The Osment Prahran - 3-7 Grattan Street, Prahran

<p>Prahran's new apartment market is set for a bumper 2025, with several developments soon to come to market.</p>

<p>Tom Howgate's <a href="https://www.urban.com.au/developers/kincrest">Kincrest</a> is soon to launch <a href="https://www.urban.com.au/new-apartments/the-osment-prahran-3-7-grattan-street-prahran">The Osment</a>, 22 apartments overlooking Grattan Gardens, while Adam Coff's <a href="https://www.urban.com.au/developers/coff-property-group">Coff Property Group</a> recently secured approval for <a href="https://www.urban.com.au/news/vic/coff-property-secure-permit-for-luxury-prahran-townhouses">17 townhouses on Chomley Street</a>.</p>

<p>The latest entrant to the market is B&amp;B Property Group, who have secured the longtime St Edmonds Road home of InterFlora, the international flower and gift distributor, who hve ben in the two-level office building for the last two decades.</p>

<p>They will be finalising plans over 2025, but won't settle on the $9 million purchase until 2026 when Interflora relocate their new head office in <a href="https://www.urban.com.au/developments/west-melbourne-vic-3003">West Melbourne</a>.</p>

<p>Gorman Commercial's&nbsp;Peter Bremner and Jonathon McCormack secured the Prahran sale of the 964 sqm site which came with a&nbsp;design and development overlay allowing multi-level apartments or a mixed-use development to be built on the site.</p>

<p>The property is centrally positioned in Prahran just off Greville Street near Prahran Train station and Chapel Street, and between Malvern Road &amp; High Street.</p>

<p>Ben Buxton of B&amp;B Property Group said St Edmonds Road is a&nbsp;standout street <a href="https://www.urban.com.au/developments/prahran-vic-3181">in the suburb</a>.</p>

<p>"The site and location presented us with a great opportunity to introduce an above market product to one of Melbourne’s oldest and most eclectic locales," Buxton says.</p>

<p>"The proposed building, designed by Cera Stribley Architects is a timeless homage to the colourful and creative spirit of the area."</p>

<p>The apartments, which will sit above ground-floor commercial and retail offerings, will be enveloped in landscaping by Jack Merlo and feature interiors by Hecker Guthrie.</p>

<p>Gorman Commercial's&nbsp;Peter Bremner said the show of confidence by B&amp;B Property Group to acquire the site despite some continuing headwinds in the development market indicates the strength of the location and lack of future supply of sites in this central Prahran area.</p>

<p>“There was interest in the property from owner occupiers seeking to buy the building for their own office headquarters, but as it turned out the development value exceeded the office value which can often happen in these prime inner city fringe locations."</p>

<p>Melbourne’s off the plan apartment market received a major boost in October when the Victorian Government announced the immediate abolition of stamp duty, effective for the next 12 months until October 2025.</p>

<p>The surprise announcement quickly ignited a flurry of activity among developers who had previously been holding off launching projects, waiting for a range of unpredictable factors to align before launching new projects.</p>

<p>With this new incentive expected to increase buyer demand, many developers are now eager to get their projects into the market as soon as possible.</p>

<p>As a result, Melbourne is set to see a significant influx of new projects in 2025, from towering CBD developments — which have largely been absent in the past five years — to boutique buildings in some of the city’s trendiest suburbs.</p>

<p>In this article, we explore where, what, and who is driving the most exciting new developments coming to Melbourne in 2025.</p>

<p>One of the first CBD tower launches in recent memory is set to hit the market in 2025 with&nbsp;<a href="https://www.urban.com.au/developers/far-east-consortium">Far East Consortium</a>, the developer of the four-tower, $1 billion West Side Place on Spencer Street, seeking to again change the Melbourne CBD skyline.</p>

<p>Early next year they'll launch Monument, just over 600 apartments at 640 Bourke Street, at the eastern end of the long street and a stone's throw from Flinders Station.</p>

<p>Monument has been designed by <a href="https://www.urban.com.au/architects/rothelowman">Rothelowman</a> and will integrate four levels of amenities, gallery spaces, and a revitalised Langs Lane which will be in the redeveloped Eliza Tinsley building which dates back to 1925.</p>

<p>One, two and three-bedroom apartments will start from $640,000.</p>

<h2>Who: S P Setia</h2>

<h2>What: Atlas, Melbourne</h2>

<h2>Where: Melbourne</h2>

<p>Malaysian developer <a href="https://www.urban.com.au/developers/s-p-setia">S P Setia</a>, who has been behind the likes of UNO Melbourne, Sapphire by The Gardens, and Fulton Lane, is also set to launch a new tower in the CBD.</p>

<p><a href="https://www.urban.com.au/new-apartments/atlas-melbourne-383-la-trobe-street-melbourne">Atlas Melbourne</a>, a 71-level skyscraper at 383 La Trobe Street, just down the road from UNO, will have just shy of 800 apartments.&nbsp;</p>

<p><a href="https://www.urban.com.au/architects/cox-architecture">Cox Architecture</a> has worked with <a href="https://www.urban.com.au/architects/fk-australia">FK Australia</a> to create what it being pitched as "something new for Melbourne, while being entirely of Melbourne.</p>

<p>It pays homage to the history of the 2,850 sqm site, formerly the home of the Royal Mint.</p>

<p>There will be around 163 studio apartments on offer, 373 one-beds, 206 two's, and 55 three-bed apartments, located above a two-level arcade with eight retail tenancies.</p>

<h2>Who: CASA</h2>

<h2>What: 671 Chapel Street</h2>

<h2>Where: South Yarra</h2>

<p>South Yarra's famous Chapel Street is set for an injection of new apartments, and it's not Gurner's Jam Factory redevelopment.</p>

<p>Developer CASA has taken over a site at 671 Chapel Street, a site which has had several planning approvals over the years, the most recent coming earlier this year when Daniel Grollo's HOME was approved for a build-to-rent project.</p>

<p>CASA has grabbed the reigns and will launch a collection of one, two and three-bedroom apartments designed by <a href="https://www.urban.com.au/architects/bates-smart">Bates Smart</a> and in landscaping by <a href="https://www.urban.com.au/landscape-architect/jack-merlo">Jack Merlo</a>.</p>

<p>The Chapel St site is just behind Melbourne High School, which means protected viewlines to the CBD.</p>

<p>CASA is led by Renato Calandro, a former executive of Grollo's Grocon and HOME. CASA is also working on projects in Fitzroy, Port Melbourne, and a development in North Sydney in a joint venture with Podia.</p>

<h2>Who:&nbsp;Abadeen</h2>

<h2>What: Grandview Prahran</h2>

<h2>Where: Prahran</h2>

<p>The VIC arm of luxury Sydney developer <a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a> has been active in the market since entering it around 12 months ago.</p>

<p>Currently developing <a href="https://www.urban.com.au/new-apartments/malea-94-burke-road-malvern-east">Malae</a>, a boutique collection of seven apartments in <a href="https://www.urban.com.au/developments/malvern-east-vic-3145">Malvern East</a>, of which more than half are spoken for, will kick off 2025 by launching their second Melbourne project.</p>

<p>Earlier this year Abadeen, who is being led locally by former CBRE executive and developer Andrew Leoncelli, secured a prime 2,198 sqm site at 616-646 High Street&nbsp;in Prahran. They had Carr put together the designs for <a href="https://www.urban.com.au/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">Grandview Prahran</a>, which curves around a national trust significant Smookt Bark Apple tree.</p>

<p>The four-level building will have 26 large-scale aparments, with the two-beds starting from around 100 sqm and the three's ranging in size to 269 sqm.</p>

<h2>Who:&nbsp;Abadeen</h2>

<h2>Where: Caulfield North</h2>

<p>Abadeen is going large-scale again next year, and another parkside project.</p>

<p>Later in the year they're hoping to launch a new project in&nbsp;<a href="https://www.urban.com.au/developments/caulfield-north-vic-3161?sort=">Caulfield North</a>, predominantly made up of large three-bedroom apartments.</p>

<p>The 1,060 sqm site at <a href="https://www.urban.com.au/new-apartments/219-229-balaclava-road-caulfield-north">219-229 Balaclava Road</a>, directly across from Caulfield Park, came with approved plans for a seven-level building.</p>

<p>Abadeen brought in architecture firm Powell &amp; Glenn to alter the apartment makeup and tweak the design to give it a "New York-style feel".</p>

<p>Large apartments for the downsizer is the path Abadeen is taking in Melbourne, following the blueprint of what Abadeen has created for decades across Sydney's most affluent suburbs in the Lower North Shore.</p>

<h2>Who: Hamton</h2>

<h2>What: Scotch Hill Gardens</h2>

<h2>Where: Hawthorn</h2>

<p>Community developer <a href="https://www.urban.com.au/developers/hamton">Hamton</a> will launch Scotch Hill Gardens, its highly anticipated Hawthorn masterplan on the former home of the University of Melbourne, early next year.</p>

<p>The six-building, low-rise precinct will comprise 365 residences, a mix of apartments and townhouses, as well as 5,500 sqm of new publicly-accessible green space and a new retail village to <a href="https://www.urban.com.au/developments/hawthorn-vic-3122">Hawthorn</a>.</p>

<p>The major residential development <a href="https://www.urban.com.au/new-apartments/hawthorn-vic-3122">Auburn Road</a> is one of the largest to be approved under the Allan government’s accelerated Development Facilitation Program, which seeks to reduce the application timeframe for eligible projects.</p>

<p>After a joint application from <a href="https://www.urban.com.au/developers/hamton">Hamton</a> and the University of Melbourne in March 2022, the Planning Minister oversaw the rezoning of the site from public use to enable residential development and approved a detailed development plan to govern planning outcomes for the 1.6ha site.</p>

<p>Hamton’s Founder and Executive Chairman, Paul Hameister OAM, said the project will create a rare opportunity for buyers in a premium suburb that is highly sought-after.</p>

<p>Sales are expected to launch in February.</p>

<h2>Who:&nbsp;Time &amp; Place</h2>

<h2>What: Glen Iris Village Corner</h2>

<h2>Where: Glen Iris</h2>

<p>Diversified property developer <a href="https://www.urban.com.au/developers/time-place">Time &amp; Place</a>, in partnership with Woolworths Group, is expected to launch sales of its recently approved $150 million mixed-use development in Glen Iris.</p>

<p>The five-level project at 173 Burke Road will comprise 60 apartments targeted at downsizers and young and multi-generational families.</p>

<p>Diversified national property developer <a href="https://www.urban.com.au/developers/goldfields-group">Goldfields</a> is heading to <a href="https://www.urban.com.au/developments/richmond-vic-3121">Richmond</a> for its latest residential development.</p>

<p>The plan is for a 12-level, mixed-use building with 125 apartments above ground floor retail at <a href="https://www.urban.com.au/new-apartments/9-15-brighton-street-richmond">9-15 Brighton Street</a>, near East Richmond Station.</p>

<p>Developer <a href="https://www.urban.com.au/developers/kincrest">Kincrest</a> will be bringing one of the best parkside developments to <a href="https://www.urban.com.au/developments/prahran-vic-3181">Prahran</a>, on a prime 1,613 sqm site on Grattan Gardens.</p>

<p>They'll be launching 22 two, three and four-bedroom apartments across a seven-level building at 3-7 Grattan Street, a site with a 35-metre frontage to the popular Prahran park.</p>

<p>Design-driven developer <a href="https://www.urban.com.au/developers/milieu-property">Milieu</a>&nbsp;is returning to <a href="https://www.urban.com.au/developments/brunswick-vic-3056">Brunswick</a> for its next development, Saxon Street by Milieu, which will launch in early 2025.</p>

<p>Adjacent to the Brunswick Baths and Library, Saxon Street by Milieu will offer a mix of 80 one, two, and three-bedroom apartments designed by <a href="https://www.urban.com.au/architects/jackson-clements-burrows-architects">Jackson Clements Burrows Architects</a>, with interiors by DesignOffice and landscaping by Oculus.</p>

<p>This will be Milieu’s eighth project with DesignOffice and alongside sustainability as standard, Milieu says the apartments "will embody the layers of thought of how people really live in apartments and how good design has a positive impact on our everyday lives."</p>

<p>Saxon Street by Milieu will sit within the Merri-bek Arts and Culture Precinct and will contribute to the public realm through improved pedestrian access and enhancements to local infrastructure.&nbsp;</p>

<p>Its emphasis on community impact aligns with the precinct’s evolution as a hub for arts, wellness, and cultural initiatives, complemented by nearby projects like Siteworks, which will support the local creative scene.</p>

<p>Milieu is currently developing <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a> on a landmark 1.1-hectare site neighbouring Rippon Lea Estate. <p>Having snapped up a 3,036 sqm site at 437 St Kilda Road last year, Cbus is planning a 17-level building with just over 80 apartments.</p>

<p>While established markets tend to take a breather over winter as agents head overseas, it's a busy time in the off the plan development space.</p>

<p>Developers, media agencies and project marketers start to firm up plans for a spring launch of their developments, giving prospective buyers the biggest hit of supply they'll see all year.</p>

<p>Elsternwick Gardens by Milieu is a low-rise, campus-style development of six buildings and over half a hectare of green open space.</p>

<p>Boutique apartment developer <a href="https://www.urban.com.au/developers/angle">ANGLE</a> is set to launch its Kew apartment development, <a href="https://www.urban.com.au/new-apartments/fernhurst-kew-11-15-fernhurst-grove-kew-vic-3101">Fernhurst</a>, in the coming months, having received development approval for the luxury 20-residence project late last year.</p>

<p>The development, on a 4,000 sqm site on the corner of Stawell Street and Fernhurst Grove in Studley Park, will comprise 17 apartments and three homes, ranging in price between $2 million and $7 million.</p>

<p>The site has around 113 metres of frontage to Fernhurst Grove and Stawell Street. Every ground-floor apartment will have an average garden area of over 150 sqm, ANGLE’s most extensively landscaped project to date.</p>

<p>Sydney-based developer DARE Property Group is breaking into the high-end residential market in Melbourne.</p>

<p>Its debut development will be in Fitzroy where they're soon to launch <a href="https://www.urban.com.au/new-apartments/saint-david-fitzroy-33-st-david-street-fitzroy-vic-3065">St David</a>, just 17 apartments named after its prime position on St David Street, between Smith and Brunswick streets.</p>

<p>"Our design draws inspiration from the rich local context, specifically the iconic Rojo Stools from the former furniture factory. The proposed fluted facade pays homage to the curved form of the stool's seat, creating a simple yet striking architectural tectonic."</p>

<p>Developer <a href="https://www.urban.com.au/developers/kincrest">Kincrest</a> will be bringing one of the best parkside developments to Prahran in Spring after they put together a prime 1,613 sqm site on Grattan Gardens.</p>

<p>They'll be launching 22 two, three and four-bedroom apartments across a seven-level building at <a href="https://www.urban.com.au/new-apartments/the-osment-prahran-3-7-grattan-street-prahran">3-7 Grattan Street</a>, a site with a 35-metre frontage to the popular <a href="https://www.urban.com.au/developments/prahran-vic-3181">Prahran</a> park.</p>

<p>The mixed-use plans by <a href="https://www.urban.com.au/architects/cheah-saw-architecture">Cheah Saw Architecture</a>&nbsp;will include two levels of strata offices and a ground-floor cafe and retail space that will face the park.</p>

<p>"The Greville St precinct, with positive input from the City of Stonnington, has rejuvenated in recent years, we’re really excited to be within such a historical, vibrant area of life," Kincrest Director Tom Howgate says.</p>

<p>The Victorian division of Sydney's longtime luxury Lower North Shore development company Abadeen, is continuing its push into Melbourne's owner-occupier market.</p>

<p><a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a>, led locally by former CBRE Director Andrew Leoncelli, is looking to launch its Prahran apartment development, subject to council approval.</p>

<p>Abadeen will be developing a boutique building at 616-646 High Street, on the corner of Airlie Avenue and High Street near Toorak Park and Orrong Romanis Reserve.</p>

<p>They had <a href="https://www.urban.com.au/architects/carr-design">Carr</a> design a four-level building that curves around a Smooth Bark Apple tree, immovable as it's listed as a national trust significant tree.</p>

<p>There will be 26 apartments across the four levels, a mix of two-beds, two-bed plus study's, and three-bed apartments.</p>

<p>Abadeen announced itself to the Melbourne owner-occupier market with <a href="https://www.urban.com.au/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, just seven parkside apartments on Malvern East's Central Park.</p>

<h2>Who: Salvo</h2>

<h2>What: Moray House, 305 apartments</h2>

<h2>Where: 42 Moray Street and 11-13 Hancock Street, Southbank</h2>

<p>Prominent Melbourne fringe developer <a href="https://www.urban.com.au/developers/salvo">Salvo</a> is set to kick off the demolition phase of its recently-unveiled Southbank tower, <a href="https://www.urban.com.au/new-apartments/moray-house-42-moray-street-southbank">Moray House</a>.</p>

<p>Rising 56 levels on a prime corner site across 42 Moray Street and 11-13 Hancock Street, Moray House will comprise 305 apartments. More than 240 of the apartments&nbsp;have already been snapped up by a variety of demographics, from parents purchasing apartments for their children, professionals seeking a city base, families moving back to inner Melbourne post-COVID, and investors.</p>

<p>The $200 million project is primarily made up of two and three-bedroom apartments designed by interior designer David Hicks, as well as two double-level penthouses with never-to-be-built-out views. Moray House also comprises eight levels of office space, hi-tech co-working facilities and two floors of residential amenity with wellness and relaxation at its core.</p>

<p>“The pandemic accelerated a shift in the way people live and awareness of the critical role that internal and external environments play in our physical and mental health and wellbeing," Maitland said.</p>

<p>Later this year Fitzroy North will welcome its first fossil-fuel-free apartment development with the recent approval of a boutique mixed-use building on St Georges Road.</p>

<p>Second Nature Developments is behind the unique project that features 21 dwellings and three retail tenancies across a part two-level, part six-level development.</p>

<p>The building will sit across 197-201 and 203-205 St Georges Road, a 989 sqm block near Edinburgh Gardens.</p>

<p>Austin Maynard Architects are behind the designs for the new project which will have 17 apartments two and three-bedroom apartments and four double-storey townhouses to the western side of the building.</p>

<p>Project by Buxton Director Heath Thompson will be marketing the development.&nbsp;</p>

<h2>Who: Wickton</h2>

<h2>What: Seven apartments above retail and offices</h2>

<h2>Where: 387-403 Malvern Road, South Yarra</h2>

<p>Property developer <a href="https://www.urban.com.au/developers/wickton">Wickton</a> is continuing to move fast in Melbourne's development space.</p>

<p>Wickton, led by Blanco Norton and architect Will Leaf, will be taking to market their mixed-use development in the Hawksburn Village precinct, on the border of South Yarra and Prahran.</p>

<p>Leaf’s architecture practice <a href="https://www.urban.com.au/architects/ewert-leaf">Ewert Leaf</a> redesigned the plans to create seven two and three-bedroom luxury apartments above a vibrant ground floor retail with premium hospitality and retail spaces that will anchor three levels of strata offices.</p>

<p>The designs were altered from the previous plans so the floorplates expanded, which meant the apartments sat above the building's large privacy screens and the adjoining buildings so both levels of apartments take in uninterrupted views across Melbourne and back to the city skyline.</p>

<p>Wickton is expecting to start demolition of the bottle shop and adjoining commercial building on the site later this year and start the build in early 2025.&nbsp;</p>

<h2>Who: Sun Property Group</h2>

<h2>What: 18 apartments by Cera Stribley</h2>

<h2>Where: 226-228 Williams Road, Toorak</h2>

<p>National apartment developer <a href="https://www.urban.com.au/developers/sun-property-group">Sun Property Group</a>&nbsp;(SPG) is continuing its push into Melbourne with their second project in the city's most affluent postcode.</p>

<p>SPG's latest development, on a double block at 226-228 Williams Road in Toorak, will comprise 18 apartments in a three-level building designed by&nbsp;<a href="https://www.urban.com.au/architects/cera-stribley-architects">Cera Stribley</a>. There will be a&nbsp;mix of 10 two-bedroom apartments, four three-beds, and four penthouses on offer.</p>

<p>The new development is around&nbsp;500 metres away from SPG's debut Melbourne development, The Brookville.</p>

<h2>Who: Ondas</h2>

<h2>What: Shoptop development with 16 apartments</h2>

<h2>Where: 3-15 Fitzroy Street, St Kilda</h2>

<p>Billionaire tech entrepreneur Robin Khuda's development arm <a href="https://www.urban.com.au/developers/ondas">Ondas</a>&nbsp;will too be planning the launch of their Fitzroy St, St Kilda shoptop development after securing approval earlier this year.</p>

<p>Designed by <a href="https://www.urban.com.au/architects/warren-and-mahoney">Warren &amp; Mahony</a>, the $22 million project will encompass 16 apartments, predominantly three-bedders, above 244 sqm of commercial space and 327 sqm of retail space across the four amalgamated sites which will span 3-15 Fitzroy Street, just down the road from Fortis.</p>

<p>In their Urban Context Report submitted to the City of Port Phillip Bay Council, Warren and Mahoney said the apartments are designed as "urban villas".</p>

The 10 hottest off the plan apartment developments coming to Melbourne in 2024 

<p>Units in Melbourne continued to outperform it's house market counterpart.</p>

<p>Unit values rose 0.2 per cent, according to CoreLogic Monthly Hedonic Index, a modest gain, but considerably higher than the -0.3 per cent decline in the house market.</p>

<p>It was the fourth month in a row that unit values in Melbourne outperformed.</p>

<p>The median value for units in Melbourne is now at $610,000.</p>

<p>One of Melbourne's biggest off the plan apartment developments achieved a major milestone in June.</p>

<p>Nine months after its official launch,&nbsp;<a href="https://www.urban.com.au/developers/osk-property" target="">OSK Property</a>&nbsp;and&nbsp;<a href="https://www.urban.com.au/builders/multiplex">Multiplex</a>&nbsp;broke ground on BLVD, the latest tower at the $3 billion <a>Southbank</a> precinct, <a href="https://www.urban.com.au/buildings/melbourne-square-93-119-kavanagh-street-southbank">Melbourne Square</a>.</p>

<p>Multiplex is expecting to complete the building in Q1 2028.</p>

<p>There were two residential developments launched last month, in Hampton and South Kingsville.</p>

<p>Melbourne developer <a href="https://www.urban.com.au/new-apartments/noetic-place-hampton-28-34-service-street-hampton">Noetic Place</a>&nbsp;revealed its eponymous Hampton apartment development, <a href="https://www.urban.com.au/developers/noetic-places">Noetic Places</a>, offering some of the largest apartments on the market in the burgeoning Bayside suburb.</p>

<p>Noetic Place, led by Stephen Barrow-Yu, worked extensively with the local council and community to bring 33 two, three and four-bedroom apartments designed to appear as three individual homes, mimicking the scale of nearby houses on the tree-lined Service Street, within a stroll of <a href="https://www.urban.com.au/developments/hampton-vic-3188">Hampton</a>'s beach, village and station.</p>

<p>Over in&nbsp;<a href="/developments/south-kingsville-vic-3015">South Kingsville</a>, developer Blue Run launched&nbsp;<a href="/new-apartments/kings-lane-kingsville-56-new-street-south-kingsville-vic-3015">Kings Lane</a>, its boutique townhouse development comprising just 25 three and four-bedroom townhouses designed by <a href="https://www.urban.com.au/architects/rothelowman">Rothelowman</a>.</p>

<p>The two and three-level townhouses will sit on New Street, tucked away conveniently off Blackshaws Road and near Edwards Reserve.</p>

<p>While supply still remains one of the largest constraints in the off the plan apartment market, there were some notable projects mooted for the future.</p>

<p>Developer <a href="https://www.urban.com.au/developers/kincrest">Kincrest</a>&nbsp;submitted plans to the Stonnington Council for a mixed-use building on Grattan Gardens in <a href="https://www.urban.com.au/developments/prahran-vic-3181">Prahran</a>.</p>

<p>Kincrest, led by Tom Howgate, secured <a href="/new-apartments/the-osment-prahran-3-7-grattan-street-prahran">3-7 Grattan Street</a> market, and then amalgamated the neighbouring single-level warehouse to create 1,613 sqm and a 35-metre frontage to the park.</p>

<p>The plans by <a href="https://www.urban.com.au/architects/cheah-saw-architecture">Cheah Saw Architecture</a> are for 22 apartments across a seven-level building. The two three and four-bedroom apartments, offering larger than standard sizes, something which is built into Kincrest's development ethos, will sit above two levels of strata offices and a ground-floor cafe and retail space that will face the park.</p>

<p>Camberwell is also set for a new development with the&nbsp;City of Boroondara approving a new 12-level mixed-use development that will become the second tallest building in the area.</p>

<p>The project, at 697-699 Burke Road, Camberwell, has been designed by <a href="https://www.urban.com.au/architects/cera-stribley-architects">Cera Stribley</a>&nbsp;for property developer <a href="https://www.urban.com.au/developers/above-zero">Above Zero</a> and will have 36 apartments set above five levels of office space and retail on the ground level.</p>

<p>The approval follows an extensive planning process that has been ongoing since 2015 when the City of Boroondara first refused a 15-level, 62-unit development on the 1,950 sqm site.&nbsp;</p>

<p>The final design, which gained support from both the council and previous objectors, includes office spaces on levels one to five, apartments on levels six to eleven, and a communal rooftop terrace on level 12.</p>

<p>The Camberwell Junction area is expected to need a further 1,500 additional new dwellings by 2051 to keep up with population growth, the planning documentation suggested.</p>

<p>Developer <a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a> also has its eyes on its future development pipeline. Keen to focus on Melbourne's premium owner-occupier market since its expansion from Sydney's Lower Norht Shore, Abadeen, led locally by Andrew Leoncelli, grabbed a parkside development site in <a href="https://www.urban.com.au/developments/caulfield-north-vic-3161?sort=">Caulfield North</a>.</p>

<p>Abadeen&nbsp;beat out several other developers to secure 1,060 sqm on Caulfield Park.</p>

<p>The site at 219-229 Balaclava Road is north-facing and offers uninterrupted views to the north and northwest, over the park and out to the city.</p>

<p>It was offered by JLL with permit-approved plans for a new seven-level apartment development designed by <a href="https://www.urban.com.au/architects/cht-architects" target="">CHT</a> Architects.</p>

<p>Abadeen will go back to the drawing board and is engaging a leading architect to tweak the plans to make the apartments larger, but they will stay within the same envelope of what's been approved.</p>

<p>Boutique off the plan apartments have been few and far between in Prahran in recent years.</p>

<p>The cool suburb, known for its cafes, markets and bars, looks set to welcome one, and on arguably on one of the best sites in the area.</p>

<p>Developer Kincrest, who is currently developing The Watson in Essendon and&nbsp;Armytage in South Yarra and has previously delivered three projects in South Yarra, has submitted plans to the Stonnington Council for a mixed-use building on Grattan Gardens.</p>

<p>Kincrest, led by Tom Howgate, secured <a href="/new-apartments/the-osment-prahran-3-7-grattan-street-prahran">3-7 Grattan Street</a> off market, and then amalgamated the neighbouring single-level warehouse to create 1,613 sqm and a 35-metre frontage to the park.</p>

<p>The plans by Cheah Saw Architecture are for 22 apartments across a seven-level building. The two three and four-bedroom apartments, offering larger than standard sizes, something which is built into Kincrest's development ethos, will sit above two levels of strata offices and a ground-floor cafe and retail space that will face the park.</p>

<p>"The Greville St precinct, with positive input from the City of Stonnington, has rejuvenated in recent years, we’re really excited to be within such a historical, vibrant area of life. We see this development as contributing to a world-class location" Howgate says.</p>

<p>"Both the apartments and the offices will be desirable for a lot of people. There's transport on the doorstep with the Prahran Station, access to Punt Road, and every service you could want within 200 metres. That's on top of being directly opposite the park, an opportunity that rarely presents itself."</p>

<p>Howgate says there's not been apartments or office spaces&nbsp;like this in Prahran before.</p>

<p>"We have a lot of confidence in the location and what's on offer, and we believe it will resonate with several buyer demographics."</p>

<p>Cheah Saw cleverly designed the building on an irregularly shaped block to step down from its roof, creating a green topography.</p>

<p>"The building is intended to be an extension of the park, a sloping green hill stepping down to Grattan Gardens.," the architecture firm noted in their documentation submitted as part of the planning process.</p>

<p>"The terraces are framed by greenery above and below, framing views to the park and utilising the concept of borrowed scenery, connecting the building to the park and beyond."</p>

<p>There's a maximum of six apartments per floor. The majority of the apartments are well over 150 sqm, something which Howgate says has stood them in good stead in a challenging market.</p>

<p>There will be four two-bedroom apartments, 17 three-beds, and a single four-bedroom penthouse that will share the top level with a communal terrace.</p>

<p>Howgate is hoping to launch the Grattan St project later this year.</p>
