<p>In Australia, capital city markets typically quieten down over winter as developers, agents, and prospective buyers gear up for the spring and summer selling seasons.</p>

<p>That's not the case in the Gold Coast however. In fact, it's the complete opposite.</p>

<p>Especially since the pandemic, the Gold Coast garners national attention during the colder months, more so than the entire year, except perhaps for the Christmas holiday season in December and January.</p>

<p>Developers are acutely aware of the limited apartment supply on the Gold Coast and are poised to bring apartments to market as soon as they can.</p>

<p>We've compiled a list of the top apartment developments to watch for in the second half of 2024</p>

<h2>Who: Siera Group</h2>

<h2>Where:&nbsp;8 Enderley Avenue, Surfers Paradise QLD 4217</h2>

<h2>What: 54 two and three-bedroom apartments</h2>

<p>Burgeoning apartment developer Siera Group will launch its third local apartment development since breaking onto the Gold Coast development scene in 2021 with their debut project Tapestry.</p>

<p>Siera Group, led by founder and managing director Brent Thompson, is gearing up the launch of its <a href="/new-apartments/exhale-surfers-paradise">Enderley Avenue project</a>, just off Northcliffe Beach. The approved project designed by <a href="https://www.urban.com.au/architects/bda-architecture">BDA Architecture</a> will comprise 54 apartments across a 25-level building, a maximum of three apartments per floor.</p>

<p>There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.</p>

<p>Thompson believes the majority of buyers at Enderley will be local downsizers.</p>

<p>"We want to really elevate the liveability factors of an apartment for a downsizer, and we think, on top of larger sized apartments with good design, we can do that with extensive amenity," Thompon says.</p>

<h2>Who:&nbsp;Aniko Group</h2>

<h2>Where:&nbsp;14 Seaview Avenue, Mermaid Beach QLD 4218</h2>

<h2>What: The Landmark - 821 one, two, three and four-bedroom apartments across four towers</h2>

<p>The much anticipated $2 billion, four-tower Mermaid Beach precinct by&nbsp;<a href="https://www.urban.com.au/developers/aniko-group">Aniko Group</a> is expected to be available to buy into this year.</p>

<p>The precinct-style development, dubbed&nbsp;<a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">The Landmark</a>, will spread across a prime 1.1-hectare site&nbsp;on the corner of the Gold Coast Highway and Seaview Avenue. It will comprise residential, hotel, retail, hospitality, and commercial spaces, as well as significant amenities for future residents.</p>

<p>The Landmark, designed by Plus Architecture, will deliver a collection of 821 apartments, over 10,000 sqm of A-grade commercial office and medical space and a vibrant new casual fine dining and beverage precinct on the ground floor.</p>

<p><a href="https://www.urban.com.au/developers/aniko-group">Aniko Group</a>&nbsp;Managing Director&nbsp;George Mastrocostas said The Landmark&nbsp;will have every conceivable amenity on site for residents, hotel guests and office tenants while being just a short walk to everything that&nbsp;<a href="/new-apartments/mermaid-beach-qld-4218">Mermaid Beach</a>&nbsp;and nearby&nbsp;<a href="/new-apartments/broadbeach-qld-4218">Broadbeach</a>&nbsp;have to offer.</p>

<p>“Residents will have access to facilities they are more likely to find in a holiday resort while hotel guests will have ready access to everything the Coast has to offer from the beach to shopping and theme parks.”</p>

<h2><span id="cke_bm_546S" style="display: none;">&nbsp;</span>Who: Macquarie York</h2>

<h2>Where:&nbsp;50 Sunset Boulevarde, Surfers Paradise QLD 4217</h2>

<h2>What:&nbsp;42 two and three-bedroom apartments</h2>

<p>Roy Skaf's <a href="https://www.urban.com.au/developers/macquarie-york">Macquarie York</a> will launch its Sunset Boulevarde tower later this year, having secured approval for the riverfront building in April.</p>

<p>The 17-level tower at 50 Sunset Boulevarde, a 1,057 sqm riverfront block on the Nerang River facing <a href="/developments/chevron-island-qld-4217">Chevron Island</a>'s Home of The Arts building, will home 42 two and three-bedroom apartments, as well as a three-level, four-bedroom penthouse.</p>

<p>Each floor up to level 15 will accommodate just three apartments, varying in size from 96 sqm to 129 sqm.&nbsp;</p>

<p>Among the amenities planned for residents is a dedicated recreation level on the second floor boasting a swimming pool, lounge area, BBQ space, gym, sauna, steam room, and work-from-home office space complete with desks and a boardroom.&nbsp;</p>

<h2>Who:&nbsp;Amalgamated Property Group</h2>

<h2>Where:&nbsp;42-46 Chelsea Avenue, Broadbeach QLD 4218</h2>

<h2>What:&nbsp;Affinity Broadbeach - 185 two and three-bedroom apartments</h2>

<p>The Canberra-based apartment developer <a href="https://www.urban.com.au/developers/amalgamated-property-group">Amalgamated Property Group</a> is looking to launch its second Broadbeach apartment development.</p>

<p>Currently building Amaya on First Avenue, APG has its sites set on revealing its next tower, <a href="/new-apartments/affinity-broadbeach-40-46-chelsea-avenue-broadbeach">Affinity Broadbeach</a>.</p>

<p>The 1,820 sqm Chelsea Avenue site, just 700 metres from&nbsp;Nikiforides Park was bought from Raptis with approval for a 41-level Archidiom-designed tower with 180 apartments.</p>

<p>APG has tweaked the plans, bringing in DBI to change the product mix, instead now offering 148 two-beds and 37 three-bed apartments, a total of 185 apartments.</p>

<p>The recreational amenities for residents will be situated on the fourth level, offering a range of facilities such as a swimming pool, residents' lounge, community living area with barbecue and outdoor dining space, gardens, gym, sauna, and a yoga/meeting room.&nbsp;</p>

<h2>Who:&nbsp;Pyco</h2>

<h2>Where:&nbsp;10 Churchill Street, Coolangatta QLD 4225</h2>

<h2>What:&nbsp;Kirra Beach Residences - 97 two and three-bedroom apartments</h2>

<p>The Brisbane-focussed developer&nbsp;<a href="https://www.urban.com.au/developers/pyco-group">Pyco</a>, is breaking into the Gold Coast with its maiden apartment development, Kirra Beach Residences.</p>

<p>Pyco Founder Lachlan Cottee says the project, 97 apartments across a 14-level building just one row back from Kirra Beach, will launch later this year. The owner-occupier development, made up of 79 three-beds and 18 two-beds, is set to be incredibly popular in an area that has been starved of supply.</p>

<p>The three-bedroom apartment sizes start from 113 sqm.</p>

<p>The resident amenity on the ground floor, set back from the street and elevated, includes a swimming pool, gym, sauna, resident work from home office space, and a media room.</p>

<p>Pyco has amalgamated four sites,&nbsp;10 and 12 Churchill Street, 17 Miles Street and 51 Winston Street, to create the 2,044 sqm site for the project.</p>

<p>Architecture firm DAHA said in their design statement submitted with the application to the Gold Coast City Council that their approach creates a space that complements the natural beauty of the Gold Coast landscape whilst elevating the experience of beachside living.</p>

<h2>Who: Ignite Projects</h2>

<h2>Where: 1177 Jefferson Lane, Palm Beach</h2>

<h2>What: 36 two and three-bedroom apartments</h2>

<p>Ignite Projects will be ready to launch its latest <a href="/developments/palm-beach-qld-4221">Palm Beach</a> beachfront development in the coming months, having recently acquired a prime 1,600 sqm site and submitted a code-assessable development application for a new nine-level apartment building on the Jefferson Lane dress circle.</p>

<p>Ignite, led by Josh Foote, is seeking to create 36 high-end apartments, akin to Cabana Palm Beach, Ignite's last Palm Beach project.</p>

<p>There will be four two-bedroom apartments and 32 three-beds, 31 of which have an additional multi-purpose room.</p>

<p>"Cabana was so well received, it would have been silly to not take the opportunity to recreate something similar when we know that market so well," Josh Foote said.</p>

<p>"We've had Plus come in and create a facade that is something fresh and challenges convention a little compared to what's come before in the area."</p>

<p>Ignite is bringing construction in-house for the project, with construction commencement expected in early 2025.</p>

After a busy 2023 in the southern pocket of the Gold Coast, there seems to be no slowing down in 2024.



<p>The south of the Gold Coast rings differently to the rest of the in demand tourist hot spot which occupies around 70 kilometres of Queensland's coastline.</p>

<p>For a long time it's been a place for the locals, more beach shacks than high-rise new development.</p>

<p>However now the smaller suburbs of Palm Beach, Bilinga and Coolangatta, have had a wave of interest from both buyers and developers because they epitomise the relaxed Gold Coast lifestyle that both local and southern state dwellers seek.</p>

<p>After a busy 2023 in the southern pocket of the Gold Coast, there seems to be no slowing down in 2024.</p>

<p>We've picked the top five apartment developments which are expected to go live this calendar year.</p>

<h2>Location: 39 McLean Street, Coolangatta</h2>

<h2>Developer: Immerse Projects</h2>

<p>Burgeoning developer&nbsp;<a href="https://www.urban.com.au/developers/immerse-projects">I</a><a href="https://www.urban.com.au/developers/immerse-projects" target="">mmerse Projects</a>&nbsp;will be looking to launch their second&nbsp;<a href="https://www.urban.com.au/developments/coolangatta-qld-4225">Coolangatta apartment project</a>&nbsp;to the market later this year, having received approval from the Gold Coast City Council late last.</p>

<p>Veteran builder John Kearney, who heads up renowned developer Greyburn, is behind the 17-level apartment project at 39 McLean Street, adjacent to his&nbsp;<a href="https://www.urban.com.au/new-apartments/rhythm-kirra-hill-30-garrick-street-coolangatta-qld-4225">Rhythm Kirra Hill development</a>&nbsp;which is currently on the market.</p>

<p>The development will deliver a range of resident amenities including resort-style rooftop providing a communal lounge room, pool, gymnasium and sauna. The design offers additional communal areas on the ground and first levels that will provide meeting rooms for work-from-home use and parcel delivery lockers for online purchases by residents.</p>

<p>Last year South East Queensland developer <a href="https://www.urban.com.au/developers/molti">Molti</a>&nbsp;acquired a site and submitted plans for their first Gold Coast apartment development, on the beachfront at <a href="/new-apartments/blonde-307-golden-four-drive-bilinga">307 Golden Four Drive</a> in <a href="https://www.urban.com.au/new-apartments/bilinga-qld-4225">Bilinga</a>.</p>

<p>The <a href="https://www.urban.com.au/architects/bda-architecture">BDA Architecture</a>-designed project, next door to the under construction Si&nbsp;<a href="https://www.urban.com.au/developments/bilinga-qld-4225">Bilinga</a>&nbsp;apartment development and a few doors down from the recently launched <a href="https://www.urban.com.au/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a> by <a href="https://www.urban.com.au/developers/siera">Siera</a>, will have 19 apartments designed for the owner-occupier.</p>

<p>BDA Architecture design aims for an innovative architectural building that will become a timeless landmark along Golden Four Drive and the beachfront.&nbsp;</p>

<p>The building will have three distinct areas: a landscaped entry, a series of vertical and horizontal elements, and a large expressed floating roof with private rooftop recreation areas.</p>

<p>The apartments designed for owner-occupiers come in 16 three-bedroom apartments with multi-purpose rooms and three four-bedroom apartments, with only two units on each floor. The upper levels will include two double-storey penthouses.</p>

<p><a href="https://www.urban.com.au/developers/ktq-group">KTQ Group</a> is in the early works of its newest master-planned development in <a href="https://www.urban.com.au/new-apartments/kirra-qld-4225">Kirra</a>, a renowned surfing destination and holiday spot on the <a href="https://www.urban.com.au/new-apartments/gold-coast-qld">Gold Coast</a>.&nbsp;</p>

<p>Led by owner Peggy Flannery, KTQ Group has spent 11 years bringing the vision for Kirra Point to life in collaboration with architect Mark Damant from Little Boat Projects.&nbsp;</p>

<p>The $85 million lifestyle precinct aims to reinvigorate Kirra, featuring luxury apartments, a laneway retail precinct, new food and beverage outlets, a luxury hotel, and the reinvention of the existing Kirra Beach Hotel on the site.</p>

<p>Stage one of the four-stage mixed-use development includes the already sold-out <a href="https://www.urban.com.au/buildings/miles-kirra-beach-hotel-101-musgrave-street-coolangatta">Miles Residences</a>, which consists of 116 one, two, and three-bedroom apartments with a north-facing oceanfront perspective.&nbsp;</p>

<p>The <a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a>-designed Miles also offers a suite of 5-star amenities featuring a 25-metre north-facing pool overlooking Kirra Point.</p>

<p>Two hospitality venues, Kirra Beach Hotel and Kirra Beach House, were opened in November.</p>

<p>The next phase includes Kirra Point Stays, offering elevated hotel apartment accommodation in the Miles apartments for holidaymakers to experience life like a Kirra local.</p>

<p>The long-term plan for stage two includes the construction of a second residential apartment tower, a boutique hotel, and a carefully curated laneway retail precinct.&nbsp;</p>

<p>The retail area will feature a lively village square, boutique retailers, artisans, a fresh food marketplace, a delicatessen, a florist, a bakery, gelateria, more food and beverage offerings, and a dedicated fitness, wellness, and recovery facility.</p>

<h2>Project: Palais Coolangatta</h2>

<h3>Location: 31-35 McLean Street, Coolangatta QLD 4225</h3>

<h3>Developer: BeckDev</h3>

<p>Developer <a href="https://www.urban.com.au/developers/beckdev">BeckDev</a> is still working through some design changes at&nbsp;<a href="https://www.urban.com.au/new-apartments/palais-coolangatta-31-35-mclean-street-coolangatta">Palais</a>, their $130 million apartment development in <a href="https://www.urban.com.au/new-apartments/coolangatta-qld-4225">Coolangatta</a>.</p>

<p>Designed by BDA, Palais is set to include 170 one, two, and three-bedroom residences with panoramic views and private hotel-style amenities.</p>

<p>BeckDev has made significant design concessions, including a notable reduction in height and scale when they <a href="https://www.urban.com.au/news/qld/beckdev-lodge-revised-plans-for-palais-coolangatta-apartment-development">proposed a redesign last year.</a> Originally the proposal was for 22 levels, however BeckDev has had to reduce the height of the tower to 17 levels.</p>

<p>The revised plans were submitted to the council in August, addressing concerns about the building's impact on the skyline and its proximity to an existing 24-storey structure.</p>

<p>Palais is located on the former Jazzland site in Coolangatta, aiming to honour the historical significance of the Jazzland Dance Hall's cultural legacy.&nbsp;</p>

<p>The residential tower and podium have been designed to recess, preserving the iconic Art Deco facade constructed in 1928, which serves as the gateway to the dance hall.</p>

<p>The developer amalgamated four sites to create the 2,044 sqm site at 10 Churchill Street for the project.&nbsp;</p>

<p>Designed by DAHA, Kirra Beach Residences will comprise 97 apartments, with a focus on larger units, offering 79 three-bedroom apartments and 18 two-bedroom apartments.</p>

The southern Gold Coast's top five apartment developments launching in 2024

<p>Brisbane developer Pyco Group is expanding its footprint in South East Queensland, and it's doing so in one of the region's best locations.</p>

<p><a href="https://www.urban.com.au/developers/pyco-group">Pyco</a>, led by Lachlan Cottee, is set to transform a prime corner block just one row back from the Kirra Beach into a 14-level tower with 97 apartments dubbed <a href="https://www.urban.com.au/new-apartments/onde-kirra-10-churchill-street-coolangatta">Onde Kirra</a>.</p>

<p>The owner-occupier-focused developer, who is currently developing&nbsp;<a href="/new-apartments/atelier-110-vulture-street-west-end">Atelier</a> in <a href="/developments/west-end-qld-4101">West End</a> and <a href="https://www.urban.com.au/new-apartments/nouveau-albion-8-16-anstey-street-albion">Nouveau</a> in <a href="/developments/albion-qld-4010">Albion</a>, is creating some of the largest apartments in the neighbourhood. Of the 97 apartments proposed, 79 are three bed, while the other 18 have two bedrooms.</p>

<p>Pyco has amalgamated four sites,&nbsp;10 and 12 Churchill Street, 17 Miles Street and 51 Winston Street, to create the 2,044 sqm site for the project, dubbed in the planning application "Kirra Beach Residences".</p>

<p>Architecture firm DAHA said in their design statement submitted with the application to the Gold Coast City Council that their approach creates a space that complements the natural beauty of the Gold Coast landscape whilst elevating the experience of beachside living.</p>

<p>"Taking cues from the vibrant local context of Kirra and Coolangatta,&nbsp;our&nbsp;design&nbsp;boasts&nbsp;a&nbsp;harmonious fusion of local colour schemes, material paleƩes,&nbsp;and&nbsp;lush&nbsp;landscaping&nbsp;that&nbsp;seamlessly&nbsp;blurs&nbsp;the boundary between architecture and natural environment.</p>

<p>"Stepped facades, meticulously&nbsp;crafted&nbsp;to&nbsp;ensure&nbsp;equal&nbsp;light,&nbsp;refreshing&nbsp;breezes,&nbsp;and&nbsp;breathtaking views for each apartment, epitomize a thoughtful&nbsp;approach&nbsp;to&nbsp;elevated&nbsp;coastal&nbsp;living,&nbsp;creating&nbsp;an oasis of comfort."</p>

<p>The three-bedroom apartment sizes start from 113 sqm.</p>

<p>The resident amenity on the ground floor, set back from the street and elevated, includes a swimming pool, gym, sauna, resident work from home office space, and a media room.</p>

<p>The site is currently occupied by two houses, two low-rise blocks with four units in each, and two small-scale commercial tenancies. Two years ago approval was given on the Churchill St sites for a nine-level, 40-unit building.</p>

<p>The Town Planning Report by Mewing Planning Consultants said the height of the proposed building height complies with the Strategic Framework provisions that enables up to 50 per cent additional height above the acceptable outcome.</p>

<p>"The building height is consistent with the established and new developments in the locality," the report noted.</p>

<p>The <a href="/developments/coolangatta-qld-4225">Coolangatta</a> neighbourhood, Kirra in particular, has seen a wave of off the plan interest in the last few years, with the likes of Hirsch &amp; Faigen's Emerson Kirra, Awaken and Esprit by S&amp;S Projects, and Rhythm Kirra Hill by Immerse Projects.</p>

<p>Pyco's new project bridges the affordability gap and will bring something different to the surf mecca. Pyco is also preparing a project in Sydney's Freshwater.</p>
