A freehold corner site in Brisbane’s Fortitude Valley has been listed for sale through Savills with expectations of at least $15 million.

The 354 Brunswick Street site has an area of 871 sqm with two street frontages — Ann Street and Brunswick Street.

The listing agents are Savills’ Peter Chapple and Jack Morrison.

Since acquiring the property in 2000, its local owner has restored and leased the building.

The asset generates more than 75 percent of its income from retailers on the ground floor, Morrison said.

The property is home to Universal Store, Beach Burrito, Brathaus, and Savile Row; the newest venture from the team behind Cobbler, an award-winning whiskey bar in West End.

The retail on the ground floor, which includes courtyard area to the rear, sits below two levels of fully occupied office space all on the corner of Brunswick and Ann Street.

“The opportunity to secure a property like 354 Brunswick Street, which enjoys an unparalleled prime location on a premier corner at the top of Brunswick Street Mall, and combines low site coverage and future development potential with an excellent mix of retail and commercial tenants, is unmissable for anyone seeking marquee Brisbane property,” Morrison said.
