Following its acquisition of Waterfront City late in 2014, current owners Ashe Morgan have moved to further reinvent and reposition the precinct, which includes Harbour Town and the Melbourne Star Observation Wheel as major drawcards.

The first stage of overhaul works which were concentrated on Harbour Town are concluding. These included improvements to hardscaping with new pavers, timber decking, planters and outodoor seating, in addition to new ETFE canopies designed by <a href="https://www.urban.com.au/architects/the-buchan-group">The Buchan Group</a> and demolition of redundant walkways and escalators to unclutter the spaces.

Image courtesy of Atomic3d</figcaption></figure>The next stages of the precinct-wide upgrade include the division of Waterfront City into defined sub-precincts located largely within the existing built form currently on-site. Ashe Morgan engaged local firm <a href="https://www.urban.com.au/architects/nh-architecture">NH Architecture</a> to design the upgrade and new built form.

These include:

<ul>
<li>The Entertainment and Active Leisure Precinct which connects the Melbourne Star with the O'Brien Group Arena and a new eight cinema Hoyts complex.</li>
	<li>The Dining Precinct currently bordering the Melbourne Star.</li>
	<li>Urban fashion and major international fashion precincts with a stripping back of centre facades complete.</li>
	<li>A Fish Market and Food Precinct within the existing multi-storey carpark, with a Market Lane along Waterfront City and new apartments.</li>
	<li>Flagship showrooms and future development opportunities along Footscray Road.</li>
</ul>
The expectation is that the connotations associated with the first version of Waterfront City will be swept aside by the new design features. NH Architecture via their Facebook page state "The ambition for the redevelopment is to create a new village for Melbourne with all the uses, activities, spaces and places that support a healthy inner city community… a genuine 'piece' of Melbourne."

These enhancements will go some way to providing Waterfront City with a stronger identity and adding some diversity to the <a href="/new-apartments/docklands-vic-3008">Docklands</a> precinct. The provision of a cinema and the establishment of a fresh food and market precinct which not only services the residents and workers at NewQuay and Waterfront City, but also the greater Docklands area, making the area a destination in its own right.

ING's divestment in the precinct which saw various elements of the site fall into the hands of a variety of owners in <a href="https://www.urban.com.au/developers/mab-corporation">MAB Coporation</a>, <a href="https://www.urban.com.au/developers/hiap-hoe">Hiap Hoe</a>, <a href="https://www.urban.com.au/developers/capital-alliance-investment-group">Capital Alliance</a> and Ashe Morgan, looks to have been a step in the right direction.

Image courtesy of Atomic3d flythrough</figcaption></figure>With <a href="/buildings/promenade-aqui-411-docklands-drive-docklands">Promenade &amp; Aqui</a>, and Four Points Sheraton almost complete, <a href="https://www.urban.com.au/buildings/banksia-newquay-429-docklands-drive-docklands">Banksia</a> well out of the ground and <a href="https://www.urban.com.au/buildings/marina-tower-6-pearl-river-road-docklands">Marina Tower</a> progressing well, the area which now forms NewQuay Central will see a significant increase in the population of the area as well as a new front door for the precinct from the water.

The proposed enhancements coupled with Capital Alliance's respective high-rise projects at 3-43 Waterfront Way and <a href="https://www.urban.com.au/new-apartments/26-38-pearl-river-road-docklands">28-38 Pearl River Road</a> will see Waterfront City's transformation complete.

The only sticking point perhaps is the name of the precinct. Having lost its waterfront frontage, the name Waterfront City no longer appears appropriate and with a new look and feel, now might an appropriate time to rebrand the precinct and create a new identity.

Waterfront City's transformation continues

Before I jet off to Europe next week I thought being a pleasant winter's day, I would do one final construction update focusing on NewQuay + Harbour Town and Victoria Harbour, the two most active precincts within Docklands in terms of construction activity. Part one will focus on the former including projects under construction in addition to upcoming developments within both.

<h2>NewQuay</h2>

Beginning at NewQuay Central, the area which once formed the gateway into the former Waterfront City precinct is awash with activity as three projects yielding five towers and a new park are at various stages of construction. The furthest advanced of these projects are Aqui and Promenade. The dual towers are being delivered by Hickory for MAB and topped out last month with the installation of the silver and gold glazing progressing at a steady pace.

<figcaption>Aqui and Promenade, NewQuay.</figcaption></figure>MAB's other project in the area - Banksia - has seen Hickory take control of the site and commence site works to deliver the tower and just as importantly, a new park. The best vantage point to get an appreciation of the site and observe the construction is the upper level of the low-rise buildings along the waterfront.

The tallest of the NewQuay towers, the 43-storey hotel has commenced its skyward ascent with its distinct 'dancing' forms are yet to fully reveal themselves.

<figcaption>Marina Tower and Four Points Sheraton Docklands.</figcaption></figure>NewQuay's latest apartment offering hot off the heels of Banksia is Elm &amp; Stone, which is currently selling. The twin tower project designed by DKO Architecture is located along Docklands Drive and has seen a slight redesign to it's primary facades.

The glazed bronze facades remain, providing a contrast to the white framed buildings. Planter boxes are also provided for residents on balconies to create a cascade of green down the facade.

Elm &amp; Stone features a mix of 1, 2 and 3 bedroom split-level lofts and apartments as well as rooftop communal garden atop the podium in addition to other resident facilities.

This presents the first visible sign of maintenance on the original NewQuay towers with some now 14 years old!

Harbour Town Melbourne is currently in the midst of a substantial overhaul by owners Ashe Morgan. These works have included the installation of new ETFE canopies designed by The Buchan Group in addition to hardscape works and removal of redundant escalators and bridges.

Awnings have also been removed and the shells of the shopfronts peeled back and painted white. But it won't end there.

Harbour Town will also see the construction of a new 8-cinema Hoyts on the site of what was previously the temporary home of the Winter Wonderland as illustrated in the rendering below:

Further works to be undertaken also include the provision of a supermarket and extension to Harbour Town's gateway building along Docklands Drive.This extension will extend over the street and provide a somewhat more sophisticated front door to the centre.

At this stage no further works are proposed to the facade of the residential apartments above, however the second of the canopies will also extend through to Docklands Drive complimenting the new entry experience from Docklands Drive.

Docklands update June 2016: Newquay and Harbour Town

Melbourne-based developer Capital Alliance has continued with its successful Docklands formula of combining both residential apartments and a luxury hotel within the same building by announcing operator Marriott has committed to its forthcoming project at 3-43 Waterfront Way.

Within close proximity to the Melbourne Star Observation Wheel and Harbour Town retail complex, the tower of some 37 levels will represent the first newly built Marriott hotel in Australia for almost 20 years. While the project is currently at planning, it is expected that the tower will proceed quickly upon receiving approval.

Valued at $250 million, 3-43 Waterfront Way will include 200 Marriott-branded suites in addition to 260 residential apartments. Included will be an rooftop infinity pool with expansive views toward Melbourne's skyline, bar area and dining area which will be open to the public.

<figcaption>Artist's impression of Marriott Docklands</figcaption></figure>Designed by Docklands-based DKO Architecture, 3-43 Waterfront Way will also see a ground level pedestrian link with Docklands Drive, allowing for a previously inactive street frontage to become permeable. Planning documents show 3-43 Waterfront Way's exterior studded with pop-out facade panels which will be complimented by LED highlights applied to the facade.

Approximately 500 jobs are to be created during the build, with 100 permanent jobs created upon completion.

<h2>The big picture</h2>

While the Marriott signing paves the way for Capital Alliance's next project, the developer is approaching the finish line for their first Docklands foray at 679 La Trobe Street. Consisting of both apartments and Melbourne's first Peppers Hotel outlet, M Docklands as it is known will be fully completed in the new year.

Capital Alliance is also expected to deliver a sister development to 3-43 Waterfront Way, namely 26-38 Pearl River Road nearby which will hold in excess of 400 apartments.

Only last month both <a href="https://www.urban.com.au/news/new-ibis-and-novotel-hotels-for-melbournes-cbd">Ibis and Novotel committed to a new CBD tower</a> while construction continues on QT Hotel on Russell Street and the Four Points by Sheraton also in Docklands.

Above these as many as a dozen new hotels are mooted for varying developments around Melbourne over the next decade.

Marriott Docklands adds to the Melbourne hotel mix

A meteoric year for Capital Alliance Investment Group's founder and Managing Director Mohan Du has been capped with the developer receiving the Australian Property Institute’s ‘Young Achiever of the Year’ award for Victoria.

At only 28 years old, Mohan Du has presided over the firm which has seen the delivery of its first major development, M Docklands. With final touches being applied to the mixed-use tower, its imminent opening will usher in Docklands' first five star hotel under the Peppers brand with the hotel's first completed suite <a href="https://www.urban.com.au/news/docklands-receives-a-double-shot-in-the-arm">revealed during August</a>.

With the award, Australian Property Institute acknowledged the enormous responsibility placed upon Mohan Du's shoulders, and the subsequent success enjoyed by the firm. Having being established during 2012, Capital Alliance Investment Group now holds a 7-year pipeline of Melbourne projects valued at approximately $1.2 billion.

With M Docklands all but complete Capital Alliance Investment Group's focus will shift to multiple upcoming projects. Kings Domain Apartments on Dorcas Street Southbank looms as the next project set for construction, with the SJB Architects-designed tower looking to add to an already popular apartment sub precinct within the suburb.

115-129 King Street Melbourne has also been acquired with settlement for the likely development site due in March 2016.

It is Docklands through where the bulk of Capital Alliance Investment Group development will occur in the medium term. Urban.com.au <a href="https://www.urban.com.au/news/dko-and-designing-docklands">previously highlighted</a> their pending mixed-use tower located at 3-43 Waterfront Way, with 188 hotel suites and 287 traditional apartments within the 37 level, DKO Architecture-designed building.

Image courtesy DKO Architecture</figcaption></figure>Also the work of DKO Architecture, 26-38 Pearl River Road is subject to a development application with two towers set above ground floor retail space. The northern 29 level tower stands at 92 metres in height, with a smaller 19 level tower in tow.

In total 408 dwellings are included within the development, comprising 141 x one bedroom, 266 x two bedroom and 1 x three bedroom apartments. A gym, communal dining/lounge, cinema, landscaped deck and swimming pool are included as are allowances for 186 resident car spaces and 127 bicycle spaces.

Both 26-38 Pearl River Road and 3-43 Waterfront Way entered planning simultaneously mid year after the sites were purchased from Ashe Morgan by Capital Alliance Investment Group.
