North Perth is set for a new mixed-use development.

Plans have been filed by a local private developer, Lam Property Development Group Pty Ltd,&nbsp;for an eight-level building with 117 apartments at 299 Charles Street, near Charles Veryard Reserve.

Only around half of the apartments proposed will be on the market (59). There will be 42 co-living units and 15 Specialist Disability Accommodation (SDA)&nbsp;units.

Of the 59 buy to sell apartments, there will be 15 one-beds, 33 two-bed apartments and 11 three-bedroom apartments.

The apartments will sit above a tavern/brewery, a private gym, two shops, and a restaurant/cafe.

The application says the commercial activation will promote vibrancy and convenience for not only residents of the development, but the wider community who utilise the Charles Street Neighbourhood Centre.

Space Collective Architects said in the Design Statement that there was an opportunity to&nbsp;marry the characteristics of the greenery pocket &amp; heritage pocket of North Perth.

They'll be focusing on sustainable principles. The&nbsp;project has been designed to a 6.5 Star minimum and 7.5 Star average NatHERS rating. The development value is $35 million.
