Melbourne-based developer Little Projects and joint venture partner R.Corp have received approval for their Broadbeach apartment tower, One Australia, following a revision of their original plans.&nbsp;

<a href="/new-apartments/enclave-by-graya-118-old-burleigh-road-broadbeach">One Australia</a>, located at 118 Old Burleigh Road, will home 20 full-floor apartments across a 23-level tower.

The project, initially planned as a 30-level tower with 33 apartments, was revised after the <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> City Council rejected the original proposal in early 2023.

The developers collaborated with the council and engaged <a href="https://www.urban.com.au/architects/plus-architecture">Plus Architecture</a> to redesign the tower, resulting in a scaled-down version that reduced the number of floors and units.

Each apartment in the new plan will feature four bedrooms, 274 sqm of internal living space, and a 20 sqm balcony. The exception is a two-level penthouse, offering 530 sqm of indoor and outdoor space, including a private rooftop terrace with a pool, firepit area, outdoor kitchen, and alfresco space.

Resident amenities will be located on the first level and will include a swimming pool with day beds, a gym with a sauna, and a work-from-home space adjacent to the entry lobby. The development will also feature three levels of basement parking with space for 29 cars.

This project marks <a href="https://www.urban.com.au/developers/rcorporation">R.Corp</a>’s first venture on the Gold Coast. <a href="https://www.urban.com.au/developers/little-projects-co">Little Projects</a>, led by Leighton Pyke, has previously developed in <a href="https://www.urban.com.au/developments/broadbeach-qld-4218">Broadbeach</a>, notably with the Signature project on Elizabeth Avenue.

Despite the lack of new supply in the market, there were several development applications submitted to the Gold Coast City Council in April.

Not enough housing to meet demand.

That's the state of the market in the Gold Coast, where the lack of activity in the new development space is a growing concern for the coastal hotspot that is still seeing surging population growth following a boom during the COVID-19 pandemic.

Real Estate Institute of Australia spokesperson, Andrew Bell, said the unprecedented demand for properties on the Gold Coast is unlikely to ease.

“It is simply an equation of supply and demand,” Bell said.

“What has happened, particularly post-COVID, has been a significant transfer of wealth from other parts of Australia including <a href="https://www.urban.com.au/developments/melbourne-vic?sort=">Melbourne</a> and <a href="https://www.urban.com.au/developments/sydney-nsw?sort=">Sydney</a>.

“During the pandemic, there was an increase in divorces, downsizing and simply relocation. We are also seeing a lot of high-wealth people, with the capacity to pay higher prices, moving to Queensland. In <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> and <a href="/developments/broadbeach-qld-4218">Broadbeach</a>, 24 per cent of sales have been cash purchases.”

Bell said while this was a major positive for the state, and a “coming of age” for Queensland, this northward migration had resulted in a decline in affordability for many buyers and renters.

“We don’t have enough properties to meet the huge influx of residents, especially workers who will contribute to strong economic growth.”

There was only one new apartment development launched to the market in April on the Gold Coast, <a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle Palm Beach</a> by Marquee.

Despite the lack of new supply in the market, there were several development applications submitted to the Gold Coast City Council in April.&nbsp;

Of course, these projects won't be realised for several years, with the approval phase, marketing, and then the build generally making the lifespan of a new development between three to five years, depending on density and the speediness of the approval process.

We've wrapped up the top three apartment developments that went through council in April.

<h2>Address: 14 Chelsea Avenue, Broadbeach</h2>

<h3>Developer: Morris Property Group</h3>

Veteran Gold Coast developer,&nbsp;<a href="https://www.urban.com.au/developers/morris-property-group">Morris Property Group</a>, is planning their 10th residential development in Broadbeach, the majority of which have been delivered in the last few years.

Morris has submitted plans for a high-end tower focused on the more affluent owner-occupier on a 607 sqm site next to their <a href="https://www.urban.com.au/buildings/opus-16-18-chelsea-avenue-broadbeach">Opus Broadbeach</a> tower which they completed in 2021.

They've had <a href="https://www.urban.com.au/architects/cottee-parker-architects">Cottee Parker</a> design a 25-level building with 22 full-floor apartments and a sole two-bed unit. They will sit above three basement levels which will have 45 parking spaces.

<h2>Address: 137 Old Burleigh Road, Broadbeach</h2>

<h3>Developer: DVB Projects</h3>

DVB Projects, the developer behind Broadbeach's Sea Glass development that is currently in market, is doubling down in the burgeoning suburb.

<a href="https://www.urban.com.au/developers/dvb-projects">DVB</a>, led by Dean Brown, has filed plans for a similar tower at&nbsp;<a href="https://www.urban.com.au/new-apartments/137-old-burleigh-road-broadbeach">137 Old Burleigh Road</a>, a 1,156 sqm site near the Old Burleigh Road and Queensland Avenue roundabout that is currently home to the 12-unit, 1980s block Gala.

They've called on&nbsp;<a href="https://www.urban.com.au/architects/rothelowman" target="">Rothelowman</a>&nbsp;again to handle the design of the 105-metre, 32-level building that will have 39 half-floor and full-floor apartments and a two-level penthouse.

The latest play on luxury apartment developments on the Palm Beach beachfront is by Sydney-based developer <a href="https://www.urban.com.au/developers/chanine-developments">Chanine Developments</a> who secured a large site through site amalgamation specialists <a href="https://www.urban.com.au/project-marketer/gv-property-group">GV Property Group</a>.

Chanine, led by Marwan Chanine, has now lodged plans for a boutique eight-level building with 15 half-floor apartments and a massive five-bedroom penthouse.

There will be 16 apartments in the building which has been designed by CDArchitects. The 15 three-bedroom apartments will sit beneath a massive 354 sqm, five-bedroom penthouse with its own rooftop pool, barbecue kitchen and alfresco space.

<h2>Address: 50 Sunset Boulevarde, Surfers Paradise</h2>

<h3>Developer: Macquarie York</h3>

It's taken less than five months for Roy Skaf's <a href="https://www.urban.com.au/developers/macquarie-york">Macquarie York</a> to secure approval for its upcoming absolute waterfront Surfers Paradise project.

Macquarie York will develop a 17-level tower at 50 Sunset Boulevarde, a 1,057 sqm riverfront block on the Nerang River facing Chevron Island's Home of The Arts building.

Among the amenities planned for residents is a dedicated recreation level on the second floor boasting a swimming pool, lounge area, BBQ space, gym, sauna, steam room, and work-from-home office space complete with desks and a boardroom.&nbsp;

GV&nbsp;had over eight offers for the site from both local and interstate developers when it sold in 2022.

One Australia will be R.Corp's first venture in the Gold Coast. Little Projects has previously developed in <a href="/new-apartments/broadbeach-qld-4218">Broadbeach</a>, having significant success with Signature, their higher density development on Elizabeth Avenue.

Little Projects, led by Leighton Pyke, also had a site at 20 Mary Avenue in Broadbeach, where they had planned a luxury tower before recently offloading the site.

They've filed plans for another high-end tower at 118 Old Burleigh Road, with 33 apartments across the 37 levels on the corner of Old Burleigh Road and Australia Avenue

The Melbourne-based Little Projects is set for its third Gold Coast apartment development.

Having secured all of the sales in their one per floor tower Aperture in Broadbeach following the sell out of Signature, Little Projects, led by Leighton Pyke, are sticking to Broadbeach.

They&#39;ve filed plans, in a joint venture with the fellow Melbourne-based developer R.Corp,&nbsp;for another high-end&nbsp;tower at 118 Old Burleigh Road, with 33 apartments across the 37 levels&nbsp;on the corner of Old Burleigh Road and Australia Avenue. It will tower over the neighbouring Ocean Royale and Boulevard Tower, which are 16 and 17 levels respectively. They are also more focused on short-term accomodation apartments, whereas the new project, dubbed One Australia, will be another by Little Projects targeting the high-end owner-occupier.

DKO Architecture has put forward the designs for the slender tower, which will have full floor apartments, with 218 sqm of living space, from level two to level 33. Above will be a three-level penthouse with its own rooftop pool.

In their design statement, DKO noted they were&nbsp;inspired by two main concepts.

&quot;The first one is the idea of le estate or the Italian summer - the ideas of relaxation, inspiration and escape,&quot; DKO wrote in their submission to the Gold Coast City Council.

They said Italians pretty much own the concept of a long summer.&nbsp;

&quot;It is a tradition that is absorbed by its people.

&quot;August is the &ldquo;off&rsquo; month par excellence, especially in the days surrounding Ferragosto, a public holiday that takes place on 15 August.

DKO said the&nbsp;second concept draws on a strong modernist language and tradition, which is historically related to a strong European, and Italian, architectural tradition, and also closely linked to a sense of classical and timeless proportions and architectural detailing and language.

&quot;The building is conceptualised as a tripartite structure, a piece of paradise suspended between the context of sand and sea, and the sky which floats above in the shape of a tower,&quot; DKO added.

The extensive amenity is located on the first level above the podium.

&quot;It is envisioned as a place of escape from daily life, a suspended place of peace and quiet,&quot; DKO say.

The communal zone is book-ended by a pool towards the ocean end and an indoor/outdoor exercise zone towards Old Burleigh Road. In between, there are a series of smaller spaces including a co-work zone, residents lounge and a tucked away outdoor room which is elevated and provides views over the entire communal zone as well as views along Old Burleigh Road.

Broadbeach is one of the most popular suburbs for both developers and buyers in 2022. A number of Queensland&#39;s most high profile developers have lodged plans for both high and low density towers,

Mosaic has just filed plans for their first tower, and recently secured a second site around the corner for another project expected to launch this year. Anthony Quinn, in a joint venture with Glenvill, filed for an owner-occupier focused tower a few doors down on Old Burleigh Road, and while Morris Property Group have a few high and low density projects on the horizon in the suburb.

Little Projects secured the 690 sqm site through GV Property Group&#39;s Antonio Mercuri and Luke Reaby, who got the owners of the two-storey walk-up, around 40 years old, to band together the sell the prime site.&nbsp;

GV&nbsp;had over eight offers for the site from both local and interstate developers.

&quot;It&#39;s a complex site that was best suited to veteran developers and ones with local knowledge and experience,&quot; Reaby says.

&quot;The architecture and design has capitalised on the&nbsp;expansive&nbsp;43m frontage down Australia Avenue - taking advantage of the views of the water.&quot;

&quot;The shape of the site lends itself to a very unique design where each full floor apartment provides nearly 360 degrees of facade.&quot;

Reaby notes there are no beachfront&nbsp;projects in Broadbeach that aren&#39;t sold out and One Australia fills a much needed demand.
