<p>Melbourne's top developers are gearing up for a big 2025, with the majority of the bigger developers expected to launch several major projects throughout the year.</p>

<p>Looking to take advantage of the recent stamp duty abolition, which means buyers don't have to pay any stamp duty until October 2025, developers have been fast-tracking plans to meet growing demand in the off the plan apartment market.</p>

<p>Many are also focusing on adding value through innovative designs and sustainability features to attract buyers seeking long-term investment potential.</p>

<p>There is a diverse range of developments on the horizon, from small, boutique apartments aimed at the affluent downsizer, to sustainable developments with eco-friendly designs and energy-efficient technologies, and large-scale neighbourhood precincts that will address Melbourne’s ongoing housing shortage by delivering much-needed supply to the new property market.</p>

<p>In this article, we've wrapped up the top new apartment developers to look out for across the city in 2025.</p>

<h2>Abadeen</h2>

<p><a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a> has rapidly emerged as a developer to watc in Melbourne, despite only entering the local market in 2024.</p>

<p>Abadeen has built a strong presence in Sydney's luxury market since its founding in 1999 by industry veteran Justin Brown. The developer made its mark in Melbourne with the launch of <a href="https://www.urban.com.au/new-apartments/malea-94-burke-road-malvern-east">Maléa</a> in <a href="https://www.urban.com.au/developments/malvern-east-vic-3145">Malvern East</a>, under the local leadership of former CBRE executive Andrew Leoncelli.</p>

<p>Maléa,&nbsp;which recently topped out and has already sold four of its seven apartments, is on track for completion in mid-2025. Meanwhile, Abadeen has several exciting new launches planned for the year ahead</p>

<p>They have a permit for a <a href="https://www.urban.com.au/news/vic/first-look-abadeen-lodge-plans-for-second-melbourne-apartment-development">new boutique development in Prahran</a>, and later next year they will hope to launch another project on <a href="https://www.urban.com.au/news/vic/exclusive-abadeen-grab-next-melbourne-off-the-plan-apartment-development-site">Caulfield Park</a>.</p>

<p>Brown says Andrew Leoncelli's&nbsp;wealth of local relationships perfectly aligns with their consumer-centric approach to development and placemaking, while Leoncelli says he holds a true&nbsp;appreciation for Brown's approach to bespoke development.</p>

<p>"I’ve worked in the property sector for over 20 years and have an appreciation and understanding of all aspects of the process, from identifying a site to bringing a project to life."</p>

<p>Leoncelli says there&nbsp;is an ever-growing appetite from local wealthy downsizers, wanting bespoke high-end apartment living, and that's what Abadeen will bring to Melbourne.</p>

<p>"They have lived their entire adult life in the family home which they don’t need anymore. They want to upgrade their lifestyles whilst downsizing their maintenance and they want the very best of everything, all within walking distance of their favourite parks, restaurants, cafes and shops."</p>

<h2>Hamton</h2>

<p>Developer <a href="https://www.urban.com.au/developers/hamton">Hamton</a>&nbsp;is gearing up for a big 2025, launching its newest neighbourhood-style project and the next stage of its $2 billion Moonee Valley Park redevelopment.</p>

<p>Early next year Hamton will take to market Scotch Hill Gardens in <a href="https://www.urban.com.au/developments/hawthorn-vic-3122">Hawthorn</a>, six low-rise buildings with 365 residences&nbsp;on the former home of the University of Melbourne.</p>

<p>The project’s unique design features 5,500 sqm of publicly accessible green space and a new retail precinct.</p>

<p>Hamton is also advancing Moonee Valley Park, their $2 billion redevelopment of the Moonee Valley Racing Club.&nbsp;</p>

<p>At some point in 2025 they will launch the next two stages that will bring around 440 more apartments to the growing community. The two current buildings within Moonee Valley Park, <a href="/buildings/stonepine-house-at-moonee-valley-park-kenna-street-moonee-ponds">Stonepine House</a> and <a href="https://www.urban.com.au/new-apartments/trackside-house-moonee-ponds-moonee-valley-racecourse-moonee-ponds">Trackside House</a>, are well under construction and nearly sold out.</p>

<p>There will be over 2,000 dwellings in the masterplan when it's completed.</p>

<h2>Milieu</h2>

<p>Design-driven developer <a href="https://www.urban.com.au/developers/milieu-property">Milieu</a> is another big-name developer who will have a busy 2025.</p>

<p>They will complete <a href="https://www.urban.com.au/new-apartments/plant-street-by-milieu-malvern-1-plant-street-malvern">Plant Street by Milieu</a>, its first development in Melbourne's inner-south east after a string of successful projects in inner-north, while continuing to release apartments at its recently launched <a href="https://www.urban.com.au/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a> project.</p>

<p>In early 2025 they'll be launching their latest project,&nbsp;<a href="https://www.urban.com.au/new-apartments/saxon-street-by-milieu-10-dawson-street-brunswick">Saxon Street by Milieu</a>, 80 apartments in <a href="https://www.urban.com.au/new-apartments/brunswick-vic-3056">Brunswick</a>, on the site of The Brosnan Centre next door to Brunswick Baths.</p>

<p>Jackson Clements Burrows (JCB) has designed the gas-free building, with landscaping by Oculus and interiors by by Design Office.</p>

<p>The building will be predominantly two-bedrooms, with an almost equal split of one and three-bedroom apartments.</p>

<p>Later in 2025 Milieu will launch <a href="https://www.urban.com.au/new-apartments/4-6-derby-street-collingwood-nsw-2850">Derby Street</a> in <a href="https://www.urban.com.au/developments/collingwood-nsw-2850">Collingwood</a>, just 18 large-scale apartments off Smith and Gertrude Street.</p>

<p>The brief for Studio Bright was to create a building to echo the site's once-industrial surroundings, so extensive brick and tile detailing was used in the design to integrate it with the street.</p>

<h2>Beulah</h2>

<p><a href="https://www.urban.com.au/developers/beulah">Beulah</a> will be looking to push on with its significant pipeline it's built up recently.</p>

<p>As well as looking to start construction on its Southbank megatower&nbsp;<a href="https://www.urban.com.au/new-apartments/sth-bnk-by-beulah-southbank-60-southbank-boulevard-southbank">STH BNK by Beulah</a>, the developer also has two other inner-city projects they'll be looking to take to market.</p>

<p>In&nbsp;<a href="https://www.urban.com.au/developments/fitzroy-vic-3065">Fitzroy</a>&nbsp;Beulah has proposed a sustainabile development with 44 residences above two ground-floor retail spaces designed to integrate with the local Fitzroy character.</p>

<p>The fossil fuel-free development has been designed by&nbsp;<a href="https://www.urban.com.au/architects/breathe-architecture">Breathe Architecture</a>, Australia’s most awarded sustainable architecture practice. There will be a 'bike hub' and repair station, EV charging facilities, rooftop solar panels and rainwater harvesting.</p>

<p>Beulah also has a new project in&nbsp;<a href="https://www.urban.com.au/developments/prahran-vic-3181">Prahran</a>, near the famous Prahran Market.</p>

<p>Designed by Cera Stribley, the new development at&nbsp;182-194 Commercial Road will have 39 one, two and three-bedroom apartments across an eight-level building, also above retail, hospitality venues, and offices.</p>

<h2>Mirvac</h2>

<p>National developer&nbsp;<a href="https://www.urban.com.au/developers/mirvac">Mirvac</a> is always busy.</p>

<p>While also building <a href="https://www.urban.com.au/new-apartments/trielle-at-yarras-edge-docklands-16-point-park-crescent-docklands">Trielle</a> at <a href="https://www.urban.com.au/developments/docklands-vic-3008">Docklands</a>, The Albertine just off St Kilda Road, and Prince &amp; Parade in Brunswick, Mirvac will want to launch <a href="https://www.urban.com.au/new-townhouses/mekko-apartments-altona-north-198b-blackshaws-road-altona-north">MEKKO Apartments</a>, the latest stage in Mirvac's award-winning <a href="https://www.urban.com.au/developments/altona-north-vic-3025">Altona North</a> masterplan, The Fabric.</p>

<p>The fully electric building will feature PV solar panels and aim for a 7-star&nbsp;<a href="https://www.urban.com.au/guides/what-is-a-nathers-rating-in-new-off-the-plan-apartment-developments" target="">NatHERS</a>&nbsp;energy efficiency rating.</p>

<p>Upon completion, The Fabric will house around 1,500 residents in over 500 townhomes and apartments.&nbsp;</p>

<p>The central focus of the 11.4-hectare community is the 4,000 sqm Patchwork Park, surrounded by well-designed private front and rear gardens by&nbsp;<a href="https://www.urban.com.au/architects/eckersley-garden-architecture" target="">Eckersley Garden Architecture</a>.&nbsp;</p>

<h2>Time &amp; Place</h2>

<p>Another national developer,&nbsp;<a href="https://www.urban.com.au/developers/time-place">Time &amp; Place</a>, has several projects expected to go live across both Sydney and Melbourne in 2025.</p>

<p>Locally, the developer recently secured approval for its joint venture project in <a href="https://www.urban.com.au/developments/glen-iris-vic-3146">Glen Iris</a>&nbsp;with Woolworths, 60 apartments above a full-line Woolworths on Burke Road.</p>

<p>The apartments are targeted at downsizers and multi-generational families.</p>

<p>The ambitious project will introduce three residential towers, combining build-to-rent and build-to-sell apartments, a low-rise office building, and a podium with extensive amenities such as a pool, gym, private dining areas, and coworking spaces.&nbsp;</p>

<p>Inspired by the site’s industrial heritage, the design integrates brick treatments and modern materials while enhancing public connectivity with landscaped pathways and links to All Nations Park.</p>

<h2>Piccolo</h2>

<p>Boutique developer <a href="https://www.urban.com.au/developers/piccolo">Piccolo</a> will complete its Fitzroy apartment development,&nbsp;<a href="https://www.urban.com.au/new-apartments/a-piccolo-house-gore-st-fitzroy-385-gore-street-fitzroy">A Piccolo House Gore Street</a>, in June next year, and will launch the next installment of its Piccolo House brand in 2025.</p>

<p>Their new $50 million development, <a href="/new-apartments/piccolo-house-barry-st-kew-barry-street-kew-18-barry-street-kew">A Piccolo House Barry Street</a> in <a href="https://www.urban.com.au/developments/kew-vic-3101">Kew</a>, will have 60 apartments across five three-level buildings, each with expansive private outdoor spaces.</p>

Features include high-end kitchens, spacious living areas, and a lifestyle concierge service.</p>

<h2>Fortis</h2>

<p>Another national developer,&nbsp;<a href="https://www.urban.com.au/developers/fortis">Fortis</a>, has several projects across Melbourne, Sydney and Brisbane for 2025.</p>

<p>In Melbourne, they'll be further&nbsp; their foothold in the Richmond market, having acquired a site at 550 Swann Street. They're currently selling Carmine House, part of their mixed-use Richmond Square development.</p>

<p>Melbourne’s off the plan apartment market received a major boost in October when the Victorian Government announced the immediate abolition of stamp duty, effective for the next 12 months until October 2025.</p>

<p>The surprise announcement quickly ignited a flurry of activity among developers who had previously been holding off launching projects, waiting for a range of unpredictable factors to align before launching new projects.</p>

<p>With this new incentive expected to increase buyer demand, many developers are now eager to get their projects into the market as soon as possible.</p>

<p>As a result, Melbourne is set to see a significant influx of new projects in 2025, from towering CBD developments — which have largely been absent in the past five years — to boutique buildings in some of the city’s trendiest suburbs.</p>

<p>In this article, we explore where, what, and who is driving the most exciting new developments coming to Melbourne in 2025.</p>

<h2>Who:&nbsp;Far East Consortium</h2>

<p>One of the first CBD tower launches in recent memory is set to hit the market in 2025 with&nbsp;<a href="https://www.urban.com.au/developers/far-east-consortium">Far East Consortium</a>, the developer of the four-tower, $1 billion West Side Place on Spencer Street, seeking to again change the Melbourne CBD skyline.</p>

<p>Early next year they'll launch Monument, just over 600 apartments at 640 Bourke Street, at the eastern end of the long street and a stone's throw from Flinders Station.</p>

<p>Monument has been designed by <a href="https://www.urban.com.au/architects/rothelowman">Rothelowman</a> and will integrate four levels of amenities, gallery spaces, and a revitalised Langs Lane which will be in the redeveloped Eliza Tinsley building which dates back to 1925.</p>

<p>One, two and three-bedroom apartments will start from $640,000.</p>

<h2>Who: S P Setia</h2>

<h2>What: Atlas, Melbourne</h2>

<h2>Where: Melbourne</h2>

<p>Malaysian developer <a href="https://www.urban.com.au/developers/s-p-setia">S P Setia</a>, who has been behind the likes of UNO Melbourne, Sapphire by The Gardens, and Fulton Lane, is also set to launch a new tower in the CBD.</p>

<p><a href="https://www.urban.com.au/new-apartments/atlas-melbourne-383-la-trobe-street-melbourne">Atlas Melbourne</a>, a 71-level skyscraper at 383 La Trobe Street, just down the road from UNO, will have just shy of 800 apartments.&nbsp;</p>

<p><a href="https://www.urban.com.au/architects/cox-architecture">Cox Architecture</a> has worked with <a href="https://www.urban.com.au/architects/fk-australia">FK Australia</a> to create what it being pitched as "something new for Melbourne, while being entirely of Melbourne.</p>

<p>It pays homage to the history of the 2,850 sqm site, formerly the home of the Royal Mint.</p>

<p>There will be around 163 studio apartments on offer, 373 one-beds, 206 two's, and 55 three-bed apartments, located above a two-level arcade with eight retail tenancies.</p>

<h2>Who: CASA</h2>

<h2>What: 671 Chapel Street</h2>

<h2>Where: South Yarra</h2>

<p>South Yarra's famous Chapel Street is set for an injection of new apartments, and it's not Gurner's Jam Factory redevelopment.</p>

<p>Developer CASA has taken over a site at 671 Chapel Street, a site which has had several planning approvals over the years, the most recent coming earlier this year when Daniel Grollo's HOME was approved for a build-to-rent project.</p>

<p>CASA has grabbed the reigns and will launch a collection of one, two and three-bedroom apartments designed by <a href="https://www.urban.com.au/architects/bates-smart">Bates Smart</a> and in landscaping by <a href="https://www.urban.com.au/landscape-architect/jack-merlo">Jack Merlo</a>.</p>

<p>The Chapel St site is just behind Melbourne High School, which means protected viewlines to the CBD.</p>

<p>CASA is led by Renato Calandro, a former executive of Grollo's Grocon and HOME. CASA is also working on projects in Fitzroy, Port Melbourne, and a development in North Sydney in a joint venture with Podia.</p>

<h2>Who:&nbsp;Abadeen</h2>

<p>The VIC arm of luxury Sydney developer <a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a> has been active in the market since entering it around 12 months ago.</p>

<p>Currently developing <a href="https://www.urban.com.au/new-apartments/malea-94-burke-road-malvern-east">Malae</a>, a boutique collection of seven apartments in <a href="https://www.urban.com.au/developments/malvern-east-vic-3145">Malvern East</a>, of which more than half are spoken for, will kick off 2025 by launching their second Melbourne project.</p>

<p>Earlier this year Abadeen, who is being led locally by former CBRE executive and developer Andrew Leoncelli, secured a prime 2,198 sqm site at 616-646 High Street&nbsp;in Prahran. They had Carr put together the designs for <a href="https://www.urban.com.au/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">Grandview Prahran</a>, which curves around a national trust significant Smookt Bark Apple tree.</p>

<p>The four-level building will have 26 large-scale aparments, with the two-beds starting from around 100 sqm and the three's ranging in size to 269 sqm.</p>

<p>Pending council approval which should come in the next week, they will launch the project</p>

<h2>Who:&nbsp;Abadeen</h2>

<h2>Where: Caulfield North</h2>

<p>Abadeen is going large-scale again next year, and another parkside project.</p>

<p>Later in the year they're hoping to launch a new project in&nbsp;<a href="https://www.urban.com.au/developments/caulfield-north-vic-3161?sort=">Caulfield North</a>, predominantly made up of large three-bedroom apartments.</p>

<p>The 1,060 sqm site at <a href="https://www.urban.com.au/new-apartments/219-229-balaclava-road-caulfield-north">219-229 Balaclava Road</a>, directly across from Caulfield Park, came with approved plans for a seven-level building.</p>

<p>Abadeen brought in architecture firm Powell &amp; Glenn to alter the apartment makeup and tweak the design to give it a "New York-style feel".</p>

<p>Large apartments for the downsizer is the path Abadeen is taking in Melbourne, following the blueprint of what Abadeen has created for decades across Sydney's most affluent suburbs in the Lower North Shore.</p>

<p>Community developer <a href="https://www.urban.com.au/developers/hamton">Hamton</a> will launch Scotch Hill Gardens, its highly anticipated Hawthorn masterplan on the former home of the University of Melbourne, early next year.</p>

<p>Adjacent to the Brunswick Baths and Library, Saxon Street by Milieu will offer a mix of 80 one, two, and three-bedroom apartments designed by <a href="https://www.urban.com.au/architects/jackson-clements-burrows-architects">Jackson Clements Burrows Architects</a>, with interiors by DesignOffice and landscaping by Oculus.</p>

<p>This will be Milieu’s eighth project with DesignOffice and alongside sustainability as standard, Milieu says the apartments "will embody the layers of thought of how people really live in apartments and how good design has a positive impact on our everyday lives."</p>

<p>Developers, media agencies and project marketers start to firm up plans for a spring launch of their developments, giving prospective buyers the biggest hit of supply they'll see all year.</p>

<p>Anecdotal feedback from developers and project marketers is that there's enough demand for new apartments at the moment, based on the lack of supply and as long as the product is being delivered by a team with a strong background in development.&nbsp; Many of those who make this list have been in the development game for decades.</p>

<p>Elsternwick Gardens by Milieu is a low-rise, campus-style development of six buildings and over half a hectare of green open space.</p>

<p>The development, on a 4,000 sqm site on the corner of Stawell Street and Fernhurst Grove in Studley Park, will comprise 17 apartments and three homes, ranging in price between $2 million and $7 million.</p>

<p>The site has around 113 metres of frontage to Fernhurst Grove and Stawell Street. Every ground-floor apartment will have an average garden area of over 150 sqm, ANGLE’s most extensively landscaped project to date.</p>

<p>There will be 26 apartments across the four levels, a mix of two-beds, two-bed plus study's, and three-bed apartments.</p>

<p>Abadeen announced itself to the Melbourne owner-occupier market with <a href="https://www.urban.com.au/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, just seven parkside apartments on Malvern East's Central Park.</p>

<h2>Who: Salvo</h2>

<p>Prominent Melbourne fringe developer <a href="https://www.urban.com.au/developers/salvo">Salvo</a> is set to kick off the demolition phase of its recently-unveiled Southbank tower, <a href="https://www.urban.com.au/new-apartments/moray-house-42-moray-street-southbank">Moray House</a>.</p>

<p>Rising 56 levels on a prime corner site across 42 Moray Street and 11-13 Hancock Street, Moray House will comprise 305 apartments. More than 240 of the apartments&nbsp;have already been snapped up by a variety of demographics, from parents purchasing apartments for their children, professionals seeking a city base, families moving back to inner Melbourne post-COVID, and investors.</p>

<p>The $200 million project is primarily made up of two and three-bedroom apartments designed by interior designer David Hicks, as well as two double-level penthouses with never-to-be-built-out views. Moray House also comprises eight levels of office space, hi-tech co-working facilities and two floors of residential amenity with wellness and relaxation at its core.</p>

<p>Second Nature Developments is behind the unique project that features 21 dwellings and three retail tenancies across a part two-level, part six-level development.</p>

<p>Wickton, led by Blanco Norton and architect Will Leaf, will be taking to market their mixed-use development in the Hawksburn Village precinct, on the border of South Yarra and Prahran.</p>

<p>Leaf’s architecture practice <a href="https://www.urban.com.au/architects/ewert-leaf">Ewert Leaf</a> redesigned the plans to create seven two and three-bedroom luxury apartments above a vibrant ground floor retail with premium hospitality and retail spaces that will anchor three levels of strata offices.</p>

<p>The designs were altered from the previous plans so the floorplates expanded, which meant the apartments sat above the building's large privacy screens and the adjoining buildings so both levels of apartments take in uninterrupted views across Melbourne and back to the city skyline.</p>

<p>Wickton is expecting to start demolition of the bottle shop and adjoining commercial building on the site later this year and start the build in early 2025.&nbsp;</p>

<h2>Who: Sun Property Group</h2>

<h2>What: 18 apartments by Cera Stribley</h2>

<h2>Where: 226-228 Williams Road, Toorak</h2>

<p>National apartment developer <a href="https://www.urban.com.au/developers/sun-property-group">Sun Property Group</a>&nbsp;(SPG) is continuing its push into Melbourne with their second project in the city's most affluent postcode.</p>

<p>SPG's latest development, on a double block at 226-228 Williams Road in Toorak, will comprise 18 apartments in a three-level building designed by&nbsp;<a href="https://www.urban.com.au/architects/cera-stribley-architects">Cera Stribley</a>. There will be a&nbsp;mix of 10 two-bedroom apartments, four three-beds, and four penthouses on offer.</p>

<p>"This intersection seamlessly blends the charm of <a href="https://www.urban.com.au/new-apartments/toorak-vic-3142">Toorak</a>’s leafy streets, Prahran’s urban lifestyle, and South Yarra’s cosmopolitan atmosphere," Cera Stribley said in their submissions to the local council.</p>

<p>The new development is around&nbsp;500 metres away from SPG's debut Melbourne development, The Brookville.</p>

<h2>Who: Ondas</h2>

<h2>What: Shoptop development with 16 apartments</h2>

<h2>Where: 3-15 Fitzroy Street, St Kilda</h2>

<p>Billionaire tech entrepreneur Robin Khuda's development arm <a href="https://www.urban.com.au/developers/ondas">Ondas</a>&nbsp;will too be planning the launch of their Fitzroy St, St Kilda shoptop development after securing approval earlier this year.</p>

<p>Designed by <a href="https://www.urban.com.au/architects/warren-and-mahoney">Warren &amp; Mahony</a>, the $22 million project will encompass 16 apartments, predominantly three-bedders, above 244 sqm of commercial space and 327 sqm of retail space across the four amalgamated sites which will span 3-15 Fitzroy Street, just down the road from Fortis.</p>

<p>In their Urban Context Report submitted to the City of Port Phillip Bay Council, Warren and Mahoney said the apartments are designed as "urban villas".</p>

<p>"The villas are all planned with private open spaces in mind; to host families, friends or colleagues."</p>


The 10 hottest off the plan apartment developments coming to Melbourne in 2024 

There's been applications submitted in April from Citinova, Blue Earth Group, Abadeen, and LAS Group

<p>Melbourne's well-documented supply chain woes aren't easing in a hurry.</p>

<p>There were some notable development applications however submitted across the capital in April, some of which will bring some much-needed density to the apartment sector.</p>

<p>Of course, these projects won't be realised for several years, with the approval phase, marketing, and then the build generally making the lifespan of a new development between four to five years, depending on density and the speediness of the approval process.</p>

<p>We've wrapped up some of the biggest and best development applications across Melbourne in April.</p>

<h2>Address: 99-109 Lorimer Street, Docklands</h2>

<p>Melbourne&nbsp;developer Ross&nbsp;Pelligra&nbsp;is set to take on one of his largest projects to date, lodging plans for a huge multi-stage precinct in Melbourne's&nbsp;growing Fishermans Bend precinct.</p>

<p>Development manager <a href="https://www.urban.com.au/developers/citinova">Citinova</a> has proposed a four-tower development, designed as a "cohesive 'family' of towers" by Architectus, that will bring over 1000 apartments to the chronically undersupplied Melbourne market.</p>

<p>One of the towers will be dedicated build-to-sell, while there will be more build-to-sell apartments in tower two that will also home 200 hotel rooms and extensive amenities.</p>

<p>Tower three will be a commercial office tower that may suit a coworking provider, and Tower Four will be build-to-rent apartments. All the towers will be linked by a podium that will feature vibrant laneways with an arts and culture hub, retail tenancies and an urban grocer.</p>

<p>The five-stage project will also include an unencumbered 3,075 sqm public open space.</p>

<p>Landscape architect <a href="https://www.urban.com.au/landscape-architect/mala">Mala Studio</a> has been part of the design, as have planning consultants <a href="https://www.urban.com.au/landscape-architect/tract-landscape-architects">Tract</a>.</p>

<p>Having launched&nbsp;<a href="https://www.urban.com.au/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, a collection of just seven luxury apartments on&nbsp;<a href="https://www.urban.com.au/developments/malvern-east-vic-3145">Malvern East</a>'s Central Park,&nbsp;<a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a>, led locally by former&nbsp;<a href="https://www.urban.com.au/project-marketer/cbre-residential-australia" target="">CBRE</a>&nbsp;Director&nbsp;<a href="https://www.urban.com.au/content/abadeen-officially-announce-expansion-into-victoria-with-two-luxury-projects" target="">Andrew Leoncelli</a>, has filed plans for its next project.</p>

<p>They had&nbsp;<a href="https://www.urban.com.au/architects/carr-design" target="">Carr Design</a>&nbsp;a four-level building that curves around a Smooth Bark Apple tree, immovable as it's listed as a national trust significant tree.</p>

<p>There will be 26 apartments across the four levels, a mix of two-bed, two-bed plus studies, and three-bed apartments. They will sit above two levels of the basement with parking for 56 cars.</p>

<p>Melbourne developer&nbsp;<a href="https://www.urban.com.au/developers/las-group" target="">LAS Group</a>&nbsp;has submitted plans for a new 25-level tower in the heart of&nbsp;<a href="https://www.urban.com.au/developments/southbank-vic-3006">Southbank</a>.</p>

<p><a href="https://www.urban.com.au/architects/fk-australia">Fender Katsalidis</a> has put together plans for the 188-apartment tower at 38 Clarke Street, on the corner of City Road and Clarke Street just behind Crown Melbourne.</p>

<p>In contrast to the neighbouring buildings with predominantly glass facade buildings, 38 Clarke Street embraces the industrial heritage of the area, with the building's lower level finishes drawing on the 19th-century local vernacular found on City Road with rich red brick detailing and arched windows.&nbsp;</p>

<p>The lower ground level at street level features resident amenities including a dedicated bike lobby and parking area, pool and gym.&nbsp;</p>

<p>The top of the podium features a densely planted native garden bed designed by renowned Tract Landscape Architects.&nbsp;</p>

<p>Amenity-centric Melbourne&nbsp;developer&nbsp;<a href="https://www.urban.com.au/developers/blue-earth-group">Blue Earth Group</a>&nbsp;is trying again to get its&nbsp;<a href="https://www.urban.com.au/developments/coburg-vic-3058">Coburg</a>&nbsp;development approved.</p>

<p>The plan is for over 444 apartments and townhouses designed by&nbsp;<a href="https://www.urban.com.au/architects/cht-architects" target="">CHT</a>&nbsp;Architects on what the planning documents call a "significant land parcel" given its location on the south-western corner of Bell and Rodda Street which forms the entrance/gateway to the&nbsp;<a href="https://www.urban.com.au/new-apartments/coburg-vic-3058">Coburg</a>&nbsp;Major Activity Centre (‘MAC’).</p>

<p>The revised design response continues a similar design concept, containing three buildings ranging in height from five to 11 storeys, with large areas of publicly accessible open space and pedestrian links provided within the site that is bordered by ground floor activity with the provided building separation and setbacks consistent with the Tribunal’s findings in maximising daylight receipt to the apartments and sunlight to provide open space areas.</p>

<p>Proposed are 223 one-bedroom apartments, the majority with a study, 195 two-bedders, 15 three-bed apartments, and 11 townhouses.</p>

<p>There will be around 239 sqm of shop floor space and 106 sqm of food and drink premises.</p>

The top four new apartment developments planned across Melbourne in April

<p>The Victorian division of Sydney's longtime luxury Lower North Shore development company Abadeen, is continuing its push into Melbourne's owner-occupier market.</p>

<p>Having launched <a href="https://www.urban.com.au/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, a collection of just seven luxury apartments on Malvern East's Central Park, <a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a>, led locally by former CBRE Director Andrew Leoncelli, has filed plans for its next project.</p>

<p>They'll be developing a boutique building in Prahran at&nbsp;<a href="/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">616-646 High Street</a>,&nbsp;on the corner of&nbsp;Airlie Avenue and High Street near Toorak Park and Orrong Romanis Reserve.</p>

<p>Abadeen secured the 2,198 sqm site, which is the&nbsp;former Cabrini Hospital medical facility, last year.</p>

<p>They had Carr design a four-level building that curves around a Smooth Bark Apple tree, immovable as it's listed as a national trust significant tree.</p>

<p>Carr is no stranger to having to incorporate a heritage-listed tree in a new development, nor are they a stranger to having to do so for a development overseen by Leoncelli.</p>

<p>Leoncelli's ALP Developments were behind&nbsp;Victoria &amp; Burke in Camberwell, where Carr had to incorporate a 220-year-old gumtree in the development of just 15 apartments. The Burke Road project broke records for the suburb when two of the penthouses sold off the plan for $5.5 million each in 2020.</p>

<p>There are a further three trees on the Prahran site, two Flowering Gums and an English Oak, which line the perimeter and need council approval to be removed or pruned.</p>

<p>The documents submitted to the Stonnington Council said the building form pays homage to the existing heritage-listed tree curving around its canopy.</p>

<p>"Windows and glazing are perpendicular to the building grid and juxtapose against the curved form, creating moments of interest in the facade."</p>

<p>There will be 26 apartments across the four levels, a mix of two-beds, two-bed plus study's, and three-bed apartments. They will sit above two levels of basement with parking for 56 cars.</p>

<p>The two-bedroom apartments start from around 100 sqm internally and the largest three-bedrooms, the three penthouses, range in size from 180 sqm to 269 sqm internally, not including the wraparound terraces and the private rooftop terraces.</p>

<p>Abadeen broke onto the Melbourne off the plan apartment development scene late last year when they launched Malea.</p>

<p>Designed by Ewert Leaf and in landscaping by John Patrick,&nbsp;Malea comprises seven two and three-bedroom apartments with&nbsp;Miele and Gaggenau appliances, extensive outdoor spaces immersed in nature, and a parkside location unrivalled in Malvern East.&nbsp;</p>


First look: Abadeen lodge plans for second Melbourne apartment development

<p>Prominent Sydney lower North Shore developer Abadeen branched out into the owner-occupier market in Melbourne late last year.</p>

<p>They announced former CBRE executive Andrew Leoncelli as their managing director, as well as their first two developments, <a href="https://www.urban.com.au/new-apartments/malea-94-burke-road-malvern-east">Malea</a> in Malvern East, and an upcoming project at <a href="/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">646 High Street, Prahran</a>.</p>

<p>With everything going on at <a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a>, we caught up with Andrew Leoncelli to discuss the strategic decision in taking over Abadeen's push in Melbourne.&nbsp;</p>

<p>Leoncelli says Abadeen is a great business to be a part of.</p>

<p>"Abadeen Group in Sydney, run by Justin Brown is a very successful, luxury high end property developer with lots of runs on the board, lots of great projects, lots of great delivered projects and lots of great capital partners and consultants," Leoncelli says.</p>

<p>The focus for Abadeen VIC is Melbourne's east and south-east, owner-occupier stock in the best locations.</p>

<p>There are just seven apartments on offer at Malea, the only new development on Malvern East's Central Park.</p>

<p>Abadeen will be submitting an application for 646 High Street in Prahran soon, and pending council approvals which they hope to come later this year, will launch either at the end of 2024 or more likely the start of 2025.</p>

<p>"Identifying sites where there's retail amenity, good public transport, some lifestyle amenity, whether that be a park, beach, those sort of things, is key for us," Leoncelli says.</p>

<p>"High Street is moments to High Street Armadale, it's in <a href="/new-apartments/prahran-vic-3181">Prahran</a> East village, it gets great city views, it's surrounded by good public transport and infrastructure, great restaurants, pubs. It's a really exciting little pocket of Melbourne."</p>

<p>Leoncelli says there hasn't been a lot of high end development in that community</p>

<p>"I think it's a really great opportunity working with Carr to deliver a really high end product."</p>

<p>The project will target the downsizer with two and three-bedrooms. The two-bed apartments will start from over 100 sqm, and the three's with a study will have over 200 sqm of living space.</p>

<p>"It will suit those looking for something of high quality and size that matches their needs."</p>
