI architects who have done an amazing job in creating a contemporary tower design which gives an appearance of two slender structures side by side, each side with its own identity and characteristics. My favourite aspect is the northern end of the tower which incorporates beautiful glass curvature which opens wonderful view lines from our north-west and northeast three-bedroom units.

U: What makes your project stand out from other properties on the market?
