Infrastructure executive Phil Dreaver sold his Kew home, Grange House, before spending $26.25 million on a Toorak home, the most expensive in Victoria.

The Netflow managing director and wife Sally paid $10 million for Grange House in 2014 when it was bought from Evan Thornley.

They were asking $10 million plus through Marshall White in conjunction with Kay & Burton.

Set on 2623 sqm, the six bedroom landmark Edwardian at 19 Grange Road blends period features with a contemporary gallery-like rear extension.

The living areas overlook northern and western courtyards and a 25 metre lap pool sits in the large garden with alfresco dining areas.

There's a gym and a temperature controlled wine room. Interiors came from Hecker Guthrie.

Dreaver emerged as the record buyer of the Toorak new build of entrepreneurs Daniel and Danielle Besen, from the billionaire Besen family, the Sussan retail chain founders.

Designed by Wood-Marsh with a sculpturally imposing facade, the modernist home has four bedrooms, five bathrooms, six powders rooms, two wine rooms and an art gallery.

Marshall White agent Marcus Chiminello secured the record sale. It had been tipped for it to go as high as $30 million.

It topped Melbourne's previous record of $24.1 million set in 2015 when the Smorgan family sold their Toorak home.

The Victoria state record had been Ilyuka, a Portsea clifftop that sold for $26 million in 2010.

The biggest sale in Toorak so far this year has been 20 Linlithgow, which sold through Unique Estates agent Nicolette van Wijngaarden who had a $14 million price guide.
