Williams Landing, Melbourne childcare centre comes onto the market

A childcare centre in Melbourne’s west is set to be auctioned this month.

The centre at 2 Fogarty Street, Williams Landing is leased and operated by Explorers Early Learning.

The 1086 square metre facility occupies a 2900 square metre corner site.

It is directly across the road from the forthcoming seven-stage Addison residential development.

Immediately to the east is a proposed $340 million mixed-use commercial development.

The two-stage Trinity Point, which is currently under construction, is just down the road.

Explorers Early Learning has a new 15-year net lease over the property, with options through to 2064 and fixed 3% annual rent increases. It is licensed for 168 long day care places.

The centre currently draws an annual net rental income of $493,785 (plus GST).

The auction will be held October 30.
