From Wimbledon to Chevron Island: Urban Buyer Q&A

<p>It's been well documented that the Brisbane unit market has been one of the strongest property markets in Australia in 2024.</p>

<p>Only bettered by Perth, the growth in the unit market in <a href="https://www.urban.com.au/developments/brisbane-qld">Brisbane</a> has been the strongest it has been in around four decades, exclusive data from property data analytics company CoreLogic found</p>

<p>You'd have to go <a href="https://www.urban.com.au/news/qld/brisbane-units-growing-at-fastest-rate-since-1988">back to the 1980s</a> to find a better year of growth.</p>

<p>The tight supply in both the established and off the plan market has driven the growth in both segments. When there has been new projects launched in 2024, which have been few and far between, the apartments have been snapped up.</p>

<p>While there are several key developments that have been submitted to the Brisbane City Council, and approved, over the course of 2024, it's difficult to know when those large-scale projects will go to market given the complexities in the built environment in South East Queensland.</p>

<p>In this article, we take a closer look at the&nbsp;<em>what</em>, the&nbsp;<em>who</em>, and the&nbsp;<em>where</em>&nbsp;of the best new apartment developments launching in Brisbane in 2025.</p>

<h2>What: Callista on Park</h2>

<h2>Where: 111 Boundary Street, West End QLD 4101</h2>

<h2>Who: Sekisui House Australia</h2>

<p>After nearly a decade of redefining the apartment landscape in <a href="https://www.urban.com.au/developments/west-end-qld-4101">West End</a>, <a href="https://www.urban.com.au/developers/sekisui-house-australia">Sekisui House Australia</a> is set to pull the final curtain at its $1.2 billion, multi-award-winning West Village community.</p>

<p>The final tower, <a href="https://www.urban.com.au/new-apartments/callista-on-park-west-end-111-boundary-street-west-end-qld-4101">Callista on Park</a>,&nbsp;will have 96 two, three and four-bedroom apartments and a roof terrace with an infinity pool edge, a wellness area, dining areas, and an open-air conservatory, all of which will be surrounded by landscaping and extensive city views.</p>

<p>Renowned architecture firm Rothelowman has designed Callista, having previously been the lead architect for the village's penultimate stage, The Allere Collection, where there are just a handful of apartments remaining.</p>

<p>The Opulnet Collection has the largest floorplans that have been produced in the now thriving community. There are four and five-bedroom configurations on offer, with internal living spaces ranging from 184 sqm to 300 sqm.</p>

<p><a href="https://www.urban.com.au/new-apartments/the-allere-collection-west-village-mollison-street-west-end">The Allere Collection</a> will finish construction in early 2025, paving the way for Callistra construction to start later in the year.</p>

<h2>What: One Hundred on Leichhardt</h2>

<h2>Where:&nbsp;100 Leichhardt Street, Spring Hill</h2>

<h2>Who: Dibcorp</h2>

<p>Franco Di Bartolomeo's <a href="https://www.urban.com.au/developers/dibcorp-properties">Dibcorp</a> will be taking its redevelopment of the <a href="https://www.urban.com.au/developments/spring-hill-qld-4000">Spring Hill</a> Hotel to market in the coming months.</p>

<p>Dibcorp, who sold out Bide Newstead before its completion last year, will be launching <a href="https://www.urban.com.au/new-apartments/one-hundred-on-leichhardt-100-leichhardt-street-spring-hill">One Hundred on Leichhardt</a>, an 18-level tower above the former Spring Hill Hotel.</p>

<p>As part of the development, Dibcorp will be restoring the old hotel which has fallen into disrepair in recent years.</p>

<p>Above the hotel, and new retail and commercial spaces will be 119 two and three-bedroom apartments.&nbsp;</p>

<p>To give buyers confidence, Dibcorp has already started construction on site at 100 Leichhardt Street, just down the road from Roma St Parklands and the convenience of Boundary Street that runs through from Brisbane Grammar School to the Howard Smith Wharves.</p>

<p>Milestone Property Group, led by veteran project marketer Jeremy Gilmore, will be handling the sales and marketing.</p>

<h2><span id="cke_bm_5431S" style="display: none;">&nbsp;</span>What: Two towers, 795 apartments</h2>

<h2>Where: 204 Alice Street, Brisbane</h2>

<h2>Who: Meriton</h2>

<p>Harry Triguboff's apartment giant&nbsp;<a href="https://www.urban.com.au/developers/meriton" target="">Meriton</a> will be expected to launch its three-tower <a href="https://www.urban.com.au/new-apartments/204-alice-street-brisbane">Alice Street, Brisbane CBD development</a> next year, having secured approval for the&nbsp;$1.3 billion project in October.</p>

<p>There will be just under 800 apartments across the two skyscrapers,&nbsp;designed by their go-to architect in Queensland&nbsp;<a href="https://www.urban.com.au/architects/dbi">DBI</a>&nbsp;who has designed Meriton's recent Gold Coast portfolio.</p>

<p>The towers will sit on the 5,485 sqm site directly across the road from the City Botanic Gardens from the Alice Street frontage. They will include a childcare centre, retail and food and beverage spaces, and communal open space facilities like swimming pools, an outdoor gym and play space on the level five podium level before it gives way to the main tower structure.</p>

<h2>What: The Bedford by Mosaic</h2>

<h2>Where: 16-30 Prospect Street,&nbsp;Kangaroo Point</h2>

<h2>Who: Mosaic Property Group</h2>

<p>Bulletproof builder-developer, <a href="https://www.urban.com.au/developers/mosaic-property-group" target="">Mosaic Property Group</a>, has two new projects set to launch in Kangaroo Point.</p>

<p>The most impressive is <a href="https://www.urban.com.au/new-apartments/the-bedford-by-mosaic-16-30-prospect-street-kangaroo-point">The Bedford by Mosaic</a>, 128 apartments above a full-line Woolworths on a Prospect Street site that has been vacant for over three decades.</p>

<p>Morris tweaked the plans they inherited from Woolworths' development arm Fabcot, bringing in <a href="https://www.urban.com.au/architects/cottee-parker-architects" target="">Cottee Parker</a> to revise the scheme to include more three and four-bedroom apartments.</p>

<p>The building will also have a gym on the podium level, with the majority of facilities, like a 20m pool, wellness space with sauna and ice plunge, golf simulator and kitchen and dining space, located on the rooftop.</p>

<h2>What: 23-level tower, 126 apartments</h2>

<h2>Where: Linton Street, Kangaroo Point</h2>

<h2>Who: Mosaic Property Group</h2>

<p>After The Bedford, Mosaic will no doubt be looking to take advantage of the boom around the Olympics precinct.</p>

<p>They have another site in Kangaroo Point, just one row back from The Gabba at <a href="https://www.urban.com.au/new-apartments/77-linton-street-kangaroo-point">77 Linton Street</a>, where they have approved plans for a 23-level, BDA Architecture-designed tower with 126 apartments.</p>

<p>They will be 80 two-bed and 46 three-bedroom apartments in the building that also borders Vulture Street.</p>

<p>BDA wrote in their planning documentation that the surrounding density of the "exceptional site" suggests it is the perfect location for the proposed development.</p>

<p>"The site’s prime location in close proximity to The Gabba Stadium provides an ideal opportunity to create long and short term accommodation options for sporting and entertainment events," BDA said.</p>

Brisbane's top five new apartment developments to go to market in 2025

<p>The hot new apartment market in Palm Beach is set to receive another injection of luxury apartments in early 2025, with two recent approvals paving the way for more half and full-floor apartments near the beach.</p>

<p>Sydney-based developer <a href="https://www.urban.com.au/developers/chanine-developments">Chanine Developments</a> has been given the green light to develop its first project outside of New South Wales, while local developer <a href="https://www.urban.com.au/developments/palm-beach-qld-4221">Macquarie York</a> has its sights set on launching <a href="https://www.urban.com.au/new-apartments/cirrus-palm-beach-1101-gold-coast-highway-palm-beach">Cirrus</a> after its recent approval.</p>

<p>Earlier this year Chanine Developments secured a prime site across 1407 Gold Coast Highway and 402-404 The Esplanade, swiftly filing plans for a boutique eight-level building with 15 half-floor apartments and a massive five-bedroom penthouse with a private rooftop pool.</p>

<p>Marwan&nbsp;Chanine&nbsp;said the vision&nbsp;is to bring the opulence of the Eastern Suburbs to&nbsp;<a href="https://www.urban.com.au/developments/palm-beach-qld" target="">Palm Beach</a>, in both finishes and aesthetics.</p>

<p>"The team is consistently looking across the entire eastern seaboard, and we've always loved Queensland,"&nbsp;<a href="https://www.urban.com.au/developers/chanine-developments" target="">Chanine</a>&nbsp;said of their first project outside of New South Wales.</p>

<p>"We're not building anymore coastline, so there's always value on the water."</p>

<p>Chanine has completed several developments across Sydney over the years, and is soon to launch a new project in Bellevue Hill, one of Sydney's most affluent suburbs.</p>

<p>The project is expected to hit the market in the first quarter of 2025.</p>

<p>Macquarie York is working toward an early 2025 launch of Cirrus, which also recently received approval from the Gold Coast City Council.</p>

<p>Cirrus is further south than the Chanine development, near the Palm Beach Surf Club and meeting the prestigous Jefferson Lane. It will comprise just 10 full-floor apartments and a two-level penthouse.</p>

<p>Cirrus will also feature a level one recereation deck with a swimming pool and lounge area overlooking the ocean.</p>

<p>Macquarie York secured a height uplift for Cirrus, at 13 levels. Managing Director Roy Skaf highlighted the strong engagement from the Gold Coast City Council to get the project approved.</p>

<p>“I want to acknowledge the exceptional engagement from Gold Coast City Council Oﬃcers throughout the assessment process, and thank both the Planning &amp; Regulation Committee and Full Council for their overwhelming support of this landmark development," Skaf said.</p>

<p>"Their vision and support have been instrumental in bringing Cirrus to life.”</p>

<p>Macquarie York had Plus Architecture take the architectural lead for the development.</p>

<p>“Having experienced Plus Architecture’s design excellence capabilities on Nina Chevron Island and Sunset Residence in Surfers Paradise, we knew they could help us achieve something truly exceptional here," Skaf added.</p>

<p>"The result speaks for itself – Cirrus will be an iconic addition to Palm Beach’s skyline and sets new standards for sophisticated beachfront living on the Gold Coast.”</p>

<p>Palm Beach has been one of the most searched suburbs on <a href="Urban.com.au">Urban</a> since the pandemic hit in early 2020, and its popularity hasn't abated.&nbsp;</p>

<p>The problem has only been surrounding stock, rather than demand. Projects back in 2021 and 2022 flew off the shelves and quickly sold out, leaving buyers waiting for the next available development, which wasn't forthcoming as the market went through a cycle of developers buying sites and submitting applications.</p>

<p>The <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> is set to see an exciting wave of new apartment developments completed in 2025, adding to the region's ever-growing skyline and reinforcing its reputation as one of Australia's most sought-after destinations for both investors and residents.</p>

<p>As demand for premium living spaces continues to rise, these seven new off the plan developments each offer a distinct style of living, ranging from island retreats and gated communities to absolute beachfront properties—and everything in between.</p>

<p>Several of these developments, marketed during and shortly after the pandemic, have attracted a significant portion of buyers from Sydney and Melbourne, many of whom plan to relocate to the Gold Coast upon completion or soon after.</p>

<p>Just two half-floor apartments remain, not including the two-level penthouses which will be released to the market early next year.</p>

<p>The 22-level, <a href="https://www.urban.com.au/architects/bda-architecture">BDA</a>-designed tower comprises 113 apartments that have proven popular with downsizers and those from regional NSW and VIC.</p>

<p>The rooftop is one of the best on the Gold Coast, with home to a private dining space and kitchen, which can be closed off, lounge and fire pit, yoga lawn, pool, spa and sundeck, barbecue and alfresco area, gym, sauna, steam room, and lounge area separated by extensive landscaping.</p>

<p>Tapestry was the first development SIERA took on in the Gold Coast, having spent several years building boutique townhouse developments in Brisbane's inner-ring.</p>

<p>SIERA Founder Brent Thompson had been&nbsp;scoping out the Gold Coast market for 18 months before purchasing a prime 1500 sqm site on Darrambal Street.</p>

<p>On submitting plans for Tapestry in 2021, Thompson said&nbsp;<a href="https://www.urban.com.au/developments/chevron-island-qld" target="">Chevron Island</a>&nbsp;has a "great local community".</p>

<p>"It's a tight-knit community, while being ideally located just a five-minute walk from the international tourist hub of Surfers Paradise."</p>

<p>SIERA's in-house construction team is delivering Tapestry, a 22-level tower with 113 apartments just off the Thomas Street retail strip.</p>

<p>"We have always built in-house, so it was really more about building a team of experienced high-rise staff to deliver Tapestry as we always have as builder/ developer," Thompson says.</p>

<h2>What: Capri</h2>

<h3>Who:&nbsp;Monaco Property Group</h3>

<h3>Where:&nbsp;81 Salerno Street, Isle Of Capri QLD 4217</h3>

<p><a href="https://www.urban.com.au/new-townhouses/capri-81-salerno-street-isle-of-capri">Capri</a> will be the only major townhouse development to be completed in the heart of the Gold Coast in 2025.</p>

<p>More like a luxury villa community rather than the traditional townhouse, Capri, named after its location on the Isle of Capri, is being built by Greyburn on behalf of developer <a href="https://www.urban.com.au/developers/monaco-property-group">Monaco Property Group</a>.</p>

<p>Construction is on track for completion in late 2025.&nbsp;</p>

<p>The $390 million development is currently under construction by building giant <a href="https://www.urban.com.au/builders/hutchinson-builders">Hutchison's</a>, who are expecting a Q3 2025 completion.</p>
