Apartment developer Mosaic is onto its fifth tower in as many years in the booming <a href="https://www.urban.com.au/developments/broadbeach-qld-4218">Broadbeach</a>.

<a href="https://www.urban.com.au/developers/mosaic-property-group">Mosaic</a>, currently delivering sister towers <a href="https://www.urban.com.au/new-apartments/lily-by-mosaic-4-rosewood-avenue-broadbeach">Lily by Mosaic</a> and <a href="https://www.urban.com.au/new-apartments/marella-146-surf-parade-broadbeach">Marella&nbsp;by Mosaic</a> after previously completing Bela and Dawn nearby, has filed plans for 59 apartments at 22 Mary Avenue, next door to the <a href="https://www.urban.com.au/news/qld/first-look-exclusive-abedian-family-reveals-broadbeach-apartment-plans">new 47-level tower</a> planned by <a href="https://www.urban.com.au/developers/abedian-co">Abedian &amp; Co</a>.

Mosaic had Melbourne-based architecture firm <a href="https://www.urban.com.au/architects/elenberg-fraser">Elenberg Fraser</a> create the scheme for the 38-level building.

Elenberg Fraser, who designed the soon-to-be-completed Mondrian in <a href="https://www.urban.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a> but whose majority of work has been in the Victorian capital, cited the famous quote from German-American architect Ludwig Mies van der Rohe in its design statement submitted to the <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> City Council this week

“A statement of minimalist design, stripping away the unnecessary to reveal the essence of structure and space.”

The three-level podium will be occupied by car parking, while the fourth and fifth levels are dedicated to amenities like a swimming pool and pool deck, a gym, and a wellness area with a sauna, steam room, cold plunge, magnesium plunge, and a spa, and a library lounge,&nbsp;boardroom, and an office.

There will be just two apartments per floor from level six to level 33, one with three bedrooms and 166 sqm of internal living space and the other with three bedrooms and an MPR with just under 200 sqm of internal space. They each have an 18 sqm balcony, oriented east to face the ocean.

The top three levels will home three full-floor penthouses, each with four bedrooms, a home office, and several entertaining areas. They will have 365 sqm of living space.

GV Property Group's Luke Reaby put the site together, securing around a 40 per cent uplift on values for the eight individual owners in the late 1960s building.

The 1,014 sqm site has a 33-metre frontage to Mary Avenue, a popular street for both developers and buyers due to its proximity to Broadbeach State School, which ensures protected views of the beach and ocean.

First look exclusive: Mosaic file plans for fifth Broadbeach apartment development

A new tower has been pitched in Surfers Paradise, offering some of the largest apartments Surfers Paradise has ever seen.

The Sydney-based YHY Group has sought to develop a 33-level building with 74 dwellings across an amalgamated triple site incorporating 56, 58 and 60 Sunset Boulevarde on the Nerang River.

Mode Design Corp submitted the architectural plans, stating the tower will redefine luxury on the <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a>&nbsp;and will&nbsp;"craft an exclusive sanctuary where glamour, privacy, and nature converge seamlessly."

"Designed as an elevated haven on the Gold Coast, the tower draws inspiration from the natural elements—sky, water, greenery, and stone—and offers residents a harmonious blend of high-end design and biophilic appeal."

"Sculptural facades and curving forms create a visually captivating tower, accentuated by layered glass balustrades, balconies and feature glazing that gracefully wrap around the structure, capturing light while shielding from direct sun, ensuring comfortable interiors with uninterrupted vistas."

Pitched is a single, three-level villa on the ground floor with six bedrooms and a pool, beneath a full-floor apartment with six bedrooms.

The building is split in two, with 16 three-bedroom, half-floor apartments, with a minimum of 345 sqm of internal space, running up to the two levels of amenities.

The ninth level will feature a kids play area with an adjoining creche, a lap pool that runs along the edge of the building, a recovery space with a sauna and steam room, a yoga room, a gym, golf simulator, and a wellness spa with a treatment room and a massage room.

Above is another swimming pool, this one with&nbsp;an integrated pool bar and spa which has been oriented to offer gun-barrel views to the Surfers skyline. On the same level is a lounge, a bookable lounge with a kitchen, and a business centre.

Above will be three units per floor, three, four and five-bed apartments until level 33, where the two-level north and south penthouses start. They will have six and five bedrooms each, as well as an MPR room, a sauna, and their own private pools.

The "Ultra Penthouse" is one of the largest ever pitched on the Gold Coast at 1,449 sqm of internal living space.

The ground level is set to feature&nbsp;a grand entry lobby, a cigar room, a cellar, library, study, bar and multiple entertaining areas.

There are five bedrooms spread across the five levels, as well as two staff quarters. The top level is dedicated just to a master suite, with a sauna, a gym, and a spa on the balcony. Including external space, the penthouse totals 2,239 sqm.

The penthouse is larger than the one atop <a href="https://www.urban.com.au/new-apartments/chevron-one-36-44-stanhill-drive-chevron-island">Chevron One</a>, currently under construction on <a href="https://www.urban.com.au/developments/chevron-island-qld-4217">Chevron Island</a>.

The penthouse, which is set to be retained by Elias Jreissati, the chairman of Chevron One developer <a href="https://www.urban.com.au/developers/bensons-property-group">Bensons Property Group</a>, measures over 1,700 sqm in total&nbsp;– 946 sqm internal and a further 774 sqm under roof of external space.

In the new development space, the smallest detail can impact whether a buyer goes with your development, or someone elses.

Milton Young, a Gold Coast local and a director at national scaffolding supplier BuildSafe, had been looking for his next home, nearer the coast, having sold the family home in Clear Island Waters earlier this year.

He'd narrowed his search to the sought-after southern pocket of the Gold Coast, near the surf and the growing hospitality scene.

"We were fairly late to the party on discovering the southern end of the Gold Coast," Milton said.&nbsp;

"You're so protected from the winds of the Gold Coast, which makes beachfront living more attractive than some of the more northern suburbs."

Young was open to both the established and off the plan apartment market, but nothing he'd seen had felt quite right.

Having looked around Kirra, where almost every apartment had either a road or a park, or both, separating it from the beach, Milton opened the search north to Tugun and <a href="https://www.urban.com.au/developments/bilinga-qld-4225">Bilinga</a>.

While there are several boutique buildings under construction on Golden Four Drive, one of just two true beachfront streets in Bilinga, <a href="https://www.urban.com.au/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a> by&nbsp;<a href="https://www.urban.com.au/developers/siera-property-group">SIERA</a>&nbsp;stood out in particular, initially for the most unlikeliest of&nbsp;reasons.

"It was one of the cleanest building sites I'd seen," Milton said, adding that while it's not the be-all and end-all, what it told him was that both the developer and the builder were taking great care in every facet of the new development, and that would no doubt extend to the apartments.

"Something&nbsp;was happening there every day," Milton recalled.

"When you're dealing with buying off the plan, you have very little to physically take in, so anything you can see for yourself, is very important in the decision-making process. It gave me a high level of confidence."

Milton visited the display and was particularly impressed with the size of the apartments on offer, as well as the price, compared to some other developments, and the density of the building.

"The price per sqm rate is as good as you can get on the southern Gold Coast," Milton said.

"It can get to $30k plus in Kirra, Palm Beach or Burleigh. Pipis is closer to $14,000 per square metre. I couldn't look past that value proposition."

There will be just 19 apartments in Pipis, which was also a drawcard for Milton.

"With less than 20 apartments, you're not going to be&nbsp;constantly sharing a lift, or sharing the pool. I love the small details, like the lift opening right into your apartment."

Another bonus was that one of Milton's friends was doing the landscaping for Pipis, and spoke highly of both the developer and builder. They were also putting in extensive greenery in the building, more than competing projects on the beachfront.

On buying off the plan for the first time, Milton said paperwork, for any property transaction but particularly off the plan, can be daunting.

"Brad from Siera connected us with the solicitors handling the project, and everything went smoothly. We didn’t have to search for a new solicitor or worry about the paperwork. It was all taken care of as part of the buying process, which gave us confidence that we had chosen the right team."

Milton did his due diligence on Siera, who is part of the team, and what they'd delivered before, before purchasing a three-bedroom, half-floor apartment at Pipis.

Pipis, currently under construction through regarded builder LPS Group, is slated for completion in early 2025.

Sunkin has appointed&nbsp;Delta Group as the head contractor for Highett Common’s next phase, tasked with creating the very first open greenspaces and parklands.
